There is no single best one, because the three sell to three different budgets and three different appetites for HOA dues. Magnolia Greens is the value buy, Brunswick Forest is the one with a town center you can walk to, and Compass Pointe is the gated one with the newest amenity package and the highest median price of the three.
These three communities come up in almost every Leland conversation we have, usually in the same breath. They sit within a few miles of each other off US-17, they are all built around golf, and from a listing photo they can look interchangeable. They are not. The difference shows up in what you pay every month after closing, in how long homes take to sell, and in how much of the community is still under construction around you.
Here is how we sort buyers between them, with the numbers we can actually source and an honest note about the one number nobody publishes reliably.
What actually separates the three
Start with price, because it does most of the sorting on its own. Our own neighborhood guides put the median at roughly $420,000 in Magnolia Greens, roughly $550,000 in Brunswick Forest and roughly $575,000 in Compass Pointe, with early 2026 data. Magnolia Greens runs from about $250,000 for a condo or townhome up past $550,000. Brunswick Forest runs from about $350,000 up past $900,000. Compass Pointe runs from about $350,000 up past $950,000.
Then look at pace. Homes in Magnolia Greens have been averaging about 45 days on market against about 75 days in both Brunswick Forest and Compass Pointe. That is not a quality signal. It is mostly a price-band signal: there are more buyers at $420,000 in Brunswick County than there are at $575,000, and the county as a whole has gotten slower.

Now the character of each place, which is where most buyers actually decide.
Brunswick Forest
Brunswick Forest is a 4,500-acre master plan anchored by Cape Fear National, an 18-hole Tim Cate course, and by The Villages at Brunswick Forest, a walkable town center with restaurants, shops, medical offices and a full-service grocery. That town center is the real differentiator. If the idea of getting a prescription filled, buying groceries and eating dinner without getting on US-17 appeals to you, this is the one. Housing runs from paired patio homes and townhomes up to custom single-family on larger lots, so the community holds a wide mix of ages and stages rather than skewing entirely to retirees.
Compass Pointe
Compass Pointe is gated, which matters to some buyers and not at all to others. The amenity list is the deepest of the three and the newest: the Grand Lanai amenities center, a resort pool with a lazy river, an indoor pool, the Pointe Wellness Center, tennis and pickleball courts, trails and a dog park, plus the Compass Pointe Golf Club, according to the community’s own site read September 2026. It is also still opening new phases, which cuts both ways. You get newer construction and a newer clubhouse. You also get construction traffic and an amenity plan that is still filling in.
Magnolia Greens
Magnolia Greens is the oldest feeling of the three in the good sense. The landscaping has filled in, the streets read as settled rather than new, and the 27-hole Magnolia Greens Golf Plantation gives golfers more variety than a single 18. The housing mix includes condos and townhomes, which is why the entry point is so much lower. If your budget is under $400,000 and you still want a pool, a clubhouse and golf out the back door, this is usually the short list of one.
What it costs to own in each, beyond the price
Two recurring costs decide whether a Leland community actually fits your budget, and only one of them is easy to look up.
Property tax is the easy one. Brunswick County’s rate is $0.342 per $100 of value for 2026, and the Town of Leland adds $0.25 per $100 on addresses inside town limits, for a combined $0.592, according to the Brunswick County Tax Office rate table read September 24, 2026. On a $500,000 home inside town limits that is about $2,960 a year. Not every address in the Leland area is inside those town limits, and the difference is real money, so check the parcel’s actual tax bill before you assume either number applies to the house you are looking at.
HOA dues are the hard one, and we will not pretend otherwise below.
Flood risk, which buyers assume will be the expensive surprise here, generally is not. When we queried the FEMA National Flood Hazard Layer on September 22, 2026, Brunswick Forest, Compass Pointe and Magnolia Greens all returned Zone X, the lower-risk designation where lenders do not require flood insurance. Zone AE shows up along Sturgeon Creek and the Brunswick River over toward Belville. That does not mean water never stands in a Leland yard during a tropical system. It means the federal maps do not put these three communities in the high-risk zone, and your premium should reflect that.
What we tell buyers before they commit to Leland at all
Two things, both of which have nothing to do with which community you pick.
The first is the bridge. Every trip from Leland into Wilmington crosses the Cape Fear Memorial Bridge, a 0.66-mile vertical-lift bridge built in 1969 that NCDOT describes as functionally obsolete. The replacement project, HB-0039, received a $242 million federal grant in 2024 against an estimated $1.1 billion cost, per the NCDOT project page updated September 16, 2026. Fifteen minutes to downtown is accurate on a normal morning. Plan on that drive being part of your life either way, and go do it at 8am on a weekday before you sign anything.
The second is schools, if you have children at home. All three communities are served by Brunswick County Schools. The 2024-25 School Performance Grades from NC DPI put Town Creek Elementary at a B, Belville Elementary and North Brunswick High at a C, and Leland Middle at a D. Assignment depends on the specific address, and grades are one input among many, but buyers relocating from out of state are often surprised by those numbers and we would rather you see them now than in March.
HOA dues are the number that should decide this comparison, and it is the one we will not put a figure on here. The published third-party estimates for these communities disagree with each other by thousands of dollars a year, because dues differ by section, by whether you are in a maintenance-included villa or a custom home on your own lot, and by what the association has done with its reserves. A townhome where lawn care, irrigation and exterior insurance are bundled can look expensive next to a single-family home where you mow your own yard, and still be the cheaper monthly number. Get the actual current dues and the association’s budget for the specific address in writing during due diligence. If a community’s dues turn out to be higher than you planned for, that is worth knowing before you fall in love with a floor plan, not after.

Is Compass Pointe an age-restricted community?
No. Compass Pointe is a gated master-planned community in Leland that is open to buyers of any age, and it draws a mix of active adults, retirees and families. It is often confused with age-restricted communities because its amenity calendar and social clubs are aimed heavily at residents who are retired or working from home. If a true 55-plus community is what you want, that is a different search, and we can point you to the ones nearby that actually carry the restriction.
How far is Leland from downtown Wilmington?
Leland sits about fifteen minutes from downtown Wilmington on a normal weekday morning, crossing the Cape Fear Memorial Bridge on US-17. Traffic on that bridge is the variable, not the distance, and a lift for river traffic or an accident can turn fifteen minutes into thirty. Wilmington International Airport is roughly twenty-five minutes from these three communities. We tell buyers to drive the actual commute at the actual hour before deciding, because the number on a map is not the number you will live with.
Do you pay Leland town taxes in these communities?
It depends on the specific address, not on the community name. Brunswick County charges $0.342 per $100 of assessed value for 2026, and the Town of Leland adds $0.25 per $100 for properties inside its town limits, according to the county tax office rate table. Parts of the greater Leland area sit outside those limits and pay only the county rate. The parcel’s own tax bill is the only reliable way to settle it, and it is worth checking before you compare two homes on monthly cost.
Pick the two communities that fit your budget, then drive them back to back on the same morning and ask each sales office for the current HOA dues in writing.
