Neighborhood Overview: Crow Creek homes for sale
Crow Creek is a gated golf community in unincorporated Brunswick County, about five miles north of the Calabash waterfront. The mailing address says Calabash, ZIP 28467, so buyers assume it sits in town. It does not. We queried the Census Bureau’s TIGERweb incorporated places layer at two Crow Creek addresses on October 2, 2026, and both fell outside the town boundary, in Shallotte township. That fact has a dollar value, as you will see below.
It is larger than it looks from the gate. Brunswick County’s parcel layer, queried October 2, 2026, returns 357 lot parcels and 155 condominium unit parcels carrying the Crow Creek name. Of the 357 lots, 246 have a recorded year built and 111 do not, so roughly a third of the platted lots are still empty. Recorded years run from 1994 to 2026, averaging 2017, and 354 of the lots are zoned R75. The Crow Creek Property Owners Association owns the common tracts and Crow Creek Golf Group LLC owns the course land.
Inside the gate are distinct products: the Woodlands condominium regime, whose units date from 2005, the phased Cottages at Crow Creek, and lettered single-family sections. Treat them as different markets; they price, insure and assess differently. For the wider area, the 2020 to 2024 American Community Survey five-year estimates put ZIP code tabulation area 28467 at 13,313 people and an ACS median home value of $308,600 plus or minus $15,158. That median covers the whole Calabash ZIP. The houses here sit well above it.
Home Price Ranges
There are two Crow Creeks on the market, and a gap between them. On October 2, 2026, Coldwell Banker Sloane’s Crow Creek search showed 33 active listings. Eighteen were condominiums and townhomes in the Woodlands and along South Crow Creek Drive, from $204,900 to $279,900. Thirteen were single-family houses, from $599,900 to $1,380,000. The last two were vacant lots at $105,000 each. Nine more properties were under contract.
Nothing was active between $280,000 and $599,900. If your budget lands in the $300s, $400s or $500s, Crow Creek has nothing to show you this week, and we would rather say so than run a tour that cannot end in an offer.
Our Brunswick County market update, on data through August 2026, puts the countywide median sale price at $409,000, up 2.2% year over year, with a typical home taking 98 days to sell against 67 a year earlier. That is the slowest pace of the three counties we work. New construction is a real part of the mix: of the 246 built lots, 118 carry a year built of 2020 or later and 49 of those are 2024 or later. Lifestyle & Community
The golf course is the spine of the place, and it pays to know exactly what it is:
- Crow Creek Golf Club, 490 South Crow Creek Drive, an 18-hole course designed by Rick Robbins and open since 2000, with a pro shop and a restaurant serving breakfast and lunch. Per the club’s site, read October 2, 2026, it is a public course, so tee times are not reserved to residents.
- The amenity package, which the NCRMLS listing data we read on October 2, 2026 lists as a clubhouse, community pool, indoor pool, fitness center, game room, tennis and pickleball.
- Beck’s Restaurant of Calabash, 1014 River Road, a family-owned Calabash-style seafood kitchen open from 11am, per its own site.
- Waterfront Seafood Shack on the Calabash waterfront, which takes reservations and caters, per its own site.
- The town of Calabash, incorporated in 1973, the self-described seafood capital of the world, with more than 2,000 year-round residents, per the town’s site.

Schools & Education
Crow Creek is served by Brunswick County Schools. We queried the county’s attendance zone layers in its GIS data viewer at eight Crow Creek addresses on October 2, 2026. All eight returned the same three assignments, and the NCRMLS listing data agreed:
- Jessie Mae Monroe Elementary School in Ash, grades PK to 5
- Shallotte Middle School, grades 6 to 8
- West Brunswick High School in Shallotte, grades 9 to 12
None of the three is in Calabash, so plan on a real bus ride. The NC Department of Public Instruction’s 2025-26 growth data gives all-students overall growth status of Not Met for Jessie Mae Monroe at an index of -2.01, Met for Shallotte Middle at -1.97, and Not Met for West Brunswick High at -4.83. None appears on DPI’s 2025-26 low-performing designations list, where 2 of Brunswick County’s 19 graded schools do. We found no letter grade for these three we could read this week, so we are not quoting one. Confirm the assignment with the district.
Getting Around
Crow Creek runs on two roads. US 17 carries the region north and south, and NC 179 is the coastal main street through Calabash. There is no bypass and no interstate within an hour. The distances below are approximate, from OpenStreetMap routing on October 2, 2026. Summer traffic runs longer.
Close in: the Calabash waterfront about 5.6 miles and 12 minutes, the Sunset Beach public access about 9.9 miles and 19 minutes, North Myrtle Beach about 12.1 miles and 21 minutes, and Shallotte, where the groceries and the high school are, about 13.1 miles. Novant Health Brunswick Medical Center in Bolivia is about 27.2 miles and 38 minutes, Myrtle Beach International Airport about 32.3 miles and 49 minutes.
Wilmington is not close, and we would rather say so up front. Downtown Wilmington is about 47.2 miles and 67 minutes, ILM airport about 52.8 miles and 80 minutes. One project is worth watching: NCDOT’s Carolina Bays Parkway Extension, project R-5876, estimated at $797 million. The project page, updated January 16, 2026, states that right of way acquisition in North Carolina is not currently funded, so do not price a house on the assumption it opens soon.
What Buyers Should Know
Flood risk is real inside the gate. We queried the FEMA National Flood Hazard Layer at eight Crow Creek addresses on October 2, 2026, FIRM panel set 37019C. Four returned Zone AE, a Special Flood Hazard Area, and four returned Zone X, minimal hazard. The creek and wetland corridors that name the place are the reason. Geocoded points approximate the street, not the building, so pull the determination for the address before you write.
Insurance is cheaper here than on the islands, and still rising. The NC Rate Bureau puts ZIP 28467 in Eastern Coastal Territory 140. In the NC Department of Insurance’s 2024 homeowners settlement, Territory 140 saw a 71.4% request settled at 10.5% approved for 2025 and 10.1% for 2026, against 16% and 15.9% for the beach Territory 120 in the same county. Expect a named-storm percentage deductible on wind, a share of insured value rather than a flat figure.
The tax line is the quiet advantage. Brunswick County’s rates table puts the county rate at 0.342 per $100 of value for tax year 2026. Because Crow Creek sits outside the town limit, the Calabash municipal rate of 0.098 does not apply and a buyer here pays county only, about $784 a year less on an $800,000 house. Fire protection comes through the county’s fire fee system rather than a district tax rate.
The association is layered, and we will not guess at the dues. The listing data confirms a gated community with common areas and roads maintained, and above that sit sub-associations: the Woodlands regime and the Cottages phases carry their own assessments. We could not source a dues schedule we trust this week, so we are not printing a number. Ask for the assessment schedules, budget, reserve study and minutes in writing before due diligence closes. Because the course is public and separately owned, no club membership appears to attach to the deed, which is unusual for a gated golf community and worth confirming in your covenants.
Water, sewer and growth. Brunswick County Public Utilities serves this area, and a Stage 1 Voluntary Water Conservation Alert was posted on its page when we read it on October 2, 2026. The Northwest Water Treatment Plant expansion and reverse osmosis upgrade is under construction, with reverse osmosis expected operational by the end of 2026. The county’s Rural Sewer Program guidelines state that sewer is not available in many areas of the county, so confirm whether an address is on county sewer or septic. With 111 platted lots unbuilt and 49 houses finished in 2024 or later, construction traffic inside the gate is not finished. On rentals, the limits come from the association rather than a town ordinance, so read the minimum lease term in the recorded covenants.
