Mayfaire vs Autumn Hall: which area actually fits?

Mayfaire runs about $589K and walks to dinner. Autumn Hall runs about $1.1M for a custom home on a planned street. Here is the real difference.
The short answer

Choose Mayfaire if you want to walk to dinner, the grocery store and a movie from a smaller, lower-maintenance home in the high $500s. Choose Autumn Hall if you want a custom house on a planned, tree-lined street and your budget starts around $1.1 million.

These two sit less than two miles apart off Eastwood Road, share the same stretch of Military Cutoff and put you about ten minutes from Wrightsville Beach either way. Relocating buyers tour both in one morning and then struggle to explain the difference to a spouse back home. The honest version is that they are not competing for the same buyer. They are competing for the same zip code.

What separates them is not location and not schools, which overlap heavily. It is the kind of house, the price band, and whether you want a town center outside your door or a quiet street with a trail at the end of it.

What do homes cost in each one?

The gap is close to double, and it is the first thing to settle before you spend a weekend touring.

By the numbers

  • Mayfaire: median around $589,000, with most of the market between $500,000 and $700,000, and an average of 47 days on market Tidal Realty Partners Mayfaire neighborhood guide, 2026
  • Autumn Hall: median around $1.1 million, ranging from roughly $700,000 to past $1.5 million, and an average of 68 days on market Tidal Realty Partners Autumn Hall neighborhood guide, 2026
  • New Hanover County as a whole: $448,000 median, 58 days on market, 1,249 active listings, with prices down 3.5% year over year Tidal Realty Partners New Hanover County market update, August 2026 data
  • 30-year fixed average 7.28% for the week ending October 1, 2026 Freddie Mac Primary Mortgage Market Survey via FRED, October 1, 2026

Run the payment and the difference stops being abstract. With 20% down at 7.28%, a $589,000 home in Mayfaire is about $3,224 a month in principal and interest. A $1.1 million home in Autumn Hall is about $6,021. That is before taxes, insurance and dues, and it is the number that decides this for most people long before the architecture does.

Property tax runs on the same schedule for both. New Hanover County is at 30.6 cents per $100 of value for fiscal year 2026-2027, and addresses inside the Wilmington city limits add the city’s 33.15 cents, for a combined 63.75 cents. On $589,000 that is roughly $3,755 a year; on $1.1 million it is roughly $7,012. Jurisdiction lines in this part of the county are not obvious from the street, so confirm the specific parcel rather than assuming.

What do you actually get for the money?

Mayfaire is the closest thing Wilmington has to a walkable town center with housing built around it. The residential pockets off Mayfaire Town Center are mostly townhomes, condominiums and smaller single-family homes, and the trade you are making is square footage and yard for the ability to leave the car parked. For a lot of our relocating clients, particularly people downsizing out of a half-acre somewhere colder, that trade is the entire appeal.

Autumn Hall is a traditional neighborhood development built on the old Airlie Gardens nursery land, and it reads completely differently. The houses are predominantly custom single-family builds with design standards that keep the streetscape coherent, the blocks are tree-lined, and the neighborhood borders the Hewlett-Savannah Trail and preserved wetlands. You are buying a planned, finished place rather than a pocket of housing next to retail.

The practical upshot: in Mayfaire you will mostly be choosing among floor plans that already exist and are repeated nearby, which makes pricing easier to read. In Autumn Hall almost every house is a one-off, comparables are thinner, and getting the price right takes more work. Our Mayfaire guide and Autumn Hall guide break down what trades in each.

Do the schools and the commute differ?

Partly. Both areas feed Ogden Elementary and Noble Middle under current assignments. The high school is where they split: the Mayfaire area is assigned to Laney, while Autumn Hall is assigned to Hoggard. If a specific high school is driving your move, that difference is worth more than any feature inside the house.

We say this to every family and we will say it here: attendance boundaries shift, and the line governing a given address is not always the one you would guess from a map. Confirm the current assignment with New Hanover County Schools for the exact property before you write an offer, not after.

Commutes are close to identical. Both sit on the Military Cutoff and Eastwood corridor, roughly ten minutes from Wrightsville Beach and fifteen to twenty from downtown Wilmington depending on the hour. Military Cutoff at rush hour is genuinely slow, and that affects both equally. Wilmington International Airport is about twenty minutes from either.

Where this gets complicated

Autumn Hall’s resale pool is small. Custom homes above a million dollars in Wilmington sell to a narrow buyer set, and the 68-day average sits well above the Mayfaire figure and the county’s 58 days. In a county where prices are off 3.5% year over year, that is worth planning around if your horizon is short. Mayfaire has the opposite problem: you are buying next to a commercial center, which means traffic, event noise and parking are part of daily life, and the condominium and townhome structures each carry their own dues and reserve situations that vary building to building. Neither of these is a reason to rule a place out. They are reasons to read the HOA documents and the comparable sales carefully instead of buying the idea of the neighborhood.

Related questions people also ask

Is Mayfaire a good place to live without a car?

It is one of the few places in Wilmington where daily errands genuinely work on foot, with groceries, restaurants, a cinema and shopping inside the town center and housing built right around it. You will still want a car for the beach, the airport, downtown and anything on the other side of the river, since Wilmington has limited transit. Think of it as a neighborhood where you can leave the car parked for a weekend, not one where you can skip owning one.

Does Autumn Hall have an HOA?

Yes. Autumn Hall is a planned traditional neighborhood development with an association and architectural design standards that govern exterior changes, which is a large part of why the streetscape stays consistent over time. Dues and the specific restrictions vary by section and change over time, so request the current governing documents and the most recent budget during due diligence. Read the architectural guidelines closely if you have any plans to modify the exterior or add on.

Is Mayfaire or Autumn Hall closer to Wrightsville Beach?

Neither has a meaningful advantage, since both sit on the Eastwood Road corridor a short drive from the Wrightsville Beach drawbridge. Summer weekend traffic on Eastwood affects them equally, and the drawbridge opens on a schedule that can hold you up regardless of which side you start from. Beach access should not be the thing that decides between these two.

Your next step

Before you tour either one again, write down the monthly number you are genuinely comfortable with including taxes, insurance and dues, then work backward to the price. These two neighborhoods sit in different payment brackets, and the budget will make this decision faster than any showing will. Bring us that number and we will tell you honestly which of the two fits it, and what else on this corridor you should be seeing.
