Neighborhood Overview: St. James Plantation homes for sale

St. James Plantation is a gated master-planned community in southern Brunswick County, about five miles west of Southport along N.C. 211. It is also something most gated communities are not. The General Assembly incorporated it as a town in 1999, under Session Law 1999-241, so it has a mayor, a town hall on Southport-Supply Road, and municipal taxing power on top of a property owners association and a private club.

The scale is the first thing to understand. The American Community Survey for 2020 through 2024 counts 7,072 residents in 3,533 occupied homes across 9.114 square miles of land, and the decennial counts show how fast that happened: 804 people in 2000, 3,165 in 2010, 6,529 in 2020. The median home here was built in 2011. This is a large community still filling in.

Two numbers tell you who lives here. The median age is 68, and of the 3,533 occupied homes, 3,407 are owner occupied and 126 rented. That cuts both ways. If you want neighbors who are home on a Tuesday and a community run by volunteer committees, this is it. If you have school-age children, or wanted a rental market, look at that second number first.

Home Price Ranges

On October 9, 2026 the Coldwell Banker St. James page reported 153 current homes. We read all five pages and de-duplicated by MLS number to 153 records, 117 active and 36 pending. Every one carried a Southport, NC 28461 mailing address, which is the address St. James uses.

Across the 117 active listings the range ran $135,000 to $2,698,000, median $649,000. The mix matters more than that median. Seventy-four detached houses ran $379,000 to $2,698,000, median $799,000. Twenty-one condos ran $234,000 to $595,000, median $315,000. Eight townhomes ran $429,000 to $1,014,000 and 14 homesites $135,000 to $515,000. Under $400,000 here almost always means a condo.

The American Community Survey for 2020 through 2024 puts the median value of owner-occupied homes in the town at $636,800, plus or minus $31,813, well above the county. Our Brunswick County market update puts the county median sale price at $409,000 for the three months ending August 2026, with days on market at 98 against 67 a year earlier. St. James is the expensive, slower end of a county that is itself slowing.

Lifestyle & Community

  • The Founders Club: 18 holes by P.B. Dye, the first course and clubhouse built here.
  • The Players Club: 18 holes by Tim Cate. The Reserve Club is a Nicklaus design, par 72. The developer counts 81 holes of golf and 30 miles of trails.
  • St. James Marina, on the Intracoastal Waterway at mile marker 315: 155 wet slips and 320 dry stacks on 15 acres, slips 30 to 50 feet, with gas, diesel, pump out and ice.
  • The Beach Club on Oak Island, with Woodlands Park, Waterway Park, the dog parks and the Library, all run by the property owners association rather than the club.
  • The Seaside Wellness Center, the fifth of the clubs alongside the four golf clubs.

The honest version is that St. James is a resort-scale amenity package attached to a quiet residential town, and the amenities are why people move here. Everyday shopping is outside the gates, a Walmart in Southport about 12 minutes away. Southport next door has the working waterfront, and Oak Island across the waterway has the beach. Schools & Education

St. James is served by Brunswick County Schools. We ran ten real St. James street addresses through the district’s own Edulog address lookup on October 9, 2026, spread from the Gauntlet at the west end to Players Club Drive at the east. All ten returned the same three schools:

  • Southport Elementary, 701 West 9th Street, Southport, grades K through 5. Its 2024-25 North Carolina School Report Card is a C, score 63, growth Met at 73.
  • South Brunswick Middle, 100 Cougar Drive, Southport, grades 6 through 8. A C, score 61, growth Met at 80.4.
  • South Brunswick High, 280 Cougar Drive, Southport, grades 9 through 12. A C, score 63, growth Not Met at 59.4.

We are not going to dress that up. All three assigned schools carry a C on the state’s own report card, and the high school did not meet its growth target in 2024-25. With a median resident age of 68, most buyers here are not enrolling anyone, but the next buyer might be. Confirm any assignment with the district in writing before you make an offer.

Getting Around

St. James sits on N.C. 211 between Southport and Supply, and the drives run longer than buyers expect. By road routing calculated October 9, 2026 from the N.C. 211 entrance, free-flow and approximate: downtown Southport 8.5 miles and 18 minutes, the Oak Island public beach access 8.2 and 18, Novant Health Brunswick Medical Center at Bolivia 10.3 and 19, U.S. 17 at Supply 13.7 and 25, downtown Wilmington 29.2 miles and 46 minutes, Wilmington International Airport 34.9 and 60, and Myrtle Beach 59.6 and 88.

Read the airport number twice. An hour each way to ILM is the most common surprise for buyers flying family in and out. The Cape Fear Regional Jetport sits just east of the community, but it is general aviation.

There is also roadwork at the front door. NCDOT’s project page for the N.C. 211 widening describes 7.2 miles from Midway Road to N.C. 87 going from two lanes to four, construction begun January 2022. The page’s most recent update is dated October 31, 2023 and gives no completion date, so we will not quote one. Drive N.C. 211 at rush hour before you commit.

What Buyers Should Know

Nearly half the listings sit in a mapped high-risk flood zone. We geocoded 57 active St. James listing addresses and queried each against the FEMA National Flood Hazard Layer on October 9, 2026. Twenty-six landed in Zone AE, where a federally backed mortgage requires flood insurance, with base flood elevations of 11 to 13 feet. Eight landed in the shaded X zone and 23 in an area of minimal hazard. Which half you buy in changes your carrying cost. Pull the flood determination and the elevation certificate before due diligence ends.

On insurance, the waterway works in your favor. State law at G.S. 58-45-5 defines the Beach Area as the part of North Carolina south and east of the inland waterway. St. James is on the mainland side, in the Coastal Area, while Oak Island across the water is in the Beach Area. That is why wind quotes here generally come in below the island’s. It is not a free pass. G.S. 58-45-45 requires the state pool to offer a named-storm wind and hail deductible of at least 1 percent of insured value. Get quotes in writing on the specific address.

There are two bills, and the club is a third. The property owners association covers common areas, private streets, security, the gates, the Beach Club, the parks and the Library. The Clubs at St. James, golf and the wellness center, are a separate membership that ownership does not include. The POA does not publish a current assessment publicly, and we will not repeat an undated figure from a listing site. Ask the seller in writing for the assessment, the club dues, any deposit, and whether membership transfers.

Taxes are genuinely low, and that is the counterweight. Brunswick County’s 2026 rate table sets the county at .342 per $100 of value and the Town of St. James at .05, a combined .392. On the survey’s $636,800 median value that is roughly $2,496 a year. Fire protection is billed as a separate county fee. Water, sewer and trash come from Brunswick County, not the POA.

County sewer capacity is a live constraint. Port City Daily reported on February 24, 2026 that the state had declined to approve Brunswick County sewer line extension permits since November 2025, after a 2023 law required counting flow allocated to unbuilt homes as though it were already in the system. The county manager called it a roadblock rather than a moratorium, and the stalled projects named were in the north of the county. If you are buying a homesite, confirm your sewer allocation in writing.

Rentals are close to nonexistent. The survey counts 126 renter-occupied homes against 3,407 owner-occupied. The developer runs a rental program, but if your plan depends on rental income, get the covenants and any town rules in hand and underwrite the purchase without it.
