Toll Brothers
America’s luxury homebuilder, with thirteen Raleigh–Durham communities from Regency 55+ neighborhoods in the high $300s to estate homes past $1.8 million in Cary and north Raleigh. A 5.49% 30-year fixed offer is on select quick move-in homes through December.
About the builder
Luxury production, Regency active adult.
Toll Brothers builds at the top of the Triangle’s production market: 3,900–6,400 sq ft estate homes in Cary, Apex, Holly Springs and north Raleigh, luxury townhomes at Everstead in Cary, and acreage communities in Pittsboro and Chapel Hill’s Chatham County side. Its Regency brand brings the same finish level to 55+ buyers at Olde Towne and Auburn Station in Raleigh and in Holly Springs, where homeowners also get social membership at The Club at 12 Oaks.
Where Toll fits: move-up and relocation buyers who want a true design-studio build with structural options, 55+ buyers who want resort amenities and lawn care in Wake County, and anyone who wants a quick move-in home at the $900k–$1.9M level without hiring a custom builder.

Current incentives
What Toll Brothers is offering this month.
Toll’s current offer is a published rate on select quick move-in homes through Toll Brothers Mortgage Company. The fine print matters more than the headline; we run it against one competing quote.
A special 5.49% (5.76% APR) 30-year fixed-rate mortgage on select quick move-in homes in North Carolina, with as little as 10% down.
Toll also negotiates design-studio credits, lot premiums and closing costs home by home, particularly on quick move-ins and “final opportunity” phases such as Longleaf Crest.

What homeowners say
Buyers on their Toll Brothers experience.
Toll Brothers does not participate in third-party review programs and does not publish Triangle-specific testimonials; it publishes homeowner letters by community in its “Customers Speak” series. Three from that series that reflect what we see locally: the sales team, the project manager, and the mortgage hand-off.
A first-time buyer who said the sales associate made the search genuinely enjoyable rather than stressful.
Praised the project manager and construction manager for going beyond what they expected on the most significant investment they had made.
Appreciated how helpful and coordinated the sales, mortgage and project-management teams were across the whole build.
Homeowner comments are summarized from testimonials Toll Brothers publishes in its “Customers Speak” series (issuu.com/tollbrothers); they are from Toll communities outside North Carolina because the builder publishes none for the Triangle. Ask us for local client references. Awards and company facts as reported by Toll Brothers.
