Neighborhood Overview: Brunswick Plantation homes for sale

Brunswick Plantation is a gated golf community in the far southwestern corner of Brunswick County, built around 27 holes and split by US 17. Its own history page says the resort was founded in 1991 by Caw Caw Land Corp., started at 650 acres and now covers more than 1,750, with more than 1,800 property owners and roughly 1,000 homes, townhomes and condominium units. Owners took control of the Property Owners Association in 2008, when the community held more than $900,000 in reserves. The golf is three nines, Azalea, Dogwood and Magnolia, built by William Byrd in 1991 and later refined by Clyde Johnston.

The first thing we explain to buyers is the address. Everything here carries a Calabash mailing address in ZIP 28467, but the community is in neither the Town of Calabash nor Carolina Shores. We ran five addresses inside the gates through the Census Bureau geocoder on October 25, 2026, and all five returned Shallotte Township, Brunswick County, with no incorporated place, while a control address on Beach Drive SW returned Calabash town. The consequences are concrete: no town property tax, and no town police. The Town of Calabash’s own information page notes the area is patrolled by the Brunswick County Sheriff’s Department, and inside the gates the community buys its own security service.

The housing is more varied than most gated golf communities we work in: 1990s homes on modest lots, custom houses on golf and water views, villa and condominium buildings along Middleton Drive, and new townhomes going up now. The Census Bureau’s 2020-2024 American Community Survey counts 13,313 people and 8,524 housing units in ZCTA 28467, 1,607 of them vacant, median year built 2003, median home value $308,600 plus or minus $15,158. That vacancy figure is not distress. It is second homes and seasonal use, which is what you expect twelve miles from the South Carolina line.

Home Price Ranges

On October 25, 2026 the Coastal Carolinas MLS feed for the Brunswick Plantation subdivision showed seven active listings, six homes and one vacant lot. The homes run from $204,900 for a new 1,437 square foot townhome at 2183 Wild Indigo Circle NW to $549,900 for a 2,309 square foot house built in 2024 at 1200 Moultrie Drive NW, with a median asking price of $369,595. The lot, 0.32 acres on North Middleton Drive with golf and water views, asks $49,900.

Seven listings in a community of roughly 1,000 units is a thin shelf, and the mix explains why. Four of the six homes are Lennar listings and five were built in 2024 or later, so this is closer to a builder price sheet than a resale market. Lennar’s community page, read the same day, shows a Tidewater townhome collection from the $220s with the Blakely plan at $241,500, Arbor Collection single-family plans in the mid $300s, and eight homes available. If you want a 1990s resale on a mature lot, you will wait for one.

One caveat we would rather state than hide: that feed is the Myrtle Beach-based Coastal Carolinas MLS, and a listing entered only in the Wilmington-area MLS would not appear. Treat seven as the floor, not a census. For context, our Brunswick County market update put the county median sale price at $394,000 for the three months ending September 2026, at 93 days on market. The ACS median value is $308,600 for ZIP 28467 and $349,800 countywide. Asking prices here sit above the ZIP’s median value because what is for sale is mostly new.

Lifestyle & Community

Daily life here is organized around the course and the short run to the water:

  • Brunswick Plantation Golf Links, 380 Brunswick Drive NW, the 27-hole Byrd and Johnston layout at the center of the community
  • Champions Grille, the clubhouse restaurant, serving burgers, sandwiches, wraps, salads, flatbread and entrees with a full bar, per the resort’s own menu page
  • Meadowlands Golf Club, another William Byrd course that the resort’s course list puts under 10 minutes away
  • Sandpiper Bay Golf & Country Club, a Dan Maples design about 15 minutes out by the same list
  • The Calabash waterfront, about 5.8 miles and 14 minutes south, where Brunswick County’s tourism office calls the town the Seafood Capital of the World for the lightly breaded, quickly fried style named after it
  • Sunset Beach, the nearest ocean at about 10.3 miles and 22 minutes, with Ocean Isle Beach about 13.5 miles and 27 minutes

Inside the gates, the amenity fields on current listings describe a clubhouse, indoor and outdoor pools, tennis and pickleball courts, a fitness center and golf carts allowed on community streets. The resort’s history page says seven pools, but that same page says two clubhouses in one place and five in another, so if a specific building matters to you, walk it rather than counting on a web page.

Schools & Education

Brunswick Plantation is served by Brunswick County Schools. We ran four addresses inside the community through the district’s Edulog WebQuery assignment tool on October 25, 2026, on Wild Indigo Circle NW, North Middleton Drive NW, Radcliff Drive NW and Moultrie Drive NW. All four returned the same three schools, with grades from the 2024-25 NC School Report Cards read the same day:

  • Jessie Mae Monroe Elementary School, 250 Pea Landing Road NW, Ash, grades PK-5, a C at 62, met growth at 77.5, 1.9 to 2.95 miles out by the district’s own figures
  • Shallotte Middle School, 225 Village Road, Shallotte, grades 6-8, a C at 60, did not meet growth at 63.1, 10.89 to 12.65 miles
  • West Brunswick High School, 550 Whiteville Road NW, Shallotte, grades 9-12, a C at 62, did not meet growth at 58.9, 10.79 to 12.55 miles

The honest read is that the elementary school is close and the other two are not. A middle or high school student here is looking at 11 to 13 miles each way up US 17 to Shallotte, and both of those schools missed their growth targets. Run your exact address through the district tool before you write an offer, because assignments change.

Getting Around

The community fronts US 17, which is both its convenience and its constraint. Routing estimates from the main entrance at 380 Brunswick Drive NW, approximate and in free flowing traffic, computed October 25, 2026: the Calabash waterfront about 5.8 miles and 14 minutes, Sunset Beach about 10.3 and 22, Shallotte about 12.3 and 22, Ocean Isle Beach about 13.5 and 27, Bolivia and the county hospital campus about 25.9 and 38, Myrtle Beach International Airport about 33.9 and 54, downtown Wilmington about 47.1 and 69, and Wilmington International Airport about 50.6 and 77.

Read that list before you fall for the place. Brunswick Plantation is a Myrtle Beach commute, not a Wilmington one. The South Carolina airport is roughly 23 minutes closer than ILM, and downtown Wilmington is better than an hour each way. If your work or your family are in Wilmington, this is the wrong end of the county and you should look at Leland or Brunswick Forest instead. Nearby we also cover Calabash just down the road, Crow Creek, the other gated golf community in the Calabash area, and Shallotte, where the schools and most of the big-box shopping sit.

What Buyers Should Know

Flooding is the question people actually search about this community, and the answer is parcel by parcel. We queried FEMA’s National Flood Hazard Layer on October 25, 2026 at five points inside Brunswick Plantation, on FIRM panel group 37019C. Four came back Zone X, minimal hazard: Radcliff Drive NW, Brunswick Drive, Moultrie Drive NW and Balfour Avenue NW. The fifth, on North Middleton Drive NW, came back Zone AE and inside the regulatory floodway, the most restrictive designation there is for building. Across the whole community the layer returns mostly Zone X, including large shaded 0.2 percent annual chance areas, with Zone AE following the drainage. Do not accept a community-level answer here. Pull the determination for the specific lot. On insurance, seven miles inland takes storm surge off the table but not wind, so get the wind and hail deductible in writing before you remove due diligence, because on this coast it is commonly a percentage of insured value rather than a flat amount.

The money structure has two layers and buyers mix them up constantly. The first is the POA: current listings show $100 a month on four single-family homes and on the lot, $136 on one Lennar home and $368 on the Lennar townhome, covering management, common areas, pools, security and trash, plus grounds maintenance on the townhome. The second layer is golf, and one listing states it plainly: memberships are sold separately. Your dues do not buy you golf. Ask for the POA budget, the reserve study and the membership schedule, and read the covenants recorded for your own plat, because this community has grown in phases since 1991 and the documents are not uniform across it.

Water and sewer deserve a direct question. The Town of Calabash’s information page points water and wastewater to Public Utilities at 75 Courthouse Drive in Bolivia, which is Brunswick County. Every listing we read shows a public water source, but sewer is less uniform: the Moultrie Drive listing shows both sewer available and a septic tank. On an older or outlying lot, make a septic inspection part of due diligence instead of assuming county sewer. Countywide, the Northwest Water Treatment Plant that supplies Brunswick County water customers is in a $167.3 million expansion from 24 to 48 million gallons a day, with low-pressure reverse osmosis to remove GenX, 1,4-dioxane and other PFAS. The county’s project page still lists it as under construction, with expanded capacity expected August 2026 and the reverse osmosis system operational by the end of calendar year 2026.

On rentals, this is not a beach town, so there is no municipal short-term rental permit to clear. Your limits come from the county’s Unified Development Ordinance and from your covenants, and they are not the same everywhere inside the gates. Current listings show long-term rentals allowed on the single-family homes we read, while the Wild Indigo Circle townhome is marked for both long-term and short-term. The resort itself rents villas on site, so some buildings here run as lodging. If rental income is part of your plan, confirm it in the recorded documents for your building, not from a listing field. As for roads, the project on the horizon is the Carolina Bays Parkway Extension, NCDOT project R-5876, which would run SC 31 from SC 9 in Horry County to US 17 in Brunswick County at an estimated $797 million. NCDOT’s project page, dated January 16, 2026, says planning and development are underway and states plainly that right of way acquisition for the North Carolina portion is not currently funded. It would eventually take pressure off US 17, and it is not funded, so do not price it in.

Frequently Asked Questions

Is Brunswick Plantation a good place to live?
For a buyer who wants gated golf-course living, amenities already built and no town property tax, yes. The trade-offs are real: the middle and high schools are 11 to 13 miles away in Shallotte and both missed growth on the 2024-25 report cards, downtown Wilmington is better than an hour away, golf membership costs extra on top of POA dues, and part of the community sits in a FEMA Zone AE special flood hazard area.
What do homes cost in Brunswick Plantation?
On October 25, 2026 the Coastal Carolinas MLS feed for the subdivision showed seven active listings: six homes from $204,900 for a new townhome to $549,900 for a 2024-built house, a median asking price of $369,595, and one 0.32 acre lot at $49,900. Four of the six homes are Lennar listings and five were built in 2024 or later, so the current shelf is mostly new construction.
What schools serve Brunswick Plantation?
Brunswick County Schools. Four addresses inside the community run through the district’s Edulog WebQuery tool on October 25, 2026 all returned Jessie Mae Monroe Elementary in Ash, Shallotte Middle and West Brunswick High. The 2024-25 NC School Report Cards give all three a C, at 62, 60 and 62, with only the elementary school meeting growth.
How far is Brunswick Plantation from downtown Wilmington and the beach?
By routing estimate from the main entrance on October 25, 2026, approximate and in free flowing traffic: Sunset Beach about 10.3 miles and 22 minutes, Ocean Isle Beach about 13.5 and 27, downtown Wilmington about 47.1 and 69, and Wilmington International Airport about 50.6 and 77. Myrtle Beach International Airport, at about 33.9 miles and 54 minutes, is the closer airport.
What should I know about flooding and insurance in Brunswick Plantation?
FEMA’s National Flood Hazard Layer, queried October 25, 2026 on panel group 37019C, returned Zone X minimal hazard at four points in the community and Zone AE inside the regulatory floodway at a fifth on North Middleton Drive NW. Across the community it shows mostly Zone X with large shaded 0.2 percent annual chance areas and Zone AE along the drainage. Pull the determination for the specific lot, and get the wind and hail deductible in writing.

Ready to Explore Brunswick Plantation?

Brunswick Plantation rewards buyers who pull the flood determination for the exact lot, read the covenants for their own phase, ask what golf membership costs on top of POA dues, and are honest with themselves about an hour-plus drive to Wilmington.
