M/I Homes
A fifty-year, family-founded builder concentrated where Triangle demand is tightest: Apex and west Cary. Six communities from $309,990 townhomes in Raleigh to the Marquee Collection at Retreat at Friendship, with a 7/6 ARM at 4.875% and 2% closing costs through November 30.
About the builder
Apex and Cary addresses, a 15-year structural warranty.
M/I Homes was founded in Columbus in 1976 by Irving and Melvin Schottenstein and is now a top-15 national builder. In the Triangle it has deliberately stayed small and close-in: four Apex communities (Retreat at Friendship, its townhome sister, Friendship Station and Green Level Trail), Southall Station townhomes in Raleigh, and Olive Branch Crossing coming to Durham’s Brier Creek side this winter.
Where M/I fits: buyers who want Apex or Cary school assignments in new construction under $500,000 (all four Apex and Cary communities are townhomes or townhome-anchored), move-up buyers at Retreat at Friendship who want three distinct single-family collections in one master plan, and anyone who values M/I’s Whole Home building standards and 15-year transferable structural warranty — the longest among the national builders on this site.

Current incentives
What M/I is offering this month.
M/I’s fall incentive is a published adjustable-rate offer with unusually specific fine print. It requires M/I Financial; we run it against one competing fixed-rate quote so you can see the trade-off after year seven.
A 30-year conventional 7/6 ARM fixed at 4.875% for the first seven years, offered through M/I Financial, LLC on homes that close by November 30, 2026.
M/I Homes will pay up to 2% in allowable closing costs alongside the rate offer.
