Neighborhood Overview: Sunset Beach homes for sale

Sunset Beach is the last North Carolina beach town before South Carolina. It sits in the southwest corner of Brunswick County, the state line runs off the west end of its barrier island, and everything carries ZIP 28468. It is two places joined by one bridge: a mainland of golf communities along NC 179, and an island of beach houses across the Mannon C. Gore Bridge.

It is an incorporated town with its own police, fire and public works departments, run from Town Hall at 700 Sunset Boulevard North, covering 7.08 square miles of land per the Census Bureau’s 2026 boundary file. The 2020 to 2024 American Community Survey counts 4,351 residents, median household income of $81,976 and a median age of 69.1, the oldest we have reported in any of these guides.

One number explains the town better than the rest. That survey counts 5,238 housing units and only 2,381 occupied, leaving 2,857 vacant, about 55 percent. These are second homes and rentals, not abandoned houses. Read it as a schedule: full streets May through September, quiet in January.

Home Price Ranges

We read all twelve pages of Coldwell Banker’s Sunset Beach search on September 29, 2026. Of 377 listings, 364 carried a Sunset Beach NC 28468 address, 231 active and 133 pending. Setting aside land, 198 active residential listings ran from $188,700 to $7,595,000, median asking price $370,000.

The range is wide because the town sells three different products. The 113 single family homes had a median list price of $535,000, and the top of the sheet is oceanfront: the $7,595,000 house on Shoreline Drive West and a $4,490,000 one on East Main Street are both on the island. The 68 condominiums ran $189,000 to $529,000, median $275,000, almost all on the mainland in the golf communities. Thirteen townhomes ran a median of $615,000, and 37 were new construction.

Pace matters as much as price. Those active listings had sat a median of 77 days. Our Brunswick County market update puts the county median sale price at $409,000 for the three months ending August 2026, up 2.2 percent year over year, but days on market at 98 against 67 a year earlier, with roughly 2,250 homes active countywide. A negotiating market.

One figure needs a caveat. The same survey reports a median home value of $410,900 for the town, plus or minus $40,087, owner-reported and averaged over five years, so it lags the asking prices above. Against our Calabash guide, ten minutes west, Sunset Beach costs more and gives you the ocean. Against Oak Island or Southport, you trade nearly an hour of Wilmington drive time for a quieter beach.

Lifestyle & Community

This is a quiet town that takes its few institutions seriously. The places that shape a week:

  • Bird Island Reserve, the 1,300 acre state preserve off the west end, managed by the NC Department of Environmental Quality. Since Mad Inlet closed after Hurricane Bonnie in 1999 you can walk its length from the 40th Street access.
  • The Kindred Spirit mailbox, out in the dunes on Bird Island, where people have left notebooks of letters to strangers for decades, a 2.8 mile round trip from 40th Street.
  • Sunset Beach Town Park, 206 Sunset Boulevard North, five acres of live oaks with a picnic shelter, a fishing pier over the Intracoastal Waterway and the town’s 9/11 Memorial.
  • Sea Trail Golf Resort on the mainland, 54 holes across the Byrd, Jones and Maples courses.
  • Sandpiper Bay Golf Club, 27 holes over the Sand, Piper and Bay nines, and Sunset at Sunset, the town’s October block party at Town Park.

The volunteer groups tell you something about the place: the Sunset Beach Turtle Watch Program monitors loggerhead nests each summer under state permit, and the Bird Island Stewards run guided walks monthly from October through May.

Schools & Education

Sunset Beach is served by Brunswick County Schools, and unlike some places in this county the assignment is uniform. We ran 40 real Sunset Beach addresses through the district’s Edulog lookup on September 29, 2026, from the oceanfront streets to the northern subdivisions. All returned the same three schools:

  • Jessie Mae Monroe Elementary (PK-5) in Ash
  • Shallotte Middle School (6-8)
  • West Brunswick High School (9-12) in Shallotte

None is on the NC Department of Public Instruction’s 2025-26 low-performing schools list, worth knowing because two of the 19 graded schools in this district are. On grade-level proficiency in the DPI 2025-26 data, across all students and subjects, Shallotte Middle came in at 62.1 percent, West Brunswick High at 58.6 and Jessie Mae Monroe at 57.0.

The honest drawback is distance. The district’s lookup put an island address at 8.8 miles from Jessie Mae Monroe, 11.4 from Shallotte Middle and 12.5 from West Brunswick High, a long bus ride at both ends of the day. Confirm any assignment with the district, not a listing sheet.

Getting Around

One road matters: NC 179, which becomes Sunset Boulevard, runs from US 17 through the mainland subdivisions, past the roundabout NCDOT and the town opened in July 2014, and over the Mannon C. Gore Bridge onto the island. If the bridge closes there is no second way on. Distances below are approximate OpenStreetMap estimates from Town Hall on September 29, 2026, and summer traffic runs longer.

The beach is the short trip: about 1.4 miles to the island, 2.1 to the 40th Street end. Calabash is about 5 miles and 10 minutes, Ocean Isle Beach about 6.5 and 14, Shallotte about 11 and 19 for groceries. Novant Health Brunswick Medical Center in Bolivia, the nearest hospital, is about 26 miles and 40 minutes.

Wilmington is the number buyers underestimate. Downtown is about 47 miles and 68 minutes, ILM airport about 53 and 81, while Myrtle Beach is closer both ways, the city about 32 miles and 52 minutes and its airport about 35 and 57. What Buyers Should Know

Flood exposure here is real and it is uneven. We clipped the FEMA National Flood Hazard Layer to the town boundary on September 29, 2026, from FIRM panel set 37019C. About 37.9 percent of the area inside the town limits sits in a Special Flood Hazard Area: 19.0 percent in Zone VE, the coastal high hazard zone where wave action is expected, 18.4 percent in Zone AE and a half percent in floodway, with another 4.1 percent in the 0.2 percent annual chance band. The island is overwhelmingly VE and AE. The mainland golf communities are mostly not. The town’s own inspections page calls the jurisdiction a high wind zone with a large portion in a floodplain. Pull the determination on the parcel, because two addresses three miles apart carry different insurance math.

Wind coverage is usually a separate policy. The NC Department of Insurance explains that coastal wind and hail is often written by the North Carolina Insurance Underwriting Association, the Coastal Property Insurance Pool, and that an NCIUA wind policy requires a primary policy from an admitted carrier excluding windstorm. Expect a named storm percentage deductible on your dwelling coverage, triggered when the National Weather Service issues an advisory, watch or warning anywhere in the state. Ask for it in dollars, not percent. Homes re-roofed to the IBHS FORTIFIED standard may earn mitigation credits.

Your tax bill has two lines, and the base resets soon. Brunswick County bills 0.342 plus the Town of Sunset Beach 0.16 per $100 of value, a combined 0.502 percent in the tax year 2026 column of the county’s rates table. On the ACS median value of $410,900 that is roughly $2,063 a year, low by coastal standards, but the county’s 2027 revaluation is underway, so every assessed value resets on January 1, 2027 and the rate that follows is not set. Water questions go to Brunswick County Public Utilities, which on September 29, 2026 was posting a Stage 1 voluntary conservation alert, extreme drought and a burn ban at once. Outside the town limits, wells and septic are common.

Beach town rules apply, and they changed this summer. Paid parking runs daily from 9 a.m. to 5 p.m., April 1 through October 31, and Sunset Beach taxpayers register two vehicles for free passes, a real benefit of owning over renting. On July 13, 2026 the Town Council prohibited parking on the side streets from 7th through 11th. A CAMA permit does not replace a town building permit. Much of the mainland sits in club communities such as Sea Trail and Sandpiper Bay, whose dues are separate from the town, and we found no town-wide short-term rental registration, though an association can prohibit what the town allows.
