Explore new construction.
Why a new build makes sense on this coast, and the three builders we work with most closely across New Hanover, Brunswick and Pender counties — with their current communities, pricing and incentives.
Why buy new here
Built for this coast, priced to compete.
A new home on the Cape Fear coast is not just newer. It is engineered, insured and financed differently from the house next door.
Built to today’s wind and flood code
Engineered to current standards, often elevated, with modern flashing, strapping and impact glazing. New builds in flood zones frequently insure for less than older homes nearby.
Incentives resale cannot match
Builders fund rate buydowns into the 4s, five-figure closing credits and upgrade packages rather than cut price. Right now every featured builder is offering one.
A warranty instead of a repair list
Typically one year on workmanship, two on systems, ten on structure. No roof, HVAC or water-heater surprises in year one.
Your finishes, not someone else’s
Choose plan, lot, cabinets, flooring and countertops. Many communities offer quick-move-in homes if you would rather skip the wait.
Lower operating costs
Current energy code, sealed envelopes, efficient HVAC and natural gas in several communities mean lower utility bills than a 1990s build of the same size.
Community amenities from day one
Pools, clubhouses, pickleball, trails and docks are part of the plan, not a future HOA vote.
Before you tour
Register your agent on your first visit.
Most builders will only pay buyer-side commission if your agent is registered with them the first time you walk into the model home. Walk in alone and you may have permanently given up your right to representation on that purchase.
The on-site agent is friendly, helpful, and paid by the builder. It costs nothing to fix and one call protects it: (910) 372-6720. Why it matters →

The builder has an agent. You should too.
The person in the model home works for the builder. We work for you: registering you before your first visit, reading the builder’s contract against the standard NC contract, negotiating incentives and lot premiums, and scheduling the pre-drywall, final and eleven-month inspections a coastal build needs.
It costs you nothing — the builder pays buyer-side commission in nearly every community above — but only if we are registered first. Read the full Buyer Guide →
