If you are coming from Tampa, Orlando, Jacksonville or Fort Myers, Wilmington is not cheaper on the house. Where the money actually changes is property tax and homeowners insurance, and you trade a long hot year for a real winter. Whether the move works financially depends mostly on what you were paying to insure your Florida house and how long you had been sitting on a Save Our Homes cap.

Why Florida owners are making the halfback move
A halfback is someone who left the Northeast or Midwest for Florida, lived there for decades, then moved halfway back north to the Carolinas. The reasons we hear have shifted. Ten years ago it was the heat, or wanting seasons again, or grandchildren in Virginia. Now the first thing most people say is the carrying cost of the house.
That is the part of the move you can actually measure. A Florida owner who bought long ago and held a homestead exemption has an assessed value far below market and a tax bill to match. Sell, and the next owner starts over at full value. You cannot take the benefit with you.
- After the first year of homestead exemption, the assessed value of a Florida home cannot rise more than 3% or the change in the Consumer Price Index, whichever is less Florida Department of Revenue, PT-112, revised August 2024, and s. 193.155, Florida Statutes
- A change of ownership removes the cap, and the home is reassessed at just value the following January 1 Florida Department of Revenue, PT-112, revised August 2024
- Portability moves the benefit only from a previous Florida homestead to a new homestead in Florida Florida Department of Revenue, PT-112, revised August 2024
The second reason is insurance. The third, for condominium owners, is structural: Florida requires a milestone inspection for condominium and cooperative buildings three habitable stories or taller by December 31 of the year the building turns 30, then every ten years, under s. 553.899, Florida Statutes (2025). Owners who meant to age in place in a beachfront condo got a special assessment instead.
None of that means Wilmington is cheaper. It means the math is different, and the differences sit in a few line items. We would rather walk you through those than sell you a feeling about the coast. For the broader picture, start with our moving to Wilmington page.
What your Florida sale actually buys here
Here is the part that surprises people. On list price, the Wilmington area is no discount to Florida. It costs more than most of the Florida metros our clients leave.
| Metro area | Median listing price, September 2026 |
|---|---|
| Naples and Marco Island, FL | $676,694 |
| Miami, Fort Lauderdale and West Palm Beach, FL | $490,000 |
| Wilmington, NC | $471,489 |
| North Port, Sarasota and Bradenton, FL | $457,450 |
| Port St. Lucie, FL | $429,000 |
| Orlando, Kissimmee and Sanford, FL | $410,000 |
| Tampa, St. Petersburg and Clearwater, FL | $385,398 |
| Cape Coral and Fort Myers, FL | $379,900 |
| Jacksonville, FL | $379,000 |
| Lakeland and Winter Haven, FL | $329,000 |

Coming from Tampa, Jacksonville, Orlando or Fort Myers, expect to pay more per house, not less. Coming from Naples or Sarasota, you will find Wilmington a relief. Either way, the house is not where the savings live. Inside our region the three counties behave differently, and the numbers below are what actually sold.
- New Hanover County: median sale price $464,000, down 1.3% year over year, 61 days on market, 1,251 active listings Our New Hanover County market update, September 2026 data
- Brunswick County: median sale price $394,000, up 3.7% year over year, 93 days on market, 2,334 active listings Our Brunswick County market update, September 2026 data
- Pender County: median sale price $499,000, up 16.1% year over year, 83 days on market, 430 active listings Our Pender County market update, September 2026 data
Read those days-on-market numbers carefully. Sixty-one days in New Hanover and ninety-three in Brunswick means time to inspect and room to negotiate. It also means that if you hold your Florida house while you shop, you may carry two properties longer than planned. The detail behind each county is in our New Hanover County market update, our Brunswick County market update and our Pender County market update.
One more number: the 30-year fixed mortgage averaged 7.24% and the 15-year 6.60% in the week ending October 29, 2026, per the Freddie Mac Primary Mortgage Market Survey. Paying cash from a Florida sale helps on price. If you are financing, build the rate in first.
Taxes: where North Carolina wins, and where it does not
Income tax: Florida wins, and it is not close
Article VII, Section 5 of the Florida Constitution bars the state from taxing the income of natural persons who are residents or citizens of the state. North Carolina has a flat individual income tax: 4.25% for taxable years beginning in 2025 and 3.99% for taxable years after 2025, per the NC Department of Revenue tax rate schedules, read November 2026.
For retirees the picture softens. North Carolina allows a deduction for the portion of Social Security and Railroad Retirement benefits taxed on your federal return, per the Department of Revenue, read November 2026, and certain government benefits are exempt under the Bailey settlement if you were vested as of August 12, 1989, per NCDOR Directive PD-04-1. Private pensions, 401(k) withdrawals and IRA distributions are taxable here. Run that number before you move.
Property tax: North Carolina usually wins by a wide margin
This is where the halfback math usually turns. North Carolina counties levy one rate covering schools and county services, and a municipality adds its own if you live inside town limits. There is no separate school district, water management or transit levy on your bill.
- New Hanover County: 30.6 cents, last reappraised 2025, next reappraisal 2029 NC Department of Revenue, county and municipal tax rates, fiscal year 2026-2027
- City of Wilmington: 33.15 cents on top of the county, for 63.75 cents combined NC Department of Revenue, fiscal year 2026-2027
- Unincorporated New Hanover County: county rural fire district adds 7.25 cents, for 37.85 cents combined NC Department of Revenue, special district rates, fiscal year 2026-2027
- Brunswick County: 34.2 cents, last reappraised 2023, next reappraisal 2027. Leland adds 25 cents, Southport 31 cents, Oak Island 20 cents, St. James 5 cents NC Department of Revenue, fiscal year 2026-2027
- Pender County: 73.75 cents, but on 2019 values, which is why its effective rate is 39.31 cents. The county reappraises in 2027 NC Department of Revenue, fiscal year 2026-2027
- Carolina Beach 47.72 cents combined, Kure Beach 50.1 cents, Wrightsville Beach 35.91 cents NC Department of Revenue, fiscal year 2026-2027
On a Florida bill the county, the school board, the water management district and any independent districts all levy separately. In 2025 total millage was 19.8428 mills in the City of Tampa and 18.2515 mills in unincorporated Hillsborough County, per the Hillsborough County Property Appraiser’s final 2025 taxing authority rates filed with the Florida Department of Revenue in October 2025. That is $1.98 and $1.83 per $100 of taxable value before exemptions.
Florida’s homestead exemption takes up to $50,000 off, with the first $25,000 applying to all taxes including school taxes and the additional amount up to $25,000 applying to assessed value above $50,000 and non-school taxes only, under s. 196.031, F.S., per Florida Department of Revenue brochure PT-113, revised August 2025. North Carolina has no equivalent for most owners. The Elderly or Disabled Homestead Exclusion carries a 2026 income limit of $38,800, with the Circuit Breaker at $58,200, per the NCDOR memo dated June 27, 2025.
Here is a $500,000 home worked out on the published rates, assuming a new purchase so no Save Our Homes benefit has accrued. These are our calculations, not quoted bills.
| Location | Approximate annual property tax on a $500,000 home |
|---|---|
| City of Tampa, FL (19.8428 mills, 2025, with homestead) | about $9,090 |
| Unincorporated Hillsborough County, FL (18.2515 mills, 2025, with homestead) | about $8,370 |
| City of Wilmington, NC (63.75 cents, FY2026-27) | about $3,190 |
| Leland, NC (59.2 cents, FY2026-27) | about $2,960 |
| Unincorporated New Hanover County, NC (37.85 cents, FY2026-27) | about $1,890 |
Our calculation from Hillsborough County Property Appraiser 2025 final millage filed with the Florida Department of Revenue, October 2025, and NC Department of Revenue rates for fiscal year 2026-2027. Florida figures apply the homestead exemption under s. 196.031, F.S.
Hillsborough sits on the higher end. County commission millage alone in 2025 ran from 3.0107 in Collier and 3.2273 in Sarasota up to 5.4608 in Hillsborough and 11.1919 in Duval, per the Florida Department of Revenue’s 2025 maximum millage compliance calculation dated January 26, 2026, with school and district levies on top. The gap narrows if you are leaving Naples and widens if you are leaving Jacksonville. See also whether you pay both city and county property tax.
Sales tax: close to a wash, and vehicles are worse here
North Carolina’s state rate is 4.75%, for a combined 7% in New Hanover County and 6.75% in Brunswick and Pender, per the NC Department of Revenue chart effective July 1, 2026. Florida’s state rate is 6%, with 2026 county surtaxes of 1.5% in Hillsborough and Duval, 1% in Pinellas, Sarasota, Miami-Dade and Broward, 0.5% in Orange, Lee and Palm Beach, and none in Collier, per Form DR-15DSS. You are trading roughly 7.5% in Tampa for 7% here.
Vehicles are a different story. North Carolina charges a 3% highway use tax when a vehicle is titled here, under N.C. Gen. Stat. 105-187.3, and then bills property tax on the vehicle every year with your registration renewal, collected by NCDMV on behalf of the counties. Florida does not do that. For a household with two late-model vehicles, this is a recurring annual cost you did not have before.
Insurance: the number that usually decides it
Coastal North Carolina is not cheap to insure, and rates have been rising fast. But the gap with Florida is real.
- Florida statewide: $2,779 NAIC, Dwelling Fire, Homeowners Owner-Occupied and Homeowners Tenant and Condominium Insurance: Data for 2023, Table 4
- North Carolina statewide: $1,852 NAIC, Data for 2023, Table 4
- Homes insured for $450,000 to $499,999: Florida $3,247, North Carolina $2,236 NAIC, Data for 2023, Table 4
- Homes insured for $500,000 to $599,999: Florida $2,948, North Carolina $2,408 NAIC, Data for 2023, Table 4
Those are statewide averages, and the Wilmington coast runs well above the North Carolina average. The North Carolina Rate Bureau asked for a 99.4% increase in the beach territory covering Brunswick, Carteret, New Hanover, Onslow and Pender counties. The Insurance Commissioner settled instead, and the approved beach-territory increases were 16% effective June 1, 2025 and 15.9% effective June 1, 2026, per the North Carolina Department of Insurance 2024 proposed homeowners insurance increase settlement table dated January 2025.
That same table splits our counties into territories that matter to your premium. The eastern coastal territory, covering most Wilmington ZIP codes and the islands, got 10.5% in 2025 and 10.1% in 2026. The western coastal territory, covering Leland, Burgaw and the inland ZIP codes, got 5% and 4.8%. Moving five miles inland is worth money, every year.
The deductible structure trips up Florida owners less than most newcomers, because you already live with it. Coastal policies here commonly carry a separate named-storm or wind and hail deductible stated as a percentage of dwelling coverage rather than a flat dollar amount. We explain what to ask a carrier in our guide to coastal NC homeowners insurance, and we answered the direct version of this question in is home insurance cheaper in Wilmington than in Florida.
Our advice is the same one we give everyone: get a real quote on the specific address during due diligence, not a ballpark on the neighborhood. Two houses on one street can quote very differently on roof age, roof shape, distance to the coast and prior claims.
Hurricanes and flooding: you are not leaving that behind
If part of the appeal is getting away from hurricanes, we have to be blunt. You are moving to a barrier-island coast on the Atlantic. The National Weather Service office in Newport and Morehead City has identified 167 tropical cyclones that impacted eastern North Carolina between 1851 and 2020. Florence in 2018 dropped record rainfall here and flooded inland neighborhoods that had never flooded.
What differs is the mix of risk. We see fewer direct landfalls than South Florida, but rainfall flooding is serious here and extends well inland along the Cape Fear and Northeast Cape Fear rivers. A house in Leland or Castle Hayne with no water view can still sit in a flood zone.
The due diligence is the work you did in Florida with different maps. Pull the FEMA flood map for the parcel, not the subdivision. Ask for the elevation certificate. Ask the seller whether the house has flooded, which North Carolina’s residential property disclosure asks them to answer. Get a flood quote even when the lender does not require one. Our Wilmington flood zones and flood insurance guide walks through the zone letters and what each one costs.
Three things undo this move more often than anything else. First, people underestimate the income tax, because North Carolina’s 3.99% flat rate applies to 401(k) and IRA withdrawals Florida never touched, and for a retiree drawing, say, $90,000 a year that is real money against the property tax savings. Second, people assume the insurance savings are automatic, then buy on Wrightsville Beach or Oak Island and land in the beach territory that just absorbed a 16% increase followed by a 15.9% increase. Third, people sell a Florida homestead held for twenty years and find the federal capital gains exclusion does not cover the whole gain, which is a conversation for your CPA before you list. We are brokers, not tax advisors, and we will tell you to get professional advice rather than guess.
The weather you are actually trading for
Summer here is no relief from Florida. Winter is the whole difference.
| Station | January average high / low | July average high / low | Annual precipitation |
|---|---|---|---|
| Wilmington, NC (ILM) | 57.2 / 36.3 F | 90.0 / 73.0 F | 60.15 in |
| Jacksonville, FL | 65.5 / 42.9 F | 91.9 / 73.2 F | 53.40 in |
| Orlando, FL | 71.8 / 49.5 F | 92.0 / 73.2 F | 51.45 in |
| Tampa, FL | 71.3 / 52.8 F | 91.0 / 76.6 F | 49.48 in |
| Miami, FL | 76.2 / 61.0 F | 90.6 / 77.5 F | 67.41 in |

July in Wilmington averages a high of 90.0 degrees against 91.0 in Tampa. That is not a meaningful difference, and the humidity in July and August is every bit as heavy as the Gulf coast. If you were hoping to escape summer, you are not escaping summer.
January is the trade. Wilmington averages a high of 57.2 and a low of 36.3 in January, against 71.3 and 52.8 in Tampa. You will want a coat, frost is normal and hard freezes happen most winters. The shoulder seasons are long and genuinely pleasant, October and April in particular. Wilmington also gets more rain than Tampa, Orlando or Jacksonville, at 60.15 inches a year.
One thing catches Florida buyers off guard: houses here are built for cold as well as heat. Expect heat pumps, attic insulation and crawl spaces rather than slab-only construction, and a different set of inspection concerns. We cover new versus resale in our new construction comparison.
Where Florida buyers tend to land
Florida movers sort into four groups, and we can usually tell which one by the second showing.
The gated and amenity group
Leaving a Florida country club community, you will feel at home in Brunswick Forest or St. James Plantation in Brunswick County. Both have the fitness center, pools, clubhouse and social calendar, usually below what the same package costs in Naples or Sarasota. St. James adds a 5 cent municipal rate to Brunswick’s 34.2 cents, among the lowest combined rates in the region (NCDOR, fiscal year 2026-2027).
The beach group
Carolina Beach, Kure Beach, Oak Island and Wrightsville Beach substitute directly for a Gulf coast or Atlantic beach address. These are also the beach insurance territory, so premiums are the highest in the region. Oak Island gives you the most house per dollar of the four; Wrightsville Beach the least, with the lowest municipal rate at 5.31 cents (NCDOR, fiscal year 2026-2027).
The in-town group
Buyers who want walkability and restaurants head for the historic downtown, RiverLights, Autumn Hall or the Mayfaire corridor. These carry the City of Wilmington rate, so the combined 63.75 cents applies, but they hold value best and sell fastest in a slow market.
The quieter and newer group
Leland in Brunswick County and Hampstead in Pender County take most of the new construction, and most of the buyers who want a newer house and a lower price per square foot. Southport suits people who want a small historic waterfront town, and Porters Neck sits between Wilmington and Hampstead.
If you are weighing those three areas against each other, we wrote a full comparison of Wilmington versus Leland versus Hampstead, and our guide to the best neighborhoods in Wilmington sorts the rest by buyer type. If you want to tour builder inventory, start with our new construction pages, and bring us with you on the first visit rather than the second.
Work, healthcare and schools
This is a smaller economy than the one you are leaving. Wilmington metro nonfarm employment was 201,000 in July 2026 and unemployment 3.1% in September 2026, per the Bureau of Labor Statistics via FRED. If you are still working and not remote, study the employer list first.
Wilmington Business Development names GE Aerospace in Castle Hayne, GE Vernova Hitachi Nuclear Energy, Corning, Thermo Fisher Scientific’s PPD operation, Live Oak Bank, nCino, MegaCorp Logistics, Alcami and Fortron among the region’s major employers, with Acme Smoked Fish in Pender County. Healthcare, education, clinical research, banking technology and logistics are the pillars. Hospitality is large and seasonal.
The healthcare anchor is Novant Health New Hanover Regional Medical Center, an 823-bed hospital that opened in 1967 and holds a Level II trauma center designation from the American College of Surgeons awarded in 2022, per Novant Health’s facility information page read November 2026. Novant Health Scotts Hill Medical Center, 66 beds, opened in 2026 and serves the Porters Neck and Hampstead corridor, per the same page. You get good care here and fewer choices than a large Florida metro. Specialist wait times are a genuine complaint we hear.
If you have school-age children, the three county systems are the practical options.
- New Hanover County Schools: 25,028 students across 42 schools NCES Common Core of Data, 2023-24
- Brunswick County Schools: 13,262 students across 20 schools NCES Common Core of Data, 2023-24
- Pender County Schools: 11,075 students across 19 schools NCES Common Core of Data, 2023-24
New Hanover County does not guarantee the closest school, and assignment can shift. If schools drive the decision, tell us before we start showing houses. For what living here costs beyond the mortgage, see our cost of living breakdown and our list of the real downsides of living in Wilmington.
Getting back to Florida, and your first 60 days here
Most of our Florida clients still have family there, so the trip home matters. Wilmington International Airport’s flight map shows nonstop service to Miami on American, to Tampa on Avelo and Breeze, and to Orlando, Fort Myers and Fort Lauderdale on Breeze, read November 2026. For a regional airport that is unusually good Florida coverage. Driving takes longer than people expect, because I-95 is not a straight shot from here.
- Jacksonville: about 433 miles, roughly 8 hours OSRM routing engine, November 2026, approximate
- Orlando: about 573 miles, roughly 10 and a half hours OSRM routing engine, November 2026, approximate
- Tampa: about 630 miles, roughly 12 hours OSRM routing engine, November 2026, approximate
- Sarasota: about 682 miles, roughly 13 hours OSRM routing engine, November 2026, approximate
- Miami: about 777 miles, roughly 14 and a half hours OSRM routing engine, November 2026, approximate
- Naples: about 788 miles, roughly 15 hours OSRM routing engine, November 2026, approximate
Once you close, the clock starts. You must get a North Carolina driver license within 60 days of establishing a permanent residence here, per NCDMV, read November 2026. Title and register the vehicle when you accept gainful employment or when your prior state’s reciprocity expires, usually 30 days, whichever is first. Bring the title, Form MVR-1, Form MVR-180 if the vehicle is under ten years old, and proof of insurance from a North Carolina licensed carrier. Out-of-state policies are not accepted.
Budget for the 3% highway use tax at titling under N.C. Gen. Stat. 105-187.3, and expect vehicle property tax with each registration renewal. Register to vote with your county board of elections. If you are over 65 or disabled with modest income, ask the county tax office about the Elderly or Disabled Homestead Exclusion before the listing period closes, because North Carolina does not apply it automatically. To look before you travel, our property search runs on the same data we use.
Related questions people also ask
Is Wilmington NC cheaper than Florida?
Not on the house. The median listing price in the Wilmington metro was $471,489 in September 2026, above Tampa, Orlando, Jacksonville and Fort Myers that month, per Realtor.com residential listing data via FRED. You are likely to save on property tax and homeowners insurance and pay more in state income tax, since North Carolina levies a flat 3.99% for taxable years after 2025 per the NC Department of Revenue and Florida levies none.
Do I lose my Save Our Homes benefit if I move out of Florida?
Yes. Florida’s portability provision transfers the assessment difference only from a previous Florida homestead to a new homestead in Florida, per Florida Department of Revenue brochure PT-112 revised August 2024. Moving to North Carolina ends the benefit, and the buyer of your Florida home is reassessed at just value the following January 1. Expect your new bill to be based on full market value wherever you land.
Is homeowners insurance really cheaper in North Carolina than in Florida?
On average, yes, though the gap is smaller on the coast than the statewide figures suggest. The NAIC reported an average HO-3 premium of $2,779 in Florida and $1,852 in North Carolina for 2023. Coastal territories here have since absorbed large increases, including 16% in 2025 and 15.9% in 2026 for the beach areas of Brunswick, New Hanover and Pender counties, per the North Carolina Department of Insurance settlement table dated January 2025.
Does Wilmington get hurricanes?
Yes, and anyone telling you otherwise is selling something. The National Weather Service office in Newport and Morehead City has identified 167 tropical cyclones that impacted eastern North Carolina between 1851 and 2020. Hurricane Florence in 2018 caused severe freshwater flooding well inland of the beaches. The practical difference from South Florida is that our worst events tend to be rainfall and river flooding rather than sustained extreme wind.
How long does it take to drive from Wilmington to Florida?
It depends which part of Florida. Jacksonville is about 433 miles and roughly 8 hours, Orlando roughly 10 and a half hours, Tampa roughly 12 hours and Miami roughly 14 and a half hours, based on OSRM routing in November 2026 and treated as approximate. Wilmington International Airport also has nonstop service to several Florida cities, which most of our clients use for anything south of Orlando.
Before you list your Florida house, build a side-by-side carrying-cost sheet for one specific Wilmington-area address: property tax at the published rate, a real insurance quote on that parcel, flood if applicable, and income tax on what you draw each year. That one page decides this move more reliably than any tour. Send us your Florida numbers and the kind of house you want, and we will build the North Carolina side with you.
