Triangle New Construction

Why a new build makes sense in the Triangle right now, and the six builders we work with most closely across Wake, Durham, Orange, Chatham and Johnston counties — with their current communities in Raleigh, Cary, Apex, Holly Springs, Wake Forest, Durham, Chapel Hill, Clayton and Chatham Park, pricing and this month’s incentives.

Why buy new here

Built for the Triangle, priced to compete.

The Triangle adds roughly 60 new residents a day, and new construction is where most of the inventory is. A new home here is financed, taxed and warranted differently from the resale next door.

.

Incentives resale cannot match

This month builders are funding 2/1 buydowns to 3.99%, a 5.49% 30-year fixed, a 4.875% 7/6 ARM and five-figure closing credits rather than cutting price. Every one is tied to the builder’s lender; we price each against a competing quote.

.

Inventory where resale is thin

Resale supply in Cary, Apex and Holly Springs stays tight; builders hold hundreds of quick move-in homes across Wake and Johnston at any given time, many closing in 30–45 days.

.

A warranty instead of a repair list

Typically one year on workmanship, two on systems, ten on structure — and fifteen with M/I. No roof, HVAC or water-heater surprises in year one.

.

Your finishes, not someone else’s

Choose plan, lot, cabinets, flooring and countertops in a design studio — or, with Lennar, buy a fixed Everything’s Included spec and skip the process entirely.

.

Lower operating costs

Current energy code, sealed envelopes, efficient HVAC and fiber internet in most communities mean lower monthly bills than a 1990s build of the same size.

.

Amenities from day one

Pools, clubhouses, pickleball, dog parks and greenway connections are part of the plan, not a future HOA vote — and the master plans along NC-540 and in Chatham Park are being built around them.

Before you tour

Register your agent on your first visit.

Most builders will only pay buyer-side commission if your agent is registered with them the first time you walk into the model home. Walk in alone and you may have permanently given up your right to representation on that purchase.

The on-site agent is friendly, helpful, and paid by the builder. It costs nothing to fix and one call protects it: (910) 372-6720. Why it matters →

Each page carries the builder’s current Triangle communities, pricing and published incentives with their fine print, and connects you with our team.

How we help

The builder has an agent. You should too.

The person in the model home works for the builder. We work for you: registering you before your first visit, reading the builder’s contract against the standard NC contract, pricing the builder-lender incentive against a competing quote, checking school assignment and county tax rate on the specific lot, and scheduling the pre-drywall, final and eleven-month inspections every new build needs.

It costs you nothing — the builder pays buyer-side commission in nearly every community above — but only if we are registered first. Read the Triangle Buyer Guide → or browse every Triangle listing →

Builder community counts, pricing and incentive details are taken from each builder’s published materials as of October 29, 2026 and change without notice; confirm current terms with us before relying on them. Tidal Realty Partners is an independent brokerage and is not affiliated with or endorsed by any builder named here. Buyer representation is compensated by the builder in most communities when your agent is registered on your first visit.
