Sunset Beach costs more to own and gives you the ocean; Calabash costs less and puts five miles of road between you and the sand. The two towns sit ten minutes apart in the same corner of Brunswick County with the same assigned schools, so the real decision is three lines on your budget: the tax rate, the wind and flood insurance, and what single-family money actually buys in each place.
Buyers usually arrive at this comparison from the beach side. They find a condo on the Sunset Beach mainland for less than they expected, then see a bigger house ten minutes west in Calabash for the same money, and they look for the catch. There is no catch. There is a bridge, a tax rate, and an insurance line that runs down the Intracoastal Waterway.
We counted the active listings in both towns ourselves for our Calabash guide and our Sunset Beach guide. Here is what those two sheets said, and what the difference costs you every month.
What does a house actually cost in each town?
The headline medians are almost identical, and that is the trap. On September 27, 2026 we read all 21 pages of Coldwell Banker’s Calabash search and counted 580 active listings at a Calabash 28467 address. The 529 residential listings among them ran from $111,000 to $2,588,900, with a median asking price of $370,990. On September 29, 2026 we did the same for Sunset Beach: 364 listings in ZIP 28468, 231 of them active, and the 198 active residential listings ran from $188,700 to $7,595,000 with a median asking price of $370,000.
Those medians measure different things. In Sunset Beach, 68 active listings were condominiums at a median of $275,000, almost all on the mainland in the golf communities, and they pull the town median down hard. Single-family houses there had a median asking price of $535,000. In Calabash, single-family homes were 378 of the 529 residential listings, so the $370,990 median is close to what a house actually asks. The condo market in Sunset Beach is cheaper than Calabash. The house market is not.
That gap is worth real money. With 20% down at the 7.40% average 30-year rate Freddie Mac published for the week ending October 8, 2026, principal and interest on the Sunset Beach single-family median of $535,000 runs about $2,963 a month; on the Calabash median of $370,990, about $2,055. Roughly $900 a month is the price of the bridge.

Why the tax and insurance lines matter more than the asking price
Both towns pay the same Brunswick County rate of 0.342 per $100 of value, so the difference is the town line on the bill. In the tax year 2026 column of the county’s rates table, Calabash charges 0.098 and Sunset Beach 0.16, for combined rates of 0.440% and 0.502%. On a $450,000 assessment that is $1,980 a year against $2,259, about $279 apart. Not decisive on its own.
The direction of travel matters more. Calabash has raised its town rate two years running, from 0.058 in 2024 to 0.07 in 2025 to 0.098 in 2026, the first increase in more than twenty years per the Brunswick Beacon. Sunset Beach held at 0.16 when the council adopted the fiscal 2026-2027 budget on June 15, 2026. Both numbers reset soon: the county revaluation takes effect January 1, 2027, so every assessed value changes and neither new rate is set.
Insurance is where the towns genuinely separate. North Carolina’s statutory beach area, defined in N.C.G.S. 58-45-5, is the land south and east of the inland waterway. That is the Sunset Beach island. It is not Calabash, and it is not the Sunset Beach mainland. In the Insurance Commissioner’s settlement with the North Carolina Rate Bureau, announced January 17, 2025, the beach areas of Brunswick, Carteret, New Hanover, Onslow and Pender counties took 16% effective June 1, 2025 and another 15.9% on June 1, 2026. The eastern coastal territory that includes Calabash ZIP 28467 took 10.5% and then 10.1%. Same county, same settlement, very different bills.
Flood exposure follows the same line. When we clipped the FEMA National Flood Hazard Layer to the Sunset Beach town boundary on September 29, 2026, about 37.9% of the land inside the town limits sat in a Special Flood Hazard Area: 19.0% in Zone VE, where wave action is expected, 18.4% in Zone AE, and half a percent in floodway. The island is overwhelmingly VE and AE; the mainland golf communities are mostly not. In Calabash, using the county’s GIS flood layer on September 27, 2026, about 13% of the town sat in Zone AE with base flood elevations of 12 to 14 feet and another 5% in the 0.2% annual chance band, with most of the town outside the mapped hazard area. Our flood zone guide and our coastal insurance guide cover what each zone does to a premium and to a named storm deductible.
What the extra money buys on Sunset Beach
It buys the beach, and that is not a small thing. From Town Hall it is about 1.4 miles to the island and 2.1 miles to the 40th Street access, where the walk out to Bird Island Reserve and the Kindred Spirit mailbox starts. Paid parking runs daily from 9 a.m. to 5 p.m. between April 1 and October 31, and Sunset Beach taxpayers register two vehicles for free passes, a real advantage of owning over renting. The town also banned parking on the side streets from 7th through 11th on July 13, 2026. Sea Trail carries 54 holes of golf on the mainland, Sandpiper Bay another 27.
It also buys a particular rhythm. The 2020 to 2024 American Community Survey counts 4,351 residents, a median age of 69.1, and 5,238 housing units with only 2,381 occupied, so roughly 55% sit vacant outside the season. Streets are full May through September and quiet in January. One road reaches the island over the Mannon C. Gore Bridge, and if it closes there is no second way on.
Calabash trades that for a working town. Shrimp boats still dock on Calabash Creek, the restaurant row on Nance Street and River Road is why the whole Southeast says Calabash style, and Pearl Golf Links and Thistle Golf Club sit inside the town limits. The same survey puts the population at 2,377 with a median age of 56.0. North Myrtle Beach is about 11 miles out, so plenty of our Calabash clients shop and fly in South Carolina.
The things that are the same in both towns
Schools do not separate these towns. We ran 40 Sunset Beach addresses through the district’s Edulog lookup on September 29, 2026 and checked the county’s attendance zone layers across Calabash on September 27, 2026. Both towns feed Jessie Mae Monroe Elementary in Ash, Shallotte Middle School and West Brunswick High School in Shallotte. None is on the Department of Public Instruction’s 2025-26 low-performing schools list, and on 2025-26 grade-level proficiency across all students and subjects Shallotte Middle came in at 62.1%, West Brunswick High at 58.6% and Jessie Mae Monroe at 57.0%. From an island address those schools are 8.8, 11.4 and 12.5 miles out.
The drive to Wilmington does not separate them either. Downtown is about 69 minutes from Calabash and 68 from Sunset Beach, and the nearest hospital, Novant Health Brunswick Medical Center in Bolivia, is 30 miles from one and 26 from the other. Both towns buy water from Brunswick County Public Utilities, which was still posting a Stage 1 voluntary conservation alert on August 31, 2026.
Neither town works if you need Wilmington weekly. Both are more than an hour from downtown, and our Leland guide is the better place to start if that drive is part of your week. Two cautions on the numbers above. We found no reliable published median sale price for either town, so those are asking prices we counted on one date plus county sale data, and the two do not mean the same thing. And if rental income is part of your plan, the island is where the demand is and also where Zone VE and the beach insurance territory hit hardest.
Related questions people also ask
Is Calabash or Sunset Beach closer to Myrtle Beach?
Calabash, by a wide margin. North Myrtle Beach is about 11 miles and 21 minutes from Calabash, and Myrtle Beach International Airport about 32 miles, per OpenStreetMap routing we ran on September 27, 2026. From Sunset Beach Town Hall the city of Myrtle Beach is about 32 miles and 52 minutes. If flying out of South Carolina matters to you, Calabash is the easier address.
Do Calabash and Sunset Beach have the same schools?
Yes. Both towns are served by Brunswick County Schools and both are assigned to Jessie Mae Monroe Elementary in Ash, Shallotte Middle School and West Brunswick High School in Shallotte, which we confirmed in the district’s own lookup and attendance zone layers in late September 2026. None of the three school buildings is in either town, so every family here drives or rides. The district has redistricted before, so confirm the assignment for a specific address with the district rather than a listing sheet.
Is flood insurance required in Calabash?
It depends on the parcel, not the town. About 13% of the land inside the Calabash town limits sits in FEMA Zone AE according to the Brunswick County GIS flood hazard layer we checked on September 27, 2026, and a federally backed lender will require flood insurance there; most of the town sits outside the mapped hazard area, where it is optional and often inexpensive. Pull the determination for the specific address during due diligence, because two houses a few streets apart can carry different answers. Calabash also requires two feet of freeboard above the base flood elevation under Article 19 of its ordinance.
Pick the addresses you are seriously considering in each town and get two numbers for each one before you tour: the flood determination and a real insurance quote with the wind and hail deductible written in dollars. Those two decide this comparison more often than the asking price does, and we will pull them with you and talk through what each house would cost to hold.
