Neighborhood Overview: Ocean Isle Beach homes for sale

Ocean Isle Beach is an incorporated town in Brunswick County, and it is small: 3.742 square miles of land per the 2023 Census Gazetteer. The American Community Survey for 2020 through 2024 counts 903 year-round residents against 3,387 housing units, only 514 of them occupied. Of the 2,873 vacant units, 2,045 are held for seasonal use and 771 listed for rent. This is a vacation island with a small permanent community inside it.

One road, Causeway Drive, crosses the Intracoastal Waterway onto the island. East and west of that bridge the sound side is carved into finger canals, so much of the housing stock is a canal house with a dock in the back yard. The ocean side is a row of beachfront with two tiers behind it. The median year built is 1996.

Settle one thing before you search. A 28469 mailing address is not the same as the town of Ocean Isle Beach. We tested every active listing on the Coldwell Banker Ocean Isle Beach page against the Brunswick County GIS municipal boundary on October 7, 2026. Of 222 active houses, townhomes and condos carrying an Ocean Isle Beach address, only 72 sit inside the town limits and only 68 are on the island. That line is worth about $850,000, and we walk buyers across it first.

Home Price Ranges

Two markets, both from the Coldwell Banker Ocean Isle Beach page on October 7, 2026. Inside the town limits, 72 active houses, townhomes and condos ran $345,000 to $4,625,000, median $1,237,500, and on the island alone $1,287,000. Outside, 150 listings with the same 28469 address ran $179,900 to $1,874,999, median $437,200.

Inside the town the mix is narrow. Fifty-eight of the 72 are detached houses, median $1,474,950. Thirteen are condos, $390,000 to $795,000, median $599,000. One townhouse asked $529,000, twelve are new construction, and nine land listings ran $675,000 to $1,950,000. The American Community Survey for 2020 through 2024 puts the median owner-occupied home value at $835,500.

The pace is slow, and we would rather say so. Our Brunswick County market update puts the county median sale price at $409,000 for the three months ending August 2026, with days on market at 98 against 67 a year ago. The 72 in-town listings showed a median 86 days. Price it wrong here and it sits.

Lifestyle & Community

  • Ocean Isle Beach Pier, 1 W First Street: open 6 am to 11 pm daily, with a grill, ice cream counter and arcade.
  • Sharky’s Waterfront Restaurant & Marina, 61 Causeway Drive: under the bridge, open since 1990, Monday through Saturday from 11:30 am, free docking for dining guests.
  • The North Carolina Oyster Festival, Town Center Park: the 45th annual runs October 17 and 18, 2026, the one weekend outside summer the island fills.
  • Odell Williamson Municipal Airport, a mile north: a public-use general aviation field, no tower, in service since April 1971 per FAA data effective October 1, 2026.

The honest version is that the island is a beach and a bridge. No grocery store, no hospital, no town center, and the nearest library branches are Rourk in Shallotte and Hickmans Crossroads in Calabash. Everything else is a drive, and in July that drive crosses one bridge with everyone else on it. For a walkable town with the beach attached, compare Southport or Oak Island. For the same coast quieter or cheaper, Sunset Beach, Calabash and Shallotte.

Schools & Education

Ocean Isle Beach is served by Brunswick County Schools, and every assigned school is on the mainland in Shallotte. We sampled 373 points inside the town limits against the Brunswick County GIS school district layers on October 7, 2026, and the answer was close to unanimous:

  • Union Elementary, 180 Union School Road NW, grades K through 5, takes 365 of the 373 points, 97.9 percent. The 2024-25 North Carolina School Report Cards give it a B, score 76, growth Exceeded.
  • Shallotte Middle, 225 Village Road, grades 6 through 8, takes 368 points, 98.7 percent. Its 2024-25 report card is a C, score 60, growth Not Met.
  • West Brunswick High, 550 Whiteville Road NW, grades 9 through 12, takes the same 368 points. Its 2024-25 report card is a C, score 62, growth Not Met.

Three points on the northeast corner of town fall in the Virginia Williamson Elementary zone, and five along the ocean edge fell outside the mapped polygons. The district’s own attendance map returned an error when we checked on October 7, 2026, so confirm the assignment with Brunswick County Schools before you write an offer.

Getting Around

Ocean Isle Beach sits at the far west end of the Brunswick coast, closer to Myrtle Beach than to Wilmington, and buyers coming from the Wilmington side are usually surprised by that. By road routing calculated October 7, 2026 from the middle of the island, free-flow and approximate: Sunset Beach 6.8 miles and 14 minutes, Shallotte 8.3 and 16, Calabash 10.7 and 20, Novant Health Brunswick Medical Center in Bolivia 21.4 and 36, Myrtle Beach International Airport 41.3 and 70, downtown Wilmington 42.9 and 66, and Wilmington International Airport 48.4 miles and 79 minutes. If a job or a specialist is in Wilmington, this is a weekend island and not a commute.

Everything on and off the island runs through Causeway Drive and one bridge. There is no second crossing. In summer that bridge is the whole traffic picture, and under an evacuation order it is the safety picture too.

What Buyers Should Know

Almost the entire island is in a special flood hazard area. We queried the Brunswick County GIS flood hazard layer at 373 points inside the town limits on October 7, 2026. Of the 245 points on the island, 193 landed in Zone AE, 30 in VE, the coastal high hazard zone where wave action is expected, 10 in the 0.2 percent band and only 12 outside any mapped hazard polygon. North of the waterway it flips, 115 of 128 points outside. AE or VE means flood insurance is required with a federally backed mortgage, so pull the determination and elevation certificate early.

Insurance is its own line item, and it has a ceiling. The North Carolina Insurance Underwriting Association defines its Beach Area as the state south and east of the inland waterway, putting the island inside it and the mainland part of town outside. Its Coastal Property Insurance Pool, the market of last resort, caps residential building coverage at $1,000,000. Where 58 active houses ask a median $1,474,950, that ceiling is not theoretical. Expect a separate wind and hail policy with a percentage deductible.

The east end is an active erosion project. The town built a 750-foot terminal groin at Shallotte Inlet, completed in spring 2022 at a cost of $11 million. Coastal Review reported on February 12, 2026 that the town is asking the Army Corps of Engineers to place up to 70,000 cubic yards of sand along 1,875 feet of shoreline east of the groin, an area that for decades lost ground to erosion that claimed homes, destroyed utilities and forced the state to abandon streets. Ask what past projects cost owners.

Water is tight county-wide. Brunswick County moved to a Stage 1 Voluntary Water Conservation Alert on August 31, 2026, until further notice, with the county still classified Extreme Drought as of August 27, 2026. The alert covers Ocean Isle Beach Utilities customers. Ask about it before planning irrigation or a pool.

Rentals are the business model, so read the rules first. North Carolina vacation rentals run under the Vacation Rental Act, Chapter 42A of the General Statutes, and the town’s own zoning and rental rules sit on top. We could not reach the Town of Ocean Isle Beach website on October 7, 2026, so we will not summarize an ordinance we did not read. Get the rules from town hall in writing before you buy on a rental projection.

Two tax lines, and no funded road fix. The county rate is .342 per $100 and the town rate .13, a combined .472 per the 2026 county tax tables, while a mainland 28469 address outside the limits pays the county rate alone. The Carolina Bays Parkway Extension, NCDOT project R-5876, would relieve the Calabash and Shallotte corridors, but NCDOT puts it at $797 million with right of way unfunded.
