North Hills
Your complete guide to North Hills: Midtown Raleigh’s walkable district, where high-rise condos sit next to 1950s ranches and some of the best resale inside the Beltline.

Neighborhood Overview: North Hills homes for sale
North Hills is Raleigh’s second downtown. The 1960s shopping mall at Six Forks and Lassiter Mill was torn down and rebuilt in the early 2000s as a mixed-use district, and the neighborhoods around it, built mostly in the 1950s and 1960s, have appreciated faster than almost anywhere else in the city as a result. Today the district itself holds office towers, hotels, the Kane Realty restaurant row and high-rise condos, and the surrounding streets hold brick ranches, split-levels and a growing number of teardown rebuilds.
What sets North Hills apart is the combination that is rare in Raleigh: a walkable core, a short drive to downtown and the Beltline, and single-family lots with mature trees. The buyers we see here fall into two groups: downsizers and professionals who want a condo they can walk out of to dinner, and families who want the lot and the school assignment and are willing to renovate or rebuild to get it.
Home Price Ranges
Condos in the district start around $450K for older one-bedrooms and run past $1.5M in the newer towers. Original 1950s ranches in North Hills Estates, Coley Forest and Lassiter Mill trade from the $700Ks; renovated and expanded homes run $1M to $1.5M; teardown rebuilds on the larger lots sell for $2M and above. Lot size and proximity to the greenway and Crabtree Creek drive the premiums. Median price and days on market above reflect the trailing 12 months of Triangle MLS closed sales.
Lifestyle & Community
Life in North Hills centers on the district itself: the Midtown Park summer concerts and farmers market, the restaurant row on Main Street and the Lassiter at North Hills shops.
- North Hills Main District & Park District — dining, the Regal theater, Target, and the Midtown Park lawn
- Crabtree Creek Greenway — connects to the Capital Area Greenway and runs to Shelley Lake and Umstead
- Carolina Country Club — the private club just south on Glenwood
- Five Points and Glenwood Village — ten minutes south for the inside-the-Beltline restaurant scene
Schools & Education
North Hills is served by Wake County Public Schools; most addresses assign to Root or Brooks Elementary, Oberlin or Martin Middle, and Broughton or Sanderson High, among the most sought-after assignments in Raleigh. St. Timothy’s and Ravenscroft are the nearby private options. Assignment is by address and changes at the edges of the district, so we confirm it before you write an offer.
Getting Around
North Hills sits at Six Forks Road and the I-440 Beltline. Downtown Raleigh is 10 minutes, RDU airport about 20, Research Triangle Park about 25 and Crabtree Valley Mall five. It is one of the few Raleigh neighborhoods where a resident can realistically walk to dinner, a grocery store and a movie.
Nearby New Construction
New construction here means two things: condo towers in the district as Kane Realty builds out the Park District and the Innovation District, and custom rebuilds on the 1950s lots in the surrounding streets. For a new single-family home in a community setting, North Hills buyers cross-shop north Raleigh and Wake Forest. See our Triangle new-construction builder pages.
