Most New Yorkers who move to the Wilmington area trade a $749,000 median list price for a $475,000 one (Realtor.com via FRED, August 2026), a graduated state income tax that reaches 6.85 percent for most households for a 3.99 percent flat rate (NCDOR and NYS Taxation and Finance), and roughly 30 inches of annual snow for less than an inch (NOAA). What you take on instead is coastal insurance, hurricane season, and a labor market of about 201,000 jobs (BLS via FRED, July 2026).

Why New Yorkers choose the Wilmington area
We work with buyers from Long Island, Westchester, the city and the Hudson Valley almost every month. The reasons repeat, and they are not the ones the brochures lead with.
The first is arithmetic. In August 2026 the median list price in the New York, Newark and Jersey City metro was $749,000. In the Wilmington metro it was $475,000. Per square foot the gap is wider: $490 against $251. For a family selling a house on Long Island, that is often the difference between a mortgage and no mortgage.
The second is that Wilmington is a real city, not a retirement pod. A working port, a university, a hospital system, a downtown with a Riverwalk and restaurants that stay open in February. People who grew up with density tend to find pure golf-course communities isolating. Wilmington gives you a downtown to walk to and a beach twenty minutes away.
The third is the tax and climate combination, covered below. The fourth, quietly, is that flights back are easy, which matters to anyone leaving parents or grandchildren behind.

Read that last line twice. Homes here sit longer than in New York. If you are used to bidding over ask within 48 hours or losing the house, the pace will feel strange. It is an advantage when you buy and a discipline problem when you sell.
What your money actually buys here
The Wilmington metro is three counties, and they do not price alike. That is the most useful thing a New York buyer can learn before looking, because searching the whole region at one price point produces confusing results.

The gap between list and sale price is the story of this market. Sellers who priced to 2025 comps are the ones still sitting. In New Hanover County the median sale price is off 3.5 percent year over year while active listings are up 10.2 percent (Redfin and Realtor.com via FRED, August 2026). You are arriving with more choice than buyers have had here in years.
New Hanover County
Wilmington proper plus Wrightsville Beach, Carolina Beach and Kure Beach. The priciest of the three and the only one where prices are currently down year over year. In our experience, around $450,000 you are looking at established neighborhoods in midtown and Ogden, or a townhome closer in. Around $700,000 to $900,000 you are in Autumn Hall, the Mayfaire corridor, or a well-kept older home near the water. Landfall and Figure Eight Island run above that. Brunswick County
Across the Cape Fear River. Leland holds most of the new construction value, and it is where New Yorkers most often land once they run the numbers honestly. Brunswick Forest and Compass Pointe are the large amenity communities. Further south, Southport and Oak Island have their own rhythm. Brunswick has the most inventory and the slowest pace of the three counties, which means the most negotiating room. The Brunswick County market update tracks it monthly.
Pender County
North and east: Topsail Beach, Surf City, Hampstead, Burgaw. Pender has the highest median list price of the three, partly because of waterfront and Topsail Island inventory, and by far the highest property tax rate. The 30-year fixed average was 7.03 percent for the week ending September 24, 2026 (Freddie Mac Primary Mortgage Market Survey). If you are coming from a paid-off New York house with cash in hand, that number matters less to you than to most buyers, and cash is meaningfully stronger here now than it was two years ago. Taxes: income, property, and the part that surprises people
This is where the move pays for itself, and where a specific trap lives.
Income tax
North Carolina has a flat individual income tax. For tax years after 2025 the rate is 3.99 percent, and there is no city or county income tax anywhere in the state.
New York is graduated. For a married couple filing jointly in 2025, the rate runs 4 percent on the first $17,150 of taxable income, 5.5 percent from $27,900 to $161,550, 6 percent from $161,550 to $323,200, and 6.85 percent from $323,200 into the millions, with higher top rates for the highest earners. If you live in the five boroughs you add a New York City resident tax on top, which for a single filer reaches 3.876 percent on taxable income above $50,000.

For a household in the middle of that range moving from Queens or Brooklyn, the combined state and city bite drops by roughly half. That is the most reliable part of the financial case for this move.
Property tax, and the Pender surprise
North Carolina property tax is quoted in dollars per $100 of assessed value. Your bill is the county rate plus whatever municipal, fire district, EMS or debt service rates apply where the house sits. Two houses fifteen minutes apart can carry very different rates.

Hampstead is a good place with quick beach access, and it costs roughly $2,500 a year more in property tax than a comparable house inside Wilmington. Most New York buyers arrive assuming property tax in the South is uniformly low. It is low compared with Nassau or Westchester. It is not uniform.
Insurance, flood zones and the number New Yorkers underestimate
If one line item derails a Wilmington budget built in New York, it is insurance. Get a real quote during due diligence, not after you are already attached to the house.
Homeowners and wind
North Carolina regulates homeowners rates through a filing process, and rates have been rising. Under a settlement the Insurance Commissioner reached with the Rate Bureau, the statewide average base rate rose 7.5 percent on June 1, 2025 and another 7.5 percent on June 1, 2026, capped at 35 percent in any single territory. The Rate Bureau had originally asked for a 42.2 percent statewide average, with proposed increases as high as 99.4 percent in some areas.
Separately, non-owner-occupied dwelling policies, the kind that cover rentals, go up 5 percent on October 1, 2026 and another 5 percent on October 1, 2027. If you are buying here to rent, that is your line.
Coastal policies also carry a separate wind and hail deductible, usually stated as a percentage of the dwelling coverage rather than a flat dollar amount. On a $600,000 house, a 2 percent wind deductible is $12,000 out of pocket before the policy pays. Read the declarations page carefully. On the barrier islands, standard carriers sometimes decline wind coverage entirely, which pushes you to the North Carolina Insurance Underwriting Association, the coastal market of last resort.
Flood
Flood is a separate policy. Most homeowners insurance does not cover flood damage, and that is FEMA’s language, not ours. If the house sits in a Special Flood Hazard Area and you have a mortgage from a federally regulated lender, flood insurance is required, and your lender will tell you before closing.

Flood zone is parcel-specific and sometimes changes across a single street. Check the FEMA map and the county GIS for the exact address, not the neighborhood. A house one lot back from a tidal creek can sit in a different zone than its neighbor, and the premium difference can run into thousands a year. Where people from New York tend to land
There is no single answer, but patterns break down by what you are leaving behind.
If you are leaving the city and want walkability
Historic downtown Wilmington is the closest thing here to what you are used to. Sidewalks, a Riverwalk, restaurants, a theater. The housing stock is old, which means real maintenance and sometimes real charm. RiverLights south of downtown is the newer version of the same idea, with its own Haven section for 55 and over.
If you are leaving Long Island or Westchester with kids
Ogden and Porters Neck in northern New Hanover County are the most common landing spots: good schools, quick access to Wrightsville Beach, houses that feel like the suburb you left without the tax bill. Hampstead in Pender County is the same trade with a higher tax rate.
If the number is the number
Leland in Brunswick County. Fifteen minutes from downtown Wilmington across the bridge, the deepest new-construction inventory in the region, and a combined tax rate lower than inside the city. We answered whether Leland is a good place to live separately, drawbacks included.
If you want the beach itself
Wrightsville Beach is the premium market and behaves like one. Carolina Beach and Kure Beach trade in a lower band with more second-home and investor activity. Oak Island is the most affordable of the real beach towns. All of them carry the insurance realities described above and all see a genuine slowdown during hurricane season.

A large share of what New York buyers tour here is new. A January average high of 57 degrees against 39 is the headline, and it is why people from the Northeast fall for this place on a February visit. Golf in shorts in January is a real thing here.
The other side: Wilmington’s July average high is only five degrees above New York’s, but the humidity makes those five degrees feel like fifteen. From late June through early September, outdoor life moves to early morning and evening. Sixty inches of rain a year is about 20 percent more than New York gets, and it arrives in heavy summer bursts rather than steady drizzle.
Hurricane season runs June 1 to November 30, with the most intense activity from mid-August to mid-October and a statistical peak on September 10, per the NOAA National Hurricane Center. That does not mean a storm every year. It means you will watch the tropics every September, you will own a plan, and you will notice the market pause for two or three days whenever a named storm gets within a few hundred miles.
Getting back to New York
The question adult children ask on the phone.
Wilmington International Airport flies nonstop to LaGuardia on Delta and American, and to Newark on United. Breeze Airways flies nonstop to Long Island MacArthur in Islip, the quiet best option if your family is on the Island. Avelo flies seasonally to Rochester. American also serves Philadelphia and Charlotte, which connect to the rest of New York State.

Driving, plan on nine to ten hours to New York City, approximate and traffic dependent, almost all of it on I-40 and I-95. A long day but a doable one, which means you can bring the dog and the good furniture rather than shipping them.
The honest caveat: ILM is a small airport. Several routes are seasonal, schedules shift, and when weather closes the Northeast your options are thinner than out of a hub. Check current schedules with the airline before you plan around a route.
Work, schools and healthcare
Work
The Wilmington metro’s unemployment rate was 3.6 percent in July 2026, against 4.3 percent in the New York, Newark and Jersey City metro, per the Bureau of Labor Statistics via FRED. The number that matters more is scale: total nonfarm employment here was about 201,000. That is a small labor market. If you are a specialist in a narrow field, there may be two employers here who need you, or none.
Health care, education and government anchor the economy. Novant Health New Hanover Regional Medical Center, New Hanover County Schools, the University of North Carolina Wilmington, Cape Fear Community College and county government are the institutions you will hear about most. There is also a cluster of companies with significant Wilmington operations, including GE Hitachi Nuclear Energy, Corning, Live Oak Bank, nCino and Apiture. That financial technology cluster matters most to anyone with a software or finance background.
Most of the New York buyers we work with are fully remote, self-employed or retired. If you are remote, confirm broadband at the specific address before you commit. Coverage is good in town and in the newer communities, and patchy in rural parts of Pender and Brunswick counties.

Schools
North Carolina organizes public schools by county, not by town. There are three districts across our service area: New Hanover County Schools, Brunswick County Schools and Pender County Schools. For a family coming from New York, where a village line can change your school and your taxes, that is a real structural difference. The school attached to an address is set by assignment within a countywide system, so you cannot buy your way into a separate town district the way you can on Long Island.
Quality varies by individual school rather than by municipality. Do not assume the expensive neighborhood has the better school. Ask us for the assignment on a specific address, and if you are timing a move around enrollment, read our post on moving here with school-age kids.
Healthcare
Novant Health New Hanover Regional Medical Center in Wilmington is the regional referral center and the primary site for emergency and specialized care across seven counties, per Novant Health. Novant Health Brunswick Medical Center serves Brunswick County and Novant Health Pender Medical Center serves Pender. Specialty facilities in Wilmington include an orthopedic hospital, a women’s and children’s hospital, a rehabilitation hospital and a behavioral health hospital.
The honest version: this is good regional care, and it is not Manhattan. For most conditions you will be well served without leaving town. For a rare diagnosis, people here drive to Duke or UNC in the Triangle, approximately two hours away. If you or a spouse have a complex ongoing condition, check whether your specialists have an affiliation here before you fall in love with a porch.
Your first 60 days as a North Carolinian
North Carolina does not let you drift into residency. There are deadlines, and the vehicle piece is where people get caught.
Within 60 days of establishing a permanent residence in North Carolina, if you plan to drive, you must get a North Carolina driver license. You need the license before you can title and register a vehicle here. Registration comes due sooner than that: you must register when you accept gainful employment, or at expiration of the reciprocity agreement with your prior state, usually 30 days, whichever comes first.
Two things about vehicles will be new. North Carolina collects a highway use tax instead of sales tax when a title is transferred. And it taxes vehicles as property: the Division of Motor Vehicles collects that tax for your county along with your registration, under the program called Tag and Tax Together. A transplant with two newer cars is often surprised by the first combined bill.

Also: register to vote with your county board of elections, apply for property tax relief if you are over 65 or a disabled veteran (all three counties administer programs), and pull the FEMA flood determination and county GIS record for your new address. If you are keeping the New York house as a rental, note that dwelling policy increase on October 1, 2026.
Three things about this move are harder than the brochures suggest. First, insurance is no longer a rounding error on the coast. Between two consecutive 7.5 percent statewide increases, percentage-based wind deductibles and a separate flood policy, a budget built on New York assumptions can be off by thousands a year. Second, the job market is small. A 3.6 percent unemployment rate in a metro with about 201,000 jobs is not the same opportunity set as New York, so if you need to find work here rather than bring it, do that search before you buy. Third, the tax win is real but not uniform: the combined rate in Hampstead is $0.9250 per $100 against $0.6375 inside Wilmington, and nobody mentions it until the first bill arrives. We would also say plainly that some people miss the density, the food, the transit and the anonymity of New York more than they expect, and that a summer visit tells you more than a February one.

It depends on whether you want proximity or value. New Hanover puts you closer to downtown Wilmington, Wrightsville Beach and the hospital, and it carries the higher median list price at $525,000 in August 2026 per Realtor.com via FRED. Brunswick County, at $439,270, offers more new construction and more negotiating room, with a slower market at 98 median days on market for the three months ending August 2026 per Redfin. Most buyers who prioritize the number end up in Leland.
Does Wilmington NC get hit by hurricanes often?
The Atlantic hurricane season runs June 1 to November 30, with peak activity from mid-August to mid-October and a statistical peak on September 10, according to the NOAA National Hurricane Center. Wilmington is on the coast and has taken direct hits historically, most memorably Florence in 2018. Most seasons pass without a landfall here, but you should buy assuming you will eventually sit through one, which means understanding your wind deductible and your elevation before you close.
