For a retiree who wants gated golf-course living at a Brunswick County price, with no town property tax and the ocean 22 minutes away, Brunswick Plantation works well. It stops working if you need Wilmington, because downtown is better than an hour each way and the county hospital campus is 38 minutes out.
Brunswick Plantation sits in the far southwestern corner of Brunswick County, built around 27 holes and split by US 17. The resort’s own history page says it started at 650 acres in 1991 and now covers more than 1,750, with more than 1,800 property owners and roughly 1,000 homes, townhomes and condominium units. Owners took control of the property owners association in 2008.
That history matters for a retirement decision in a way it would not for a younger buyer. This is a finished community rather than one being built around you, the amenities already exist, and the association has been owner-run for almost two decades. What you are buying into is settled. Whether it is settled in the right place is the real question.
What does it cost to own here?
On October 25, 2026 the Coastal Carolinas MLS feed for the subdivision showed seven active listings: six homes from $204,900 for a new 1,437 square foot townhome to $549,900 for a 2,309 square foot house built in 2024, with a median asking price of $369,595, plus one 0.32 acre lot at $49,900. Four of the six were Lennar listings and five were built in 2024 or later, so the current shelf is close to a builder price sheet. If you want a 1990s resale on a mature lot, you will wait.
The tax side is the quiet advantage. Everything here carries a Calabash mailing address in ZIP 28467, but the community sits in neither the Town of Calabash nor Carolina Shores. We ran five addresses inside the gates through the Census Bureau geocoder on October 25, 2026 and all five came back in Shallotte Township with no incorporated place. The consequence is concrete: you pay the Brunswick County rate of 0.342 per $100 for 2026 and no municipal rate on top of it, which is about $1,264 a year on that $369,595 median asking price. You also have no town police, so the Sheriff’s Department patrols and the community buys its own security service inside the gates.
Dues come in two layers and buyers mix them up constantly. Current listings show the property owners association at $100 a month on four of the single family homes and on the lot, $136 on one Lennar home and $368 on the Lennar townhome, covering management, common areas, pools, security and trash, with grounds maintenance on the townhome. Golf is the second layer, and one listing says it plainly: memberships are sold separately. Your dues do not buy you golf.

What does a retired week actually look like?
It is organized around the course and a short run to the water. Brunswick Plantation Golf Links at 380 Brunswick Drive NW is the 27-hole Byrd and Johnston layout at the center of the community, with Champions Grille as the clubhouse restaurant. The resort’s course list puts Meadowlands Golf Club under 10 minutes away and Sandpiper Bay about 15. Inside the gates, listing amenity fields describe a clubhouse, indoor and outdoor pools, tennis and pickleball courts, a fitness center and golf carts allowed on community streets.
Off the property, the Calabash waterfront is about 5.8 miles and 14 minutes south, where Brunswick County’s tourism office calls the town the Seafood Capital of the World for the lightly breaded style named after it. Sunset Beach is the nearest ocean at about 10.3 miles and 22 minutes, and Ocean Isle Beach is about 13.5 and 27. Shallotte, about 12.3 miles and 22 minutes, is where the grocery and big-box shopping sit.
One caution on the amenity count. The resort’s own history page says seven pools in one place, two clubhouses in another and five in a third, so if a specific building or pool matters to you, walk it rather than counting on a web page.
What should a retiree check before buying here?
Start with health care and distance, because that is the line most retirement decisions actually turn on. The Brunswick County hospital campus in Bolivia is about 25.9 miles and 38 minutes from the main entrance. The larger medical centers in the other direction are across the state line in the Myrtle Beach area, which is why we tell buyers on Medicare to confirm with their plan which hospitals and specialists are in network in both states before they commit to this end of the county. It is solvable. It is not something to discover in year two.
Then flood, parcel by parcel. We queried FEMA’s National Flood Hazard Layer at five points inside the community on October 25, 2026, on FIRM panel group 37019C. Four came back Zone X, minimal hazard, on Radcliff Drive NW, Brunswick Drive, Moultrie Drive NW and Balfour Avenue NW. The fifth, on North Middleton Drive NW, came back Zone AE and inside the regulatory floodway, which is the most restrictive designation there is for building. Across the community the layer returns mostly Zone X with large shaded 0.2 percent annual chance areas and Zone AE following the drainage. Never accept a community-level answer here. Our flood zone guide explains what the difference does to your premium and your loan.
Insurance is the other line. Seven miles inland takes storm surge off the table but not wind, and on this coast the wind and hail deductible is commonly a percentage of insured value rather than a flat dollar amount. Get it in writing before you remove due diligence, and read our guide to coastal insurance deductibles so you know what you are reading.
Finally, the documents. This community has grown in phases since 1991 and the paperwork is not uniform across it. Ask for the association budget, the reserve study and the golf membership schedule, and read the covenants recorded for your own plat rather than a neighbor’s. On utilities, every listing we read shows public water, but sewer is less consistent and one Moultrie Drive listing showed both sewer available and a septic tank, so put a septic inspection in due diligence rather than assuming county sewer.
Three things would send us to recommend somewhere else. First, family in Wilmington. Downtown is about 47 miles and 69 minutes and Wilmington International Airport about 50.6 miles and 77 minutes, so if you expect weekly trips into the city, Leland or Brunswick Forest is the better fit and we will tell you so. Second, a tight budget for golf. The dues are modest at $100 to $368 a month depending on the home, but membership is a separate bill and a golf community you do not play is an expensive address. Third, rentals. The resort itself rents villas on site and some buildings run as lodging, with current listings showing long-term rental permitted on the single family homes we read and both long and short term on one townhome. If quiet neighbors year round are the point of retiring, read the rental rules for your own building before you fall for the clubhouse. One more item for the horizon: the Carolina Bays Parkway Extension, NCDOT project R-5876, would eventually take pressure off US 17 at an estimated $797 million, but NCDOT’s project page dated January 16, 2026 says right of way acquisition for the North Carolina portion is not currently funded. Do not price it in.

What are the HOA dues at Brunswick Plantation?
Current listings in the subdivision showed property owners association dues of $100 a month on four single family homes and on the vacant lot, $136 a month on one Lennar home and $368 a month on a Lennar townhome as of October 25, 2026, covering management, common areas, pools, security and trash, with grounds maintenance included on the townhome. Golf membership is sold separately and is not included in those dues. Because the community has been built in phases since 1991, ask for the budget and the covenants recorded for the specific phase you are buying in.
Is Brunswick Plantation in a flood zone?
Most of it is not, but part of it is. Of five points we queried in FEMA’s National Flood Hazard Layer on October 25, 2026, four returned Zone X, an area of minimal flood hazard, and one on North Middleton Drive NW returned Zone AE inside the regulatory floodway. The community also contains large shaded areas with a 0.2 percent annual chance of flooding. Flood risk here is a lot-by-lot question, so order the determination for the exact address during due diligence.
How far is Brunswick Plantation from the beach and the airport?
Sunset Beach is the nearest ocean at about 10.3 miles and 22 minutes, with Ocean Isle Beach about 13.5 miles and 27 minutes, based on routing estimates from the main entrance in free flowing traffic on October 25, 2026. Myrtle Beach International Airport is the closer airport at about 33.9 miles and 54 minutes, roughly 23 minutes nearer than Wilmington International. Summer beach traffic on US 17 runs longer than those estimates.
Do two things before you tour. Pull the flood determination for any lot you are serious about, and ask the association for the budget, the reserve study and the golf membership schedule so you can see the full monthly number rather than the dues line on a listing. Our Brunswick Plantation community guide has the current listing detail, and our Brunswick County market update puts the pricing in context. If you want to compare this against Crow Creek, Calabash or the Leland communities with real numbers, we are glad to sit down and work through it with you.
