Your complete guide to Calabash, the southernmost town in North Carolina, where a working shrimp dock sits on the county’s most affordable coast twenty minutes from Myrtle Beach.
Neighborhood Overview: Calabash homes for sale
Calabash is the last town in North Carolina. Drive south on Beach Drive and you cross into South Carolina inside of a mile. The town’s own site puts the geography plainly: 25 miles north of Myrtle Beach, 50 miles south of Wilmington, closest highway US 17. Buyers get a South Carolina lifestyle with North Carolina taxes and schools.
It incorporated in 1973, when it was a fishing village with a handful of seafood restaurants. The Census counted 2,011 residents in 2020; the 2020 to 2024 American Community Survey puts the population at 2,377, median age 56.0, across about 4.4 square miles.
The identity is seafood, and not as marketing. Shrimp boats still dock on Calabash Creek in season, and the fried seafood the whole Southeast calls Calabash style started here. Nance Street and River Road hold the docks and the restaurant row; everything else spreads along Beach Drive, the local name for NC 179.
The housing is more varied than a town this size suggests. Of the 580 active listings we counted on September 27, 2026, 378 were single family homes, 67 condos, 48 townhomes, 36 manufactured homes and 51 vacant lots. The Unified Development Ordinance, amended March 11, 2025, keeps a manufactured home district alongside a planned unit development district for the golf communities.
Home Price Ranges
Across the 529 active residential listings with a Calabash 28467 address on September 27, 2026, asking prices ran from $111,000 to $2,588,900, median list price $370,990. Land is a separate market, 51 listings from $35,000 to $2,500,000. For what closes, our Brunswick County market update puts the county median sale price at $409,000 for the three months ending August 2026, up 2.2% year over year, and names the county’s west end, Calabash, Shallotte, Ocean Isle and Sunset Beach, as its most affordable coast.
The pace matters more than the price. Brunswick ran 98 days on market in August 2026 against 67 a year earlier, with roughly 2,250 active listings countywide, more than New Hanover and Pender combined. Read that as leverage: negotiate, ask for repairs, and do not chase a stale listing.
One number needs a caveat. The American Community Survey for 2020 to 2024 reports a median home value of $253,200 for Calabash town, plus or minus $52,312. It measures owner-reported values across five years in a town of 1,142 occupied units. Much of the stock is older and modest; the top of the sheet is newer golf and waterfront product. Lifestyle & Community
The Town of Calabash publishes a directory of every business inside the town limits. A few that shape daily life:

What you get in exchange for a small town is a small town. For anything larger than the hardware store or the supermarket, you drive: Shallotte and the county’s US 17 retail are about 12 miles out, North Myrtle Beach about 11, and plenty of our clients shop in South Carolina. Live oaks are protected here, and lot clearing and tree removal require a town permit.
Schools & Education
Calabash is served by Brunswick County Schools. We checked the county’s own attendance zone layers in its GIS data viewer on September 27, 2026, at three points in town and across the full town boundary. The whole town falls in one zone at each grade level:
- Jessie Mae Monroe Elementary School in Ash
- Shallotte Middle School
- West Brunswick High School in Shallotte
None of the three is in Calabash. The assignment sends children north and inland, which means a real bus ride and a real drive for anything after school. The district has redistricted before, so confirm the assignment for an address with Brunswick County Schools rather than a listing sheet or a third-party rating. We found no current NC DPI report card grade we could read this week, so we are not quoting one.
Getting Around
Calabash runs on two roads. US 17 carries the region north and south, and NC 179, which everyone calls Beach Drive, is the main street. There is no bypass and no interstate within an hour. The distances below are approximate, from OpenStreetMap routing on September 27, 2026; summer traffic runs longer.
The beaches are close: Sunset Beach public access about 5 miles and 10 minutes, Ocean Isle Beach about 10 miles and 20 minutes. North Myrtle Beach is about 11 miles and 21 minutes, its airport about 32 miles and 51 minutes.
Wilmington is not close, and we would rather say so up front. Downtown Wilmington is about 48 miles and 69 minutes, ILM airport about 54 miles and 82 minutes, and Novant Health Brunswick Medical Center in Bolivia about 30 miles and 44 minutes. One project is worth watching. NCDOT’s Carolina Bays Parkway Extension, project R-5876, would carry a multi-lane highway from SC 9 in Horry County across the state line to US 17 in Brunswick County, estimated at $797 million. A public hearing summary is dated January 20, 2026, but right of way acquisition in North Carolina is not funded, so do not assume it opens soon.
What Buyers Should Know
Flooding is real but not universal. We clipped the Brunswick County GIS flood hazard layer to the Census town boundary on September 27, 2026. About 13% of the town’s land sits in FEMA Zone AE, base flood elevations 12 to 14 feet, and another 5% in the 0.2% annual chance band. Most of Calabash is outside the mapped hazard area, so the determination on one parcel matters enormously. Article 19 of the town ordinance also requires two feet of freeboard above the base flood elevation.
Insurance is the cost buyers underestimate most. ZIP 28467 falls in Territory 140 of the state homeowners rate structure, the eastern coastal band of Brunswick, New Hanover, Pender, Onslow and Carteret. In the Insurance Commissioner’s settlement with the North Carolina Rate Bureau, the Bureau asked for 71.4% here; the approved result was 10.5% effective June 1, 2025 and another 10.1% on June 1, 2026. Calabash is not in the beach territory, which took 16% then 15.9%, so sitting off the water helps. Get a quote with the wind or hail deductible during due diligence.
Your tax bill has three lines and is about to be recalculated. Brunswick County bills county tax, the Calabash town tax and a fire fee on one statement; the town has not issued its own bill since 2013. The county rate is 0.342 and the town rate 0.098 per $100 in the tax year 2026 column of the county’s rates table, a combined 0.440%. The town website still shows $0.070, last year’s rate. The county’s revaluation takes effect January 1, 2027, so every assessed value changes and the new rate is not set.
HOA and club structures vary widely. Calabash holds golf communities with their own associations and club dues, planned unit developments under the town’s PUD district, condo regimes with monthly assessments, and in-town streets with no association at all. Read the covenants and budget for the community you pick.
Water and sewer come from the county, and the county is under strain. The town sends water and wastewater questions to Brunswick County Public Utilities. The county stepped down from a Stage 2 mandatory to a Stage 1 voluntary water conservation alert on August 31, 2026, with extreme drought and a burn ban still in effect. It also settled with Chemours for $95 million over PFAS contamination. Septic remains common, so confirm which a property has.
There is no town police department, and no short-term rental ordinance. The Brunswick County Sheriff’s Office patrols Calabash, and the Calabash Fire Department is non-municipal, covering nearly 30 square miles that take in Carolina Shores too. We read the full Unified Development Ordinance as amended March 11, 2025 and found no short-term rental chapter, only bed and breakfast uses by district. That is not permission, and an association can prohibit what the town allows.
