Moving to Wilmington NC from Northern Virginia or DC

Trading a $604,800 median Washington-metro home value for $397,300 in the Wilmington metro, and Virginia's 5.75% rate for North Carolina's flat 3.99%.
Aerial view of the Military Cutoff Road corridor in midtown Wilmington, North Carolina, showing the Mayfaire shopping district and its parking fields at center, surrounding apartment and single-family subdivisions under heavy pine canopy, and the golf course fairways and ponds of the Landfall community along the eastern edge
The short answer

Most people making this move trade a $604,800 median home value in the Washington metro for a $397,300 one in the Wilmington metro, per the Census Bureau’s 2024 one-year American Community Survey, and a 5.75% Virginia rate that starts at just $17,000 of taxable income for North Carolina’s flat 3.99% (Virginia Department of Taxation and NC Department of Revenue, 2026). What you give up is a deep job market, a world-class airport and the schools you moved to Fairfax or Arlington for. What you take on is flood zones, wind deductibles and a hurricane season that runs June through November.

Why Virginia sends more people to North Carolina than almost any other state

This is not a niche move. In the Census Bureau’s 2024 one-year migration estimates, 28,409 people moved from Virginia to North Carolina in a single year, and only Florida and South Carolina sent more. We see the Northern Virginia and DC version of that number every week, and the reasons people give are consistent.

Movers into North Carolina, by state of origin

  • Florida: 33,591 Census ACS 2024, Migration Flows Table 1
  • South Carolina: 29,982 Census ACS 2024
  • Virginia: 28,409 (margin of error plus or minus 5,573) Census ACS 2024
  • New York: 17,978 Census ACS 2024
  • District of Columbia: 2,078 (margin of error plus or minus 1,773) Census ACS 2024

Be careful with that number in one direction: 22,757 people moved the other way in the same estimates. This is a two-way road, not an exodus, and the net difference is small relative to the margins of error. What the gross number tells you is simpler: a lot of people have already made this exact move, so your questions are ones we answer constantly.

The reasons we hear most often: remote or hybrid work made the commute math optional; a government or contractor career reached a pension, a buyout or a retirement, so geography became a choice; and the one nobody leads with, that people are tired of spending a third of their take-home pay on a house that is a forty-minute crawl from anything. Almost nobody says they are moving for the beach. The beach is why they first visited, rarely why they stay.

What your housing money actually buys here

Area Median home value Median gross rent Median household income Median real estate taxes paid
Washington-Arlington-Alexandria metro $604,800 $2,037 $126,244 $5,430
Arlington County, VA $945,700 $2,347 $133,582 $8,866
Loudoun County, VA $790,400 $2,383 $177,567 $6,243
Fairfax County, VA $760,400 $2,341 $154,545 $7,669
District of Columbia $733,400 $1,931 $109,707 $4,594

New Hanover County, NC $431,300 $1,607 $76,184 $2,168
Brunswick County, NC $386,900 $1,329 $80,763 $2,035
Pender County, NC $342,400 $1,449 $81,141 $2,157

U.S. Census Bureau, American Community Survey 2024 one-year estimates, tables B25077, B25064, B19013 and B25103.

Read the income column before you celebrate the price column. If you bring a DC-area salary, the gap is your gain. If you are job hunting here, it is your problem, and we would rather you know that in month one than month ten. Note too that Arlington’s median real estate tax bill of $8,866 is more than four times New Hanover County’s $2,168. That line changes retirement math for a lot of the people we work with.

What is actually selling right now

Census medians describe every owner-occupied home, including the ones nobody is selling. Here is what is trading now, from our own county pages.

Three months ending August 2026

  • New Hanover County: median sale price $448,000, down 3.5% year over year, 58 days on market against 37 a year ago, active listings up about 10% TRP New Hanover market update, August 2026
  • Brunswick County: median sale price $409,000, up 2.2%, 98 days on market against 67, roughly 2,250 active listings TRP Brunswick market update, August 2026
  • Pender County: median sale price $477,000, up 0.5%, 76 days on market against 62, active listings down about 5% to 423 TRP Pender market update, August 2026

Pender’s median being the highest of the three surprises people. It is not that Burgaw is expensive. What sells in Pender is concentrated in newer Hampstead and Topsail-corridor houses, while New Hanover’s median is pulled down by a broader mix of older housing and condos. Medians describe what sold, not what a comparable house costs.

The payment, not the price

Price is what people compare. Payment is what decides.

Principal and interest, 20% down, 30-year fixed at 7.40%

  • Wilmington metro median listing price $471,489, a $377,191 loan: about $2,612 a month Realtor.com via FRED, September 2026; Freddie Mac PMMS, October 8, 2026
  • Washington metro median listing price $572,150, a $457,720 loan: about $3,169 a month Realtor.com via FRED, September 2026; Freddie Mac PMMS, October 8, 2026

That is roughly $557 a month before taxes or insurance. The property tax gap widens it; coastal insurance, below, narrows it again. Our monthly mortgage update keeps the rate math current, and what your escrow payment looks like on a coastal NC home walks through the full monthly number.

One more difference: the Wilmington metro median listing sat 71 days in September 2026 against 43 in the Washington metro, and list price per square foot was $250 here against $301 there (Realtor.com via FRED, September 2026). You are moving from a faster market to a slower one. Good news buying, something to plan for selling.

Taxes: what you stop paying and what you start paying

Income tax

North Carolina has a flat individual income tax: 4.25% for 2025, and 3.99% for tax years after 2025 (NC Department of Revenue, Tax Rate Schedules).

Virginia is graduated, but the graduation ends early: 2% up to $3,000, 3% from $3,001 to $5,000, 5% from $5,001 to $17,000, and 5.75% on everything above $17,000 (Virginia Department of Taxation, 2025 Form 760 instructions). The practical effect is that essentially every working household in Northern Virginia pays 5.75% on the margin. Virginia’s top rate is not a wealthy-household rate. It is the normal rate.

The District is graduated across its whole range: 4% up to $10,000, 6% to $40,000, 6.5% to $60,000, 8.5% to $250,000, 9.25% to $500,000, 9.75% to $1,000,000, and 10.75% above $1,000,000 (DC Office of Tax and Revenue, for tax years beginning after December 31, 2021). Most DC households land in the 8.5% band, a bracket in the middle of the schedule, not the top of it. So the saving is real in all three cases and larger coming from DC, but what matters is the rate on your marginal dollar, which in Virginia is 5.75% for almost everyone.

Property tax

Rates per $100 of assessed value

  • Fairfax County, VA: $1.12, FY2027, reduced from $1.1225 and adopted May 5, 2026 Fairfax County FY27 budget, May 2026
  • District of Columbia, Class 1 residential: $0.85 DC Office of Tax and Revenue, Real Property Tax Rates
  • Pender County, NC: $0.7375 NCDOR county tax rates, 2025-26
  • Brunswick County, NC: $0.3420 NCDOR county tax rates, 2025-26
  • New Hanover County, NC: $0.3060 NCDOR county tax rates, 2025-26

Two cautions. North Carolina municipal rates are additional, so a house inside Wilmington, Carolina Beach or Surf City carries a town rate on top. And Pender’s 73.75 cents looks alarming next to New Hanover’s 30.6 cents, but the counties sit at opposite ends of their revaluation cycles: New Hanover revalued in 2025, Pender’s next is scheduled for 2026 (NCDOR, same table). A high rate on stale values and a low rate on fresh values can produce similar bills, which is why we price the actual parcel rather than comparing rates.

The car tax, which nobody warns you about in advance

Fairfax County taxes personal vehicles at $4.57 per $100 of assessed value for tax year 2026, with Virginia’s Personal Property Tax Relief covering 49% of the tax on the first $20,000 of value. Fairfax’s own worked example: a $30,000 personal-use vehicle owes $1,371.00, receives $447.86 in relief, and nets $923.14 a year (Fairfax County Tax Administration, Vehicle Tax Subsidy, 2026).

North Carolina also taxes vehicles, through Tag and Tax Together, paid with your registration renewal (NCDMV), but at the county property rate. At New Hanover’s 30.6 cents per $100, that same $30,000 vehicle is about $92 a year before any municipal rate. Two cars is a difference of well over $1,500 a year for a Fairfax household. That is not a rounding error.

Sales tax, where you may lose a little

Northern Virginia is 6% (Alexandria, Arlington, Fairfax City and County, Falls Church, Loudoun, Manassas, Manassas Park and Prince William), the rest of Virginia 5.3%, groceries 1% statewide (Virginia Department of Taxation). North Carolina’s state rate is 4.75%, combined 7% in New Hanover and 6.75% in Brunswick and Pender (NCDOR, Current Sales and Use Tax Rates).

So you pay a point more at the register in New Hanover County than in Fairfax. It is small against the property and vehicle tax savings, but not every number moves in your favor.

Insurance and flood zones, the costs that are new to you

This section catches Northern Virginia and DC buyers hardest, because nothing in your current housing experience prepares you for it. You have dealt with assessments, HOA politics and brutal bidding. You have probably never had a wind deductible expressed as a percentage of your dwelling coverage, or a lender require a flood policy. Three things change at once near the coast.

First, flood zone. A FEMA designation on your parcel can make flood insurance a mortgage condition rather than a choice, and it can vary between houses on the same street. Our complete guide to Wilmington flood zones and flood insurance covers how to read the map for a specific address, and we check it before you write an offer, not after.

Second, wind and hail. Coastal policies here commonly carry a separate hurricane or wind-and-hail deductible set as a percentage of the dwelling limit rather than a flat dollar amount, so your exposure in a named storm is a larger number than the deductible you are used to. Our guide to coastal NC homeowners insurance and hurricane deductibles explains the declarations page, and the NC Beach Plan covers the market of last resort.

Third, the quote has to come before the offer. Insurance is the item most likely to change whether a house works for you, and the item buyers most often leave until the inspection period. We ask for a quote during due diligence on every coastal contract. If the number comes back wrong, you still have the right to walk.

None of this should scare a serious buyer away. People insure houses here every day and have for a century. But you should know what you are signing up for before you fall in love with a porch, and price it into the monthly payment rather than as an afterthought.

Where people from Northern Virginia and DC actually land

If you are coming from Arlington, Alexandria or inside DC

You are used to walking to dinner and will be unhappy on a half-acre lot twenty minutes from a grocery store, whatever the price. What works is historic downtown Wilmington, where the Riverwalk, restaurants and the Cape Fear are genuinely walkable, and the Mayfaire and Autumn Hall corridor in midtown, the closest thing the region has to a built-up, walkable, newer-construction pocket. We compare those two in Mayfaire vs Autumn Hall.

The honest caveat: downtown Wilmington is a small historic district, not a city. If what you love about Arlington is never needing the car, you will still need one here. Just less than in Leland.

If you are coming from Fairfax, Loudoun or Prince William with school-age kids

You want space, newer construction and a school assignment you can live with. That points to Hampstead and the Topsail corridor in Pender County, and to Porters Neck and Ogden in northern New Hanover. See Hampstead for families and the best neighborhoods in Hampstead.

The honest caveat: US 17 traffic is the local complaint, and the Hampstead bypass timeline matters daily if you drive into Wilmington. Read it before committing to the north end.

If you are retiring or semi-retiring

Brunswick County is where the dollar goes furthest and where the amenity communities are. Brunswick Forest, Compass Pointe and Magnolia Greens in Leland are the ones we show most often, compared side by side here. Further south, St. James Plantation and Southport draw people who want water access and a small town.

The honest caveat: Brunswick is the slowest market at 98 days, and that cuts both ways. More choice and negotiating room now, a longer sale when you eventually list.

If you want new construction

A lot of DC-area buyers do, being done with 1970s systems and wanting a warranty. We represent buyers with Logan Homes, Mungo Homes, HHHunt Homes, Stevens Fine Homes, Bill Clark Homes and Trusst Builder Group through our new construction section. Read new construction vs resale first, and do not tour a model home alone. That agent works for the builder, and most builders will not let you add your own representation afterward.

Our full set of community guides is at neighborhood guides, and active listings are on our property search.

The weather, honestly

Buyers arrive with two weather assumptions, and one is wrong.

Climate normal, 1991-2020 Wilmington (ILM) Washington National (DCA)
Annual average temperature 64.4°F 59.3°F
January average high / low 57.2°F / 36.3°F 44.8°F / 30.1°F
July average high / low 90.0°F / 73.0°F 89.6°F / 72.4°F
Annual precipitation 60.15 in 41.82 in
Annual snowfall 0.9 in 13.7 in

NOAA National Centers for Environmental Information, 1991-2020 US Climate Normals, stations USW00013748 (Wilmington International) and USW00013743 (Washington Reagan National).

The wrong assumption is that Wilmington summers are much hotter. July average highs are 90.0 degrees here against 89.6 in Washington, a difference of four tenths of a degree. What differs is the humidity and the length of the season, not the peak. Summer starts earlier and runs later, and the air is heavier, but July is not telling a dramatically different story.

The right assumption is winter. January average highs are 57.2 degrees here against 44.8, and annual snowfall is 0.9 inches against 13.7. That twelve-degree warmer January is what people actually move for. Winters are short, grey and mild, and you will use a light jacket where you used a parka.

What the table hides is rain. Wilmington gets 18.33 more inches a year than Washington, much of it in summer downpours and tropical systems. July alone averages 6.86 inches here against 4.33 at DCA.

Hurricane season runs June 1 through November 30, with a climatological peak on September 10 (NOAA National Hurricane Center). Most seasons are uneventful. Some are not. If you are coming from a place where the severe-weather plan was a snow shovel, build a real one, and factor the insurance reality above into your budget rather than your optimism.

Getting back to DC

You will go back, for holidays, for grandchildren, for the job you did not quite leave.

The drive is roughly 371 miles and about 7 hours to downtown DC, about 369 miles and 6.9 hours to Arlington, and about 363 miles and 6.9 hours to Fairfax (OSRM routing engine, October 2026, approximate and free-flow). Treat those as a floor. The real I-95 number on a Sunday in summer is worse. Most people we work with drive it two or three times a year and fly the rest.

Flying is the better news. Wilmington International Airport has a nonstop to Washington National on American Airlines, and Avelo flies a seasonal nonstop to Baltimore/Washington. ILM is served by seven airlines with 25 nonstop destinations, including Charlotte, Philadelphia, LaGuardia, Newark, Atlanta and Dallas/Fort Worth (Wilmington International Airport airlines page, October 2026).

A nonstop to DCA from an airport fifteen minutes from most of Wilmington is a genuine quality-of-life item, and one reason the DC-area transplant pattern here is as strong as it is. The honest version: ILM is small, daily frequencies are limited, fares run higher than out of a hub, and seasonal routes disappear in winter. Check the schedule against how you actually travel before treating it as solved.

Work, schools and healthcare

Jobs

The honest headline is the income gap above: $78,890 here against $126,244 in the Washington metro (ACS 2024 one-year estimates). If your plan depends on replacing a DC-area salary locally, test that plan before you sell.

That said, this is not a resort town with no economy. Wilmington Business Development lists the region’s largest employers as GE Aerospace, in Castle Hayne since the mid-1960s, GE Vernova and Hitachi Nuclear, Corning, whose Wilmington plant was the world’s first optical fiber facility and employs more than 1,000 people, Thermo Fisher Scientific’s PPD, Live Oak Bank, nCino, Alcami, Fortron, MegaCorp Logistics and Acme Smoked Fish. Amazon is building a roughly 650,000 square foot robotics fulfillment center expected to create more than 1,000 jobs, anticipated to launch in 2026 (Wilmington Business Development, Business Titans, October 2026). UNCW anchors education.

The cluster that surprises DC-area people is fintech: Live Oak Bank and nCino are both headquartered here. Between them and pharma services there is a real professional job market, just a narrow one. If you are in federal contracting, cleared work or policy, there is no local equivalent, and you should plan to stay remote or change fields. Remote work is the single most common reason this move happens now. If you will keep a DC-area role and come up occasionally, read our piece on part-week commuting from Wilmington.

Schools

This is where the comparison is least flattering.

District size, 2023-24

  • Fairfax County Public Schools: 180,714 students, 223 schools NCES CCD, 2023-24
  • Loudoun County Public Schools: 81,636 students, 100 schools NCES CCD, 2023-24
  • Arlington County Public Schools: 27,508 students, 42 schools NCES CCD, 2023-24
  • New Hanover County Schools: 25,028 students, 42 schools NCES CCD, 2023-24
  • Brunswick County Schools: 13,262 students, 20 schools NCES CCD, 2023-24
  • Pender County Schools: 11,075 students, 19 schools NCES CCD, 2023-24

From Arlington, you are moving between districts of almost identical size. From Fairfax, to a district about one seventh the size, with the narrower course catalog, fewer magnet options and smaller athletics and arts programs that scale implies. Some families feel that as a loss. Others find their child stops being a number. We will not quote you school ratings, because assignment zones change and the only number that matters is attached to the specific address. Check the current assignment with the district before you write an offer.

Healthcare

Novant Health New Hanover Regional Medical Center is a Level II Trauma Center verified by the American College of Surgeons (Novant Health, read October 13, 2026). For most care the region is well served. For highly specialized tertiary care, people travel to Raleigh, Chapel Hill or Charlotte, a real consideration if you are moving with a complex condition and are used to Johns Hopkins, MedStar or Inova being close by.

Your first 60 days as a North Carolina resident

The administrative side is straightforward, but the deadlines are shorter than people expect.

What NCDMV requires of new residents

  • Get a North Carolina driver license within 60 days of establishing permanent residence, if you plan to drive NCDMV, New Residents, October 2026
  • Title and register your vehicles when you accept gainful employment or when the reciprocity period expires, usually 30 days, whichever comes first NCDMV, New Residents, October 2026
  • Get the license or ID first; you cannot title and register before that NCDMV, New Residents, October 2026
  • Carry proof of liability insurance from a North Carolina-licensed provider; out-of-state policies are not accepted NCDMV, New Residents, October 2026
  • Vehicle property tax is paid with your registration renewal under Tag and Tax Together NCDMV, Vehicle Property Taxes, October 2026

The one that catches people: your Virginia or DC auto policy will not satisfy NCDMV, so line up a North Carolina policy before your appointment. Register to vote with your county board of elections once your address is established. If you are buying, read buyer closing costs in Wilmington and what to do during due diligence, because North Carolina’s structure differs from Virginia and DC, and the money you put up is at risk in a way it may not have been. And yes, the tap water question has a real answer.

Where this gets complicated

The move is not a uniform win. You are leaving one of the strongest professional job markets in the country for a narrow one, and the income gap is wide enough that a local job search can undo the housing savings. You are taking on flood and wind exposure, and coastal insurance is the fastest-moving cost here, so this year’s quote is not a promise about next year. If your children are in a large, well-resourced Northern Virginia district, you are moving to a much smaller system, and for some families that is a genuine downgrade. Our market is slower: 58 days in New Hanover and 98 in Brunswick (our county market updates, August 2026) against 43 across the Washington metro (Realtor.com via FRED, September 2026), which helps buying and hurts selling. And Wilmington is a small city. The restaurants, the airport, the concerts and the hospital network are all a step down in scale. People who move here for the pace are happy. People who expect a cheaper version of what they left are not.

Related questions people also ask

Is it cheaper to live in Wilmington NC than Northern Virginia?

On housing, clearly yes. The median home value in the Wilmington metro was $397,300 against $604,800 in the Washington-Arlington-Alexandria metro in the 2024 American Community Survey one-year estimates, and median real estate taxes paid were $2,107 against $5,430. The offsetting costs are coastal homeowners and flood insurance and a slightly higher sales tax, and the median household income here is $78,890 against $126,244, so the comparison depends heavily on whether your income moves with you.

How far is Wilmington NC from Washington DC?

About 371 miles and roughly 7 hours of driving according to the OSRM routing engine in October 2026, and that figure is a free-flow estimate rather than a promise about I-95 traffic. Flying is usually faster and American Airlines operates a nonstop between Wilmington International Airport and Washington National. Avelo also flies a seasonal nonstop to Baltimore/Washington.

Does North Carolina have lower income taxes than Virginia?

Yes. North Carolina charges a flat individual income tax of 3.99% for tax years after 2025, down from 4.25% in 2025, according to the NC Department of Revenue. Virginia’s graduated schedule reaches its top rate of 5.75% at just $17,000 of taxable income, which means nearly every working household in Northern Virginia pays 5.75% on its marginal dollar. The District of Columbia is graduated from 4% up to 10.75%, with most households falling in its 8.5% band.

Does it snow in Wilmington North Carolina?

Barely. The NOAA 1991 to 2020 climate normals put average annual snowfall at Wilmington International Airport at 0.9 inches, against 13.7 inches at Washington Reagan National. January average highs are 57.2 degrees here and 44.8 degrees in Washington. Measurable snow does happen in Wilmington, but it is an event rather than a season, and the region has little equipment to clear it.

Do I need flood insurance in Wilmington NC?

It depends entirely on the specific parcel, because FEMA flood zone designations can differ between neighboring properties on the same street. If a property sits in a designated special flood hazard area, a federally backed lender will generally require flood insurance as a condition of the mortgage. Many buyers outside those zones carry it anyway, and we check the flood map and request an insurance quote during due diligence on every coastal address before the contract becomes binding.

Your next step

Before you list in Fairfax, Arlington or the District, get a real number for what the equivalent life costs here: a target area, a realistic price band, and a full monthly payment that includes the county tax rate and an actual insurance quote rather than a guess. That is one conversation, and it is worth having six months before you move rather than six weeks. Tell us what you are leaving and what you are trying to protect, and our team will put the real numbers in front of you.
