Neighborhood Overview: Shallotte homes for sale

Shallotte is where western Brunswick County goes to buy things. The town straddles US 17 and the Shallotte River about a third of the way from Wilmington to Myrtle Beach, and it holds the groceries, the hardware and the pharmacies for every beach town around it. Main Street is not the town, it is the service counter for the west end.

It is an incorporated town with a mayor and a Board of Aldermen, its own police and fire departments, covering 10.03 square miles per the 2024 Census Gazetteer. All 234 active listings we counted on September 28, 2026 carried ZIP 28470. The 2020 to 2024 American Community Survey puts the population at 4,639 and median household income at $88,367. Fewer than 5,000 people live here, and the town’s directory lists 48 places to eat inside the town limits. Most of those customers drive in.

The housing stock is mixed. The same survey counts 2,384 units, 1,520 single-unit detached and 163 mobile homes, and 774 of the 2,134 occupied units are rented. That is a working town, not a resort. The active list ran 127 single family homes, 12 manufactured, 7 townhouses, 1 condominium and 87 lots, and 84 of those 147 homes were new construction.

Home Price Ranges

Across the 147 active residential listings with a Shallotte 28470 address on September 28, 2026, asking prices ran from $165,000 to $1,795,000, median list price $369,900. The bottom is older manufactured housing on its own land; the top is Rivers Edge, the golf community off NC 179, where the four highest prices all sat on Arnold Palmer Drive. For what closes, our Brunswick County market update puts the county median sale price at $409,000 for the three months ending August 2026, up 2.2% year over year. Read the pace twice: Brunswick ran 98 days on market in August 2026 against 67 a year earlier, with roughly 2,250 homes active countywide, more than New Hanover and Pender combined. That is a negotiating market. Because 84 of the 147 active homes are new construction, your comparison is usually a builder against a resale, and builders compete with buydowns and credits the resale two streets over has not priced against.

One figure needs a caveat. The 2020 to 2024 American Community Survey reports a median home value of $349,500 for Shallotte town, plus or minus $22,644. That is owner-reported value averaged over five years, so it lags asking prices. Against our Calabash guide, Shallotte costs a little more and sits 25 minutes closer to Wilmington. Against Oak Island and Southport, you give up the ocean and keep real money.

Lifestyle & Community

The town publishes its own lists of parks, activities and restaurants. A few that shape a week here:

  • Mulberry Park, 123 Mulberry Street, with a playground, amphitheater, community garden and picnic shelter
  • Shallotte District Park, 5550 Main Street, with tennis, basketball, baseball, football and soccer, run by Brunswick County Parks and Rec
  • The Riverwalk and Riverside Park on the Shallotte River
  • Inlet View Bar & Grill, 1800 Village Point Road, on the water rather than the strip, and Jerome’s Steak & Seafood at 4909 Main Street, two of the sit-down rooms on the town’s list

The calendar is small and steady: Market-Fest at the Riverwalk, a summer concert series, a Halloween event, a Christmas parade and tree lighting. Nobody moves here for nightlife. People move here because the errands take twenty minutes.

Schools & Education

Shallotte is served by Brunswick County Schools, and the assignment is not uniform. We ran ten addresses through the district’s Edulog lookup and clipped the county’s attendance zone layers to the town boundary in the Brunswick County GIS viewer, both on September 28, 2026:

  • Elementary is split. About 59% of the town’s land area goes to Supply Elementary School and 41% to Union Elementary School. Two addresses a mile apart can land in different schools.
  • Shallotte Middle School covers about 90% of the town; a sliver at the edge falls in the Cedar Grove Middle School zone.
  • West Brunswick High School in Shallotte covers the entire town.

The performance numbers are not flattering, and we would rather say so. In the NC Department of Public Instruction 2024-25 School Performance Grades, Union Elementary earned a B with a score of 76 and exceeded growth, Shallotte Middle a C with 60, West Brunswick High a C with 62, and Supply Elementary a D with 49, the last three all missing growth. If you have elementary-age children, which side of that line an address falls on is a real question. Confirm any assignment with Brunswick County Schools, not a listing sheet.

Getting Around

Shallotte runs on three roads: US 17 around the town center, US 17 Business through the middle as Main Street, and NC 179 southwest toward Ocean Isle Beach. The distances below are approximate, from OpenStreetMap routing on September 28, 2026, and summer beach traffic runs longer.

The beaches are the short trips: Ocean Isle Beach about 9 miles and 19 minutes, Holden Beach about 11 and 19 minutes, Sunset Beach about 14 and 22 minutes, Calabash about 15 and 22 minutes. Novant Health Brunswick Medical Center in Bolivia, the nearest hospital, is about 13 miles and 23 minutes. Wilmington is a commute, not an errand: downtown about 34 miles and 50 minutes, ILM airport about 40 and 63 minutes, Myrtle Beach about 42 and 61 minutes the other way. Neither road project on the books changes your commute soon. Brunswick County’s NCDOT page says US 17 superstreet work continues as funding allows, and that the Carolina Bays Parkway Extension, project R-5876, is funded for planning and environmental study only.

What Buyers Should Know

Flooding here is a river question, not an ocean one. We clipped the Brunswick County GIS flood hazard layer to the town boundary on September 28, 2026 and sampled 3,502 points. About 12.6% of the land sits in a FEMA Special Flood Hazard Area, almost all Zone AE along the Shallotte and Little Shallotte rivers, another 6.2% in the 0.2% annual chance band, and roughly 81% outside it. The determination on one parcel therefore matters enormously, and the town publishes preliminary floodplain maps that can move a line.

Insurance costs less here than at the beach. ZIP 28470 sits in Territory 140, the eastern coastal band, per the North Carolina Rate Bureau’s territory definitions. In the Commissioner’s settlement the Bureau asked for 71.4% there; the approved result was 10.5% on June 1, 2025 and 10.1% on June 1, 2026. Beach territory 120 took 16% and 15.9%, so being inland is worth real money. Shallotte’s fire department holds an ISO Public Protection Classification of Class 2, improved from a 4 and one of only 15 at that level among 1,533 rated statewide per the town, so check your carrier has it. Rental and second-home dwelling policies run separately: 5% on October 1, 2026 and 5% a year later, per the Commissioner’s April 22, 2026 settlement.

Your tax bill has two lines, and every value is about to change. Brunswick County bills its own 0.342 plus the Town of Shallotte 0.31 per $100, a combined 0.652%, per the tax year 2026 column of the county’s rates table. On the ACS median value of $349,500 that is roughly $2,279 a year. The county’s next revaluation takes effect January 1, 2027, so every assessed value resets and the rate that follows is not set.

Water comes from a county under strain. Brunswick County Public Utilities supplies it, and the county stepped from a Stage 2 mandatory to a Stage 1 voluntary conservation alert on August 31, 2026. As of September 28, 2026 that alert, extreme drought and a burn ban were all still posted. Its Northwest Water Treatment Plant is finishing an expansion from 24 to 48 million gallons a day plus low-pressure reverse osmosis for PFAS, expected to run by the end of 2026. The town handles sewer inside the town limits; outside them, wells and septic are common.

The commercial strip is both the feature and the cost. Main Street carries the traffic of every beach town nearby, and a house backing onto it lives differently from one inside Rivers Edge. Drive the address on a Saturday in July, not a Tuesday in February. We found no town-wide short-term rental ordinance, and an association can prohibit what the town permits.
