River Run Plantation
Your complete guide to River Run Plantation, the gated water access community on the Lockwood Folly River at the end of Sunset Harbor Road in Brunswick County.
Neighborhood Overview: River Run Plantation homes for sale
River Run Plantation is a gated residential community in unincorporated Brunswick County, on the east bank of the Lockwood Folly River off Sunset Harbor Road SE. The mail says Bolivia, NC 28422, but the town of Bolivia is a separate place, 15.4 miles and 27 minutes north by road. Nothing here sits inside a municipality, which matters for the tax bill and for who fixes the roads.
The shape reads clearly from the air: river frontage with private docks across the marsh, a wooded interior on Folly Drive, Island Drive, Lakeside Drive and Mullet Creek Place, several catch and release ponds, and one amenity center near the middle. Lots are generous and treed, and housing runs from older single level homes and a few manufactured homes to new construction finished in 2025 and 2026.
The association is the organizing fact of life here. An active listing at 2905 Island Drive SE, read October 26, 2026, records it as covering gated entry, the amenities below, boat and RV storage, street lights, common area maintenance and road maintenance. That last item is the line we point buyers to first, because private streets are an association expense in perpetuity. River Run trades convenience for water and quiet: five minutes from a public boat ramp, seventeen from a supermarket.
Home Price Ranges
Southport Realty’s River Run Plantation search showed 12 active listings on October 26, 2026: eight houses, from $317,000 at 785 Folly Drive SE to $1,300,000 at 3256 Mullet Creek Place SE on the water, and four lots from $59,900 to $139,500. Neighborhoods.com, read the same day, showed 17 properties, a band of $145,000 to $1,300,000, a median sale price of $389,500 and $230 per square foot. Those feeds disagree, so treat 12 to 17 as the working number and ask us for the live one.
The spread tells you more than the midpoint. River frontage with a dock carries the top, interior lots the middle, older stock and land the floor. The Census Bureau’s 2020 to 2024 five year American Community Survey puts the median value of owner occupied homes across the whole 28422 ZIP area at $295,200, plus or minus $21,905, over a much larger and cheaper footprint. Our Brunswick County market update puts the county median sale price at $394,000 for the three months ending September 2026, with 93 days on market against 64 a year earlier.
River Run sits below St. James Plantation and Southport on price and well below Holden Beach on water. Against Bolivia and Supply, you are paying for the gate, the amenities and the river.
Lifestyle & Community
Daily life runs on the water and the amenity center:
- The amenity center, pool, tennis and pickleball courts, basketball, clubhouse, playground and picnic area, all listed as association amenities on active listings here
- The community pier and kayak launch on the Lockwood Folly River, with a recreational island you walk to from the shore, per the community’s listing pages
- Sunset Harbor Boating Access Area, the state ramp on the Intracoastal Waterway 1.7 miles out the road, listed open by the Wildlife Resources Commission with a caution about low tide
- Carolina National Golf Club, 1643 Goley Hewett Road SE, a 27 hole public club 10 minutes out, the closest golf to the gate
- Varnamtown, the working fishing town across the river, three miles by water and 32 minutes by road
- Holden Beach and Oak Island, the two beaches people here use, about 37 and 27 minutes out
What it does not have is a commercial street. No restaurant, no store, no gas station near the gate, and that is not changing. The social calendar is the association’s, not a town’s.
Schools & Education
We ran three addresses inside the gates, 828 Folly Drive SE, 2943 Island Drive SE and 3256 Mullet Creek Place SE, through Brunswick County Schools’ own Edulog attendance lookup on October 26, 2026. All three returned the same schools:
- Virginia Williamson Elementary School, code 342, 4.94 miles out by the district’s own measure
- Cedar Grove Middle School, code 309, 13.22 miles
- South Brunswick High School, code 334, 16.94 miles, 17.97 by road
The grades are better than the Brunswick averages we write elsewhere, and they moved the right way. The district’s 25-26 District Data page, updated August 2026, reports 2025-26 School Performance Grades of 59 and a C at Virginia Williamson, 56 and a C at Cedar Grove Middle, up from 48 and a D with growth met, and 77 and a B at South Brunswick High, up from 62 and a C with growth exceeded. The county’s two low-performing schools for 2025-26, Supply Elementary and South Brunswick Middle, do not serve this address. The caveat is distance: a high school nearly 18 road miles out means long bus rides. Confirm any assignment with the district, because boundaries change.
Getting Around
There is one way in and one way out. Sunset Harbor Road SE, state road 1112, runs north to NC 211, the Southport-Supply Road, and everything follows from there. Distances below are approximate, from OpenStreetMap routing on October 26, 2026, and summer beach traffic runs longer.
The short trips: the Sunset Harbor boat ramp about 1.7 miles and 5 minutes, Carolina National Golf Club 3.9 and 10, and the nearest supermarket, the Lowes Foods at 2829 Midway Road SE in Bolivia, 8.0 and 17. Then it stretches. Oak Island about 15.1 and 27, Shallotte 15.2 and 28, Southport 15.8 and 29, Holden Beach 19.9 and 37, and Varnamtown, visible across the water, 14.1 miles and 32 minutes because you drive around the river.
Wilmington decides it for many buyers. Downtown is about 34.9 miles and 55 minutes, ILM airport 37.8 and 60. River Run does not work as a Wilmington commute and we would not sell it as one.
What Buyers Should Know
Flood exposure depends on the street. We queried the FEMA National Flood Hazard Layer at six addresses on October 26, 2026. Folly Drive at 800 and 828, and 2905 Island Drive SE, returned Zone X, minimal flood hazard. 2943 Island Drive SE and 578 Lockwood Court returned Zone X in the 0.2 percent annual chance band. 3256 Mullet Creek Place SE, on the river, returned Zone AE with a base flood elevation of 13 feet. The interior is largely outside the Special Flood Hazard Area and the waterfront is not. Pull the determination on the parcel, not the subdivision.
Insurance has moved and will move again. The Insurance Commissioner and the Rate Bureau settled the homeowners case, approving statewide base rate increases of 7.5 percent on June 1, 2025 and 7.5 percent on June 1, 2026 against a Bureau request of 42.2 percent, with no further filing before June 1, 2027. On the dwelling side, which covers a rental or second home, the Department announced on November 3, 2025 that the Bureau had asked 68.3 percent statewide, and the Commissioner rescheduled that hearing on April 13, 2026 while the two sides negotiated. Quote the policy and read the wind and hail deductible before due diligence ends.
County water, your own septic. Listings here show water as public, from Brunswick County Public Utilities, and sewer as a septic tank or a septic permit on file. Budget for a septic inspection, and on a lot confirm the soil evaluation and permitted bedroom count. The county supply is also under strain: it issued a Stage 1 voluntary conservation alert on August 31, 2026 and rescinded it effective October 16, 2026, after a Stage 2 mandatory alert in July 2026 during extreme drought.
The association is the government, and its dues are hard to pin down. Listings record a fee of $675 at 2905 Island Drive SE and $668 at 578 Lockwood Court SE, which sold September 4, 2025, while Neighborhoods.com shows ranges of $559 to $1,440. None states a billing period and we could not reach an association website, so treat every number online as unverified. Ask for the assessment schedule, the budget, the reserve study and the covenants in writing. The road obligation makes the reserve study the document that matters most, and rental rules come from those covenants rather than from the county, whose Unified Development Ordinance governs this land and was last revised August 19, 2024.
The road improvements stop short of you. NCDOT is widening NC 211 from NC 906 at Midway Road north to NC 87, project R-5021, begun January 2022. The segment you would use, Midway Road south to Sunset Harbor Road, is project R-5947, in the ten year State Transportation Improvement Program but not funded, and Sunset Harbor Road to US 17 is not in the program at all. Brunswick County has grown fast, and the road to this gate is not scheduled to grow with it.
