Southport is a small city at the mouth of the Cape Fear River. The Census Bureau’s 2020 to 2024 American Community Survey puts the city population at 4,205, on 4.058 square miles of land per the Bureau’s 2024 gazetteer file. It is the smallest place we have written a guide for and one of the most searched, which says something about the pull of a working waterfront and a walkable downtown.

The ZIP code clears up most of the confusion. Every listing on Coldwell Banker’s Southport pages carried ZIP 28461, and the Census Bureau’s estimate for that ZIP is 23,762 people. The city is 4,205 of them. The rest live in St. James, along the NC 211 corridor and across the unincorporated parts of Smithville township. When people say they bought in Southport they usually mean the mailing address, and that difference shows up on the tax bill and in the rental rules.

Inside the city the pattern is a historic grid under live oaks, with newer subdivisions annexed around it. The ACS puts the median year built at 2003, which surprises people who picture only the old houses on Bay and Lord streets, and median age at 64.2 against 62.6 across the ZIP. Southport is a retirement market with a small year-round working population attached. That is not a criticism, it is what to know before you move a family here.

Home Price Ranges

Reading every page of Coldwell Banker’s Southport listings on September 24, 2026, we counted 337 active residential listings asking $112,000 to $3,595,000, median $499,000, at a median 55 days on market. By type, 270 single-family homes ran $220,000 to $3,595,000, median $565,000. Thirty-four condos ran $244,000 to $1,075,000 and 21 townhomes $259,900 to $634,000. Twelve manufactured homes ran $112,000 to $275,000, and they are the bottom of that range.

On the sale side, our Brunswick County market update put the county median sale price at $409,000 for the three months ending August 2026, up 2.2% year over year, with a 98-day median time on market against 67 days a year earlier. It says plainly that Southport, St. James, Oak Island and Holden Beach are the resale-heavy end of the county where that 98-day median is actually felt. The Census Bureau’s 2020 to 2024 estimate of median home value is $437,700 for the city and $428,600 for the ZIP.

Asking prices here sit well above the county median sale price, and homes take longer to trade than in Leland or Wilmington. Buyers willing to wait out a listing have leverage they did not have two years ago.

Southport’s life happens on the water and in about a dozen walkable blocks:

The calendar belongs to the NC 4th of July Festival, established in 1972 and drawing 40,000 to 50,000 people a year by the festival’s own count. A city of 4,205 hosting ten times its population for a weekend is a real thing to plan around. Otherwise the trade-off is the usual small-town one. You will know the people at the counter, and you will drive for a wider dinner selection.

Schools & Education

Southport is served by Brunswick County Schools. Five real Southport addresses run through the district’s address lookup tool on September 24, 2026 all returned the same three schools:

  • Southport Elementary School, 701 West 9th Street, grades K through 5, about a mile and a half from downtown
  • South Brunswick Middle School, 100 Cougar Drive, grades 6 through 8, seven miles out
  • South Brunswick High School, 280 Cougar Drive, grades 9 through 12, seven and a half miles out

On the state’s 2024-25 School Report Cards all three earned a C. Southport Elementary scored 63 and South Brunswick Middle 61, both meeting growth; South Brunswick High scored 63 and did not. Classical Charter Schools of Southport, a K-8 charter, earned a B at 77. We would rather you hear the C from us than find it after closing, and the seven-mile commute is the other thing families notice. Confirm the assignment for an address before you write an offer.

Getting Around

Southport is the end of the road, which is the most useful thing to understand about living here. NC 211 and NC 87 are the ways in and out, and nothing passes through on its way elsewhere. Routing estimates from Howe and Moore streets, all approximate: downtown Wilmington about 29 miles and 44 minutes, Wilmington International Airport about 34 miles and 57 minutes, the Oak Island beach accesses about 9 miles and 18 minutes across the bridge.

The Southport-Fort Fisher ferry terminal on Ferry Road puts cars across the river into New Hanover County, which is how many residents reach Carolina Beach. For nearby guides we also cover Oak Island across the waterway and, up the highway, Leland and Brunswick Forest.

Two things soften the distance. Dosher Memorial Hospital sits in town on Howe Street with an emergency department and, by its own account, more than 400 direct jobs, and Southport runs its own electric utility. If you will need Wilmington weekly, drive it at 5 p.m. on a Friday before you buy.

What Buyers Should Know

The flood zone changes within two blocks. We queried FEMA’s National Flood Hazard Layer across Southport on September 24, 2026. The Bay Street waterfront, Waterfront Park, the Yacht Basin and the shoreline toward Dutchman Creek all returned Zone VE at a base flood elevation of 13 feet, a coastal high hazard area where wave action is expected and flood insurance costs the most. The marsh edge west of Bay Street returned Zone AE at 10 feet. Points inland, including East 11th Street, North Lord Street, Oakton Drive, Indigo Plantation and the Gateway Village area, all returned Zone X, an area of minimal flood hazard. Two houses three blocks apart can land on opposite sides of that line.

The maps are being redrawn. The city’s floodplain page states that updated Preliminary Flood Insurance Rate Maps have been issued for Southport and points to the NC Floodplain Mapping Program at fris.nc.gov. We pull both, because a parcel that is Zone X today may not be when the new maps take effect. Insurance is the other half. Carriers writing this close to open water commonly apply a separate wind and hail or named-storm deductible, often a percentage of insured value rather than a flat amount. Get a bound quote during due diligence and read the deductible line before the premium.

Three tax bills live in one ZIP code. A property inside the city limits carries Brunswick County at 0.342, the City of Southport at 0.31 and Smithville Township at 0.04 per $100, or 0.692 combined, roughly $3,460 a year on a $500,000 assessment. That township line is the Dosher hospital tax, approved by township voters on May 2, 2000.

Short-term rentals are restricted, and this catches people. Article 3 of the city’s Unified Development Ordinance, posted on the city’s short-term rentals page, says no new short-term vacation rentals may be established or permitted in the residential zoning districts R-10, R-20 and MF after those standards were adopted. Rentals already operating there continue only as legal nonconforming uses, carry an annual zoning permit, and forfeit the right if the use stops for 180 consecutive days or the permit lapses. Each one also needs a responsible party within 20 miles who can answer a complaint in 45 minutes. If the plan is weekly rental income, verify the zoning and the permit history before you write the offer.

The city is spending on its own shoreline. Southport’s capital projects list carries a $5 million shoreline stabilization project, with the Phase 1 revetment permit approved and Phase 2 offshore breakwaters under review at DEQ, expecting construction in summer or fall 2026, plus yacht basin dredging held up pending a City Dock encroachment resolution with the Army Corps. The city also runs a Southport Resilience Planning Project on flooding, storm and sea level rise risk, which we read as a city being straight about where it sits. Separately, Brunswick County’s website carried a Stage 1 voluntary water conservation alert, extreme drought and a burn ban as of September 24, 2026.
