Holden Beach
Your guide to Holden Beach, the eight mile barrier island in Brunswick County where one bridge carries everything on and off and the town says every property sits in a flood zone.
Neighborhood Overview: Holden Beach homes for sale
Holden Beach is an incorporated town in Brunswick County, and it is essentially one island. We pulled the town boundary from the Brunswick County GIS on October 13, 2026. It runs about eight miles from Lockwood Folly Inlet at the east end to the marsh at the west end, plus two small detached parcels on the mainland. The North Carolina Office of State Budget and Management certified 1,125 year-round residents inside that line as of July 1, 2025, up from a 2020 Census base of 918.
The same GIS holds 2,894 mapped address points and 3,484 tax parcels inside those limits. Set that against 1,125 residents and the shape is clear: a rental and second home island with a small permanent community inside it. In January most of the lights are off.
An oceanfront row along Ocean Boulevard has two tiers behind it, and the sound side is cut into finger canals, so much of the stock is a canal house with a dock and a short run to the Intracoastal Waterway. Settle one thing early: ZIP 28462 covers Supply on the mainland too, so a 28462 address is not automatically an island address. If the mainland is what you want, read our Supply guide.
Home Price Ranges
On October 13, 2026 the Coldwell Banker Holden Beach page carried 69 active listings, and all 69 fell inside the town limits when we tested their coordinates. Sixty-one are houses, condos or townhomes asking $399,900 to $3,300,000, median $929,900. Fifty-four are detached houses, median $974,000. Six are condos, $399,900 to $650,000. Eight vacant lots ran $285,000 to $699,000. If your budget starts with a four, you are shopping condos or a lot, not a beach house.
The pace is slower than the county, and we would rather say so. Those 61 homes showed a median 126 days on market, one of them 562 days. Our Brunswick County market update puts the county median sale price at $409,000 for the three months ending August 2026, up 2.2 percent year over year, with days on market at 98 against 67 a year earlier. Carrying an empty beach house through a slow listing period is expensive, so price it right the first time. For the same coast cheaper, compare Ocean Isle Beach, Sunset Beach and Oak Island.
Lifestyle & Community
- Holden Beach Pier and the town campground: six town camping sites at the pier, reserved by phone or email, per the town Parks and Recreation page, October 13, 2026.
- Bridgeview Park: free open pickleball three days a week, and the site of Barktoberfest and a Monster Mash Trunk or Treat on October 30.
- Block Q stage: the town opened the concert venue and bathrooms in July 2026 and runs beginner yoga there three mornings a week.
- North Carolina Festival by the Sea, Jordan Boulevard: October 24 and 25, 2026, free admission and free parking, per the Brunswick Islands tourism site.
- Lockwood Folly Inlet and the Intracoastal Waterway: the inlet is a bike ride from most of the island, and the waterway behind it is the kayak and paddleboard water.
What the island lacks matters too. No hospital, no school, and the shopping is across the bridge. For a walkable downtown, Southport is 41 minutes off.
Schools & Education
Holden Beach is served by Brunswick County Schools, and every assigned school is on the mainland. We sampled 795 points spaced 350 feet apart inside the town limits against the county GIS attendance layers on October 13, 2026, and the answer was close to unanimous.
- Virginia Williamson Elementary, 1020 Zion Hill Road, Bolivia, takes 731 of the 795 points, 91.9 percent, about 13.0 miles from Town Hall. Its 2025-26 state growth designation was Not Met, index -5.44.
- Cedar Grove Middle, 750 Grove Trail SW, Supply, takes 724 points, 91.1 percent, and is the closest at about 4.6 miles. Growth for 2025-26 was Met, index -1.35.
- West Brunswick High, 550 Whiteville Road NW, Shallotte, takes 735 points, 92.5 percent, about 11.8 miles away. Growth for 2025-26 was Not Met, index -4.83.
Addresses come from the Brunswick County Schools directory and the growth designations from the Department of Public Instruction 2025-26 accountability data set, both read the same day. Confirm the assignment for a specific address with the district before you write an offer.
Getting Around
Everything runs over one bridge at Jordan Boulevard. The 2022 orthoimagery we pulled for this guide covers all eight miles of town and shows exactly one crossing. In summer that bridge is the traffic picture. Under an evacuation order it is the safety picture.
These drive times were routed from Town Hall on October 13, 2026, free flow and approximate. Shallotte is 10.0 miles and 18 minutes, and Novant Health Brunswick Medical Center in Bolivia, the nearest hospital, 11.8 and 19. Southport is 26.8 and 41, downtown Wilmington 37.5 and 55, and Wilmington International Airport 42.9 and 66. If you work in Wilmington, treat this as a weekend island rather than a commute, and compare our St. James Plantation and Shallotte guides.
Plan on a golf cart only if you plan on registering it. The town treats a cart on any street as a motor vehicle under state law: lights, signals, mirrors, a state inspection sticker, an NCDMV plate, insurance and a licensed driver. Carts are barred from bike lanes, sidewalks and streets posted above 35 mph.
What Buyers Should Know
The town tells you itself that the whole island is a flood zone. Its flood brochure, dated June 19, 2023, states that all properties in Holden Beach are in a special flood hazard area. Our own check agrees. We queried the Brunswick County GIS flood hazard layer at 795 points inside the town limits on October 13, 2026: 508 landed in Zone AE, 181 in VE, the coastal high hazard zone where waves are expected, and only 71 outside any mapped polygon, mostly water and marsh. Pull the determination and the elevation certificate during due diligence. The town keeps certificates for substantially improved structures at its Building Department.
Construction rules are stricter than the map alone suggests. The same brochure says the town requires all construction, wherever it occurs, to meet V zone elevation requirements, with two feet of freeboard from the lowest horizontal structural member. It also repeats the federal rule that a structure damaged or improved to 50 percent or more of its market value must be brought up to current standards. That rule turns a renovation into a rebuild, so price it before you buy an older cottage.
Insurance is a separate budget line with a ceiling. The island lies south and east of the inland waterway, inside the Beach Area defined in G.S. 58-45-5. The state insurance pool, the market of last resort, caps residential building coverage at $1,000,000, and with 54 active houses asking a median $974,000 that ceiling is not theoretical. Rates have moved too. The Department of Insurance settlement table dated January 13, 2025 approved base homeowners increases of 16 percent on June 1, 2025 and 15.9 percent on June 1, 2026 for Territory 120, the beach areas of Brunswick and four other coastal counties, against a Rate Bureau request of 99.4 percent. Federal flood coverage caps the building at $250,000. Get quotes in writing before due diligence ends.
If the plan is to rent it, read the rules before the projection. North Carolina vacation rentals run under the Vacation Rental Act, Chapter 42A of the General Statutes, and Brunswick County has levied a 1 percent room occupancy tax on rentals of fewer than 15 days since January 1, 1998. The Department of Insurance settled dwelling rates on April 22, 2026, the policies covering homes that are not owner occupied, at an average 5 percent a year for two years, the first increase effective October 1, 2026. Paid parking is its own guest conversation: $5 an hour, $20 a day or $175 a year in the marked spaces, enforced 9 am to 5 pm, with street parking otherwise prohibited and a permit required for every vehicle.
Utilities, projects and storms. The town provides both water and sewer, so wells and septic are not the island’s problem the way they are inland, though Brunswick County Public Utilities still showed a Stage 1 Voluntary Water Conservation Alert in effect when we checked on October 13, 2026. The town has a request for qualifications out for a new fire station, submittals due November 6, 2026, and publishes annual beach monitoring reports back to 2019, the file to read before buying oceanfront. After a storm, re entry requires a hurricane decal you get from the town in advance.
