Buy on Oak Island if you want to walk to the sand and you are willing to pay barrier-island insurance, beach assessments and a slower resale market for it. Buy in Southport if you want a walkable mainland town, a lower risk profile and more square footage for the money, and you are content to drive to the sand.
These two towns sit about twenty minutes apart near the mouth of the Cape Fear River, and buyers tour them on the same afternoon all the time. They are not the same purchase. One is a barrier island with an ocean on one side and a waterway on the other. The other is a mainland town with a hospital, a historic grid and a working waterfront. The price tags end up close, which is exactly what makes the choice confusing.
We tell buyers to stop comparing the two on list price and start comparing them on three things: what a square foot costs, what the annual carrying cost looks like, and how long the house will take to sell when you are done with it. Those three answers point in different directions, and which one matters most to you is the real decision.
What do homes actually cost in each town?
The headline medians are closer than most people expect. The difference shows up when you divide by square footage.
- Southport median sale price $628,000, up 26.8% year over year, over the three months ending August 2026 Redfin Southport housing market page, August 2026 data, read October 7, 2026
- Oak Island median sale price $609,000, down 9.26% year over year, same three-month period Redfin Oak Island housing market page, August 2026 data, read October 7, 2026
- Price per square foot: Southport $257, down 28.6% year over year; Oak Island $408, up 2.1% Redfin, August 2026 data, read October 7, 2026
- Days on market: Southport 69 days against 66 a year ago; Oak Island 87 days against 57 a year ago Redfin, August 2026 data, read October 7, 2026
- August closings: Southport 49, down from 51; Oak Island 174, down from 178 Redfin, August 2026 data, read October 7, 2026
- Brunswick County overall: $409,000 median, 98 days on market, about 2,250 active listings Tidal Realty Partners Brunswick County market update, August 2026 data
Read the per-square-foot line again, because it is the whole story. On Oak Island you are paying $408 a foot and on the Southport side $257. You are not buying a house on Oak Island so much as buying proximity to the Atlantic, and the structure is what comes with it. In Southport the same budget buys noticeably more room, a bigger lot and usually a newer kitchen.
One honest caveat on that Southport number. A 26.8% jump in the median while price per square foot falls 28.6% is not a town getting 26.8% more expensive. It means the mix of what closed shifted toward larger homes. The Southport market area that Redfin reports on also reaches beyond the city limits into St. James and the surrounding county, so a handful of big closings move it. Do not take the median as what your particular street did.
Which one costs more to own each year?
Here the two towns separate cleanly, and it is the part buyers most often leave out of the budget.
Start with property tax. Both towns pay the Brunswick County rate, and both sit inside Smithville Township, which carries its own small levy. The municipal rate is where they differ.
- Brunswick County: $0.342 per $100 of value for 2026 Brunswick County Tax Office rate table, read October 7, 2026
- City of Southport: $0.31 per $100 for 2026; Town of Oak Island: $0.20 per $100 for 2026 Brunswick County Tax Office rate table, read October 7, 2026
- Smithville Township: $0.04 per $100 for 2026, a separate levy on the county rate table. Southport and Oak Island both sit in Smithville Township, so it applies either way Brunswick County Tax Office rate table, read October 7, 2026
Put together, a Southport address runs about $0.692 per $100 and an Oak Island address about $0.582. On a $600,000 home that is roughly $4,150 a year in Southport against roughly $3,490 on Oak Island, a gap of about $660. Confirm the exact combination on the parcel before you budget, because district lines do not always follow the town sign.
Then insurance, which is the larger number and the one moving fastest. Under the settlement the Insurance Commissioner reached with the N.C. Rate Bureau, beach territories running from Atlantic Beach to the South Carolina line, which includes Brunswick and New Hanover counties, took a 16% increase in 2025 followed by 15.9% in 2026. The Rate Bureau had asked for 99.4% in those territories. The settlement caps any single territory at 35% and bars a new filing before June 2027.
Both towns sit in that territory, so both took the increase. What differs is exposure. An oceanfront or second-row house on Oak Island is quoted on wind and flood in a way a house eight blocks inland in Southport is not, and the gap between those two quotes is usually wider than the gap in property tax. Our guide to wind, hail and hurricane deductibles walks through how the percentage deductibles actually work, and it is worth reading before you write an offer on either side.
Oak Island carries one cost Southport does not: keeping the beach in front of the houses. We covered how that gets funded and who ultimately pays in who pays for beach renourishment on Oak Island.
What is daily life actually like in each?
Southport is a town first and a destination second. The grid around Howe Street and the waterfront works on foot, Dosher Memorial Hospital is in town rather than a drive away, and the Southport-Fort Fisher ferry puts Kure Beach and Carolina Beach within reach without the long loop through Wilmington. A good share of the older housing stock sits in or near the historic district, which means exterior changes can involve review. That is a feature if you want the streetscape protected and a nuisance if you plan to replace every window next spring.
Oak Island runs on a seasonal clock. It is a long barrier island reached by bridge, with a dense grid of numbered streets and a large stock of raised houses built for rental turnover. In summer the traffic on the bridge and on Oak Island Drive is real. In February the island is quiet in a way that some buyers love and others find isolating. If you are buying for rental income, Oak Island has the established market of the two by a wide margin, and the 174 August closings against Southport’s 49 tell you how much more trades there.
For a deeper look at either, our Southport guide and Oak Island guide go street by street, and the Brunswick County market update tracks both every month.
Neither town is a fast resale market right now, and Oak Island is the slower of the two at 87 days against 57 a year ago. If there is any chance you sell inside three years, that matters more than the price difference you negotiated going in. The insurance picture is also unsettled: the current settlement runs out and the Rate Bureau can file again in June 2027, so budget on the assumption that today’s premium is a floor rather than a ceiling. And if your honest reason for buying is a two-week summer and rental income the rest of the year, say so out loud. That answer points to Oak Island almost every time, and it changes which lender and which insurance structure make sense.
Related questions people also ask
Is Oak Island or Southport better for a vacation rental?
Oak Island is the stronger rental market of the two by a wide margin, with a much larger stock of raised houses built and furnished for weekly turnover and a far higher volume of sales each month. Southport draws visitors, but its housing is mostly owner-occupied and its rental demand is thinner and more weekend-oriented. If rental income is a meaningful part of how you plan to carry the house, Oak Island gives you more comparable properties to underwrite against.
Do you need flood insurance in Southport?
It depends entirely on the parcel, not the town. Southport sits on the mainland, but low-lying areas near the river and the creeks still fall inside mapped flood zones, and a lender will require flood coverage on any property in a high-risk zone. Pull the flood determination for the specific address during due diligence rather than assuming a mainland address is clear, and get an actual quote before your due diligence period ends.
Which is better for living there year round, Southport or Oak Island?
Southport is the easier year-round town of the two, with a hospital in town, a walkable commercial grid and a population that largely stays put through the winter. Oak Island empties out noticeably after the season, which some owners treasure and others find isolating once the rental houses go dark. If this will be your only home rather than a second one, spend a weekday there in February before you decide.
Pick two or three addresses in each town at your real budget and get an insurance quote and a tax estimate on each one before you tour again. The annual carrying cost, not the list price, is what will decide this for you. We do that comparison for buyers every week, and we are glad to sit down and run yours.
