Winding River Plantation
Your complete guide to Winding River Plantation, the gated golf community on the Lockwood Folly River in Brunswick County, with its own marina and a private beach house at Holden Beach.
Neighborhood Overview: Winding River Plantation homes for sale
Winding River Plantation is a gated golf community in unincorporated Brunswick County, wrapped around the Carolina National Golf Club and running west to the salt marsh of the Lockwood Folly River. The mail says Bolivia, NC 28422, but the town of Bolivia is a separate place. The Census Bureau geocoder, queried October 27, 2026, puts these addresses in Lockwoods Folly township with no incorporated place attached. That shapes the tax bill, and the association writes the rules you live under.
The association’s fact sheet records 1,002 acres, of which 463 are residential and 317 recreational, with 14 miles of road and 16 ponds. There are 1,066 single family lots, about 84 percent built out, plus 18 townhomes, 50 condominiums and 39 more homesites at Holden Beach. Bluegreen Carolina Lands opened it in 1997 and the owners have governed it themselves since 2003.
Neighborhoods.com, on the Hive MLS feed October 27, 2026, dates the housing stock between 1999 and 2022. One correction: several directories list this as a 55 and over community. The association describes it as blending active retirees with young professionals and families. It is not age restricted.
Home Price Ranges
On October 27, 2026 the community search at luxuryrealestatenc.com showed 24 active listings here. Twenty one were houses, from $440,000 at 380 Blossom Tree Lane SE to $975,000 at 1734 Merriwether Lane SE. Three were condominiums at 1620 Goley Hewett Road SE, from $289,000 to $312,500. Neighborhoods.com, on the same feed that day, added closed prices of $302,500 to $1,440,000 and a median sale price of $607,500.
The condominiums are the only way in below $400,000, and 13 of the 21 houses were priced at $630,000 or more. For scale, the Census Bureau’s 2020 to 2024 five year American Community Survey puts the median value of owner occupied homes across the 28422 ZIP area at $295,200.
Our Brunswick County market update puts the county median sale price at $394,000 for the three months ending September 2026, with 93 days on market against 64 a year earlier. That is a patient market, and this sits above the middle of it. Against St. James Plantation you pay less for a comparable club structure. Against River Run Plantation, the other gated community on this river, you pay considerably more for golf and a beach house. Against Bolivia and Supply, you pay for the gate.
Lifestyle & Community
Almost everything people do here is inside the gates or at the beach house:
- Carolina National Golf Club, 1643 Goley Hewett Road SE, an Audubon Certified Sanctuary course per the association and, per the luxuryrealestatenc.com community page read October 27, 2026, a semi-private club of 27 holes designed by Fred Couples
- The Property Owners’ Clubhouse, 1640 Goley Hewett Road SE, 9,000 square feet with a fitness center, pool, tennis, pickleball and bocce courts
- The Riverhouse and Marina on the Lockwood Folly River, with 10 slips, a boat and kayak launch and a fish cleaning station
- The Beach House at Holden Beach, 162 Ocean Blvd. East, oceanfront and gated, with private beach access, a gathering room and a pool
- SeaSide Marina at Holden Beach, with day docking, a boardwalk to the Beach House and a gated RV and boat corral
- Holden Beach, Oak Island and Southport, the three towns owners here actually use, all 24 to 25 minutes out
What the community does not have is a commercial street of its own. No grocery store, no gas station, no restaurants near the gate. Errands happen in Supply, Shallotte or Southport.
Schools & Education
We ran four addresses inside the gates, on Springwood, Merriwether, Blossom Tree and Goley Hewett, through Brunswick County Schools’ Edulog WebQuery attendance lookup on October 27, 2026. All four returned the same three schools:
- Virginia Williamson Elementary School, code 342, 1.33 to 1.44 miles out by the district’s own measure
- Cedar Grove Middle School, code 309, 9.60 to 9.71 miles
- South Brunswick High School, code 334, about 15.2 miles, and 17.78 road miles from the Goley Hewett Road address
The district’s 2025-26 school data page gives the grades. Virginia Williamson held a C, 58 to 59. Cedar Grove Middle rose from 48 and a D to 56 and a C. South Brunswick High moved from 62 and a C to 77 and a B, with an 89.0 percent four year graduation rate. None of the three is on the state’s low-performing list. An elementary school 1.4 miles from the gate is a genuine advantage. A high school nearly 18 road miles out is not. Confirm any assignment with the district, because boundaries change.
Getting Around
Everything leaves the same way: Goley Hewett Road SE out to Zion Hill Road SE, which meets NC 211 about 1.7 miles out. Distances below are approximate, from OpenStreetMap routing on October 27, 2026, and summer beach traffic runs longer.
The everyday trips are short by rural Brunswick standards. The Lowes Foods at 2829 Midway Road SE in Bolivia is about 8.2 miles and 13 minutes, Shallotte about 12.1 and 20, Holden Beach and the beach house about 14.7 and 25, Oak Island about 14.8 and 24, Southport about 15.3 and 24.
Wilmington decides it for some buyers. Downtown is about 31.4 miles and 46 minutes, ILM airport about 37.2 and 60. This works as a retirement or second home address and as an occasional commute, not as a daily drive.
What Buyers Should Know
The flood picture is unusually good, and it stops at the marsh. We queried the FEMA National Flood Hazard Layer on October 27, 2026 at eight addresses inside the community, on Springwood, Merriwether, Mute Swan, Candle Ridge, Blossom Tree, Riverwood and Goley Hewett. All eight returned Zone X, minimal hazard, outside the Special Flood Hazard Area. Two points at the western marsh edge differed, one in the 0.2 percent annual chance band and one Zone AE at a base flood elevation of 11 feet, as did the Beach House at Holden Beach. Pull the determination on your parcel, not the subdivision.
Insurance is rising on a published schedule. The Insurance Commissioner settled the homeowners case on January 17, 2025: statewide average base rate rises of 7.5 percent on June 1, 2025 and again on June 1, 2026, against a Rate Bureau request of 42.2 percent, with no new filing before June 1, 2027. On the dwelling side, which covers a rental or second home, the Department settled on April 22, 2026 at 5 percent a year from October 1, 2026, against a 68.3 percent request. The coast does not average.
The association is the government, and the dues numbers disagree. Its fact sheet records a 2024 assessment of $2,032, or $508 a quarter, across 1,133 properties. Listings on October 27, 2026 recorded annual fees of $2,088 at 482 Riverwood Drive SE, $2,412 at 380 Blossom Tree Lane SE and $2,600 at 1734 Merriwether Lane SE. Ask for the current schedule, the budget, the reserve study and the covenants in writing. Those 14 miles of road are an owner obligation in perpetuity, which makes the reserve study the document that matters most. Golf is extra.
Public water and sewer, with county capacity in play. Listings here show water available and sewer connected, so this is not septic country the way much of unincorporated Brunswick is. Commissioners took a presentation on expansion planning for Public Utilities, including possible wastewater plant expansion, on October 19, 2026, and tabled updates to the county’s Water Shortage Response Plan to November 2, 2026. A burn ban has covered the unincorporated county since June 8, 2026, still in force at its September 4, 2026 notice.
A school bond is on the ballot on November 3, 2026. The district’s bond page cites a county estimate of 5.466 cents per $100 of assessed value at full phase in by 2032, starting at 2.153 cents with a $119.0 million phase in 2028-29. It reports elementary schools at 93 percent capacity and calls Brunswick the fastest growing county in the state. If it passes, the 0.342 rate above is not the rate you pay for long.
The road out is not funded, and rentals run on the covenants. Brunswick County lists the four laning of NC 211 as a top priority in four projects. R-5021, Southport to Midway Road, began in January 2022, anticipated to finish spring 2026. R-5947, Midway Road to Sunset Harbor Road, sits unfunded in the ten year State Transportation Improvement Program, and HO90806-A, Sunset Harbor Road to US 17 at Supply, the stretch you use to reach the highway, is neither funded nor in the program. On rentals, the condominium listing at 1620 Goley Hewett Road SE lists short term rental among its amenities, but the association’s rules sit behind an owner sign in. Make the rental policy a written condition of due diligence.
