Can I Use a Renovation Loan on an Older Wilmington Home?

Yes. An FHA 203(k) or HomeStyle loan finances the purchase and the repairs together, but a Limited 203(k) caps rehab at $75,000.

The short answer

Yes, an FHA 203(k) or a conventional HomeStyle Renovation loan lets you finance the purchase and the repairs in one mortgage, which is how a lot of mid-century Wilmington houses get bought. The limits are real: a Limited 203(k) caps total rehabilitation at $75,000 and cannot touch structural work, and either loan has to fit the county loan limit.

This matters here more than in a newer market. Wilmington’s median housing unit was built in 1990, and of the city’s 67,186 housing units, 26,074 were built before 1980, with 6,781 dating to 1939 or earlier, according to the Census Bureau’s American Community Survey 2024 one-year estimates. That is roughly two in five houses old enough to need something, and one in ten old enough to need a plan.

So a buyer looking at a 1962 ranch off Oleander with original windows, an aging HVAC and a kitchen nobody has touched since the 1990s has a real choice. Pay for the house, then pay for the work out of savings. Or finance both at once and start with the work already funded in escrow.

The two loans and what separates them

FHA has two versions. The Limited 203(k) is for minor remodeling and nonstructural repairs. Total rehabilitation costs must not exceed $75,000, no 203(k) consultant is required, and the work must be finished within nine months, per HUD Mortgagee Letter 2024-13 dated July 9, 2024. HUD treats a repair as major, and therefore outside the Limited program, if it will take more than nine months, needs more than two payments per specialized contractor, requires a consultant work write-up or architectural plans, or keeps you out of the house more than 30 days in total.

The Standard 203(k) handles the major work. It requires a HUD-approved consultant, and the mortgagee reviews the consultant’s work write-up to set a completion window that cannot exceed 12 months. If the house needs a foundation repair, a structural change to a load-bearing wall, or an addition, this is the one.

On the conventional side, Fannie Mae’s HomeStyle Renovation loan works differently. On a purchase, renovation costs must not exceed 75 percent of the lesser of the purchase price plus renovation costs, or the as-completed appraised value, under Selling Guide section B5-3.2-02 dated December 10, 2025. There is no flat dollar cap the way FHA has one, which is why HomeStyle is often the better fit on a larger project at a higher price point.

Where the loan limit bites in our market

Both the purchase price and the rehabilitation money have to fit inside one mortgage, and that mortgage has a ceiling. For a one-unit home anywhere in New Hanover, Brunswick or Pender County, the FHA limit is $541,287 for 2026. That limit applies to the loan rather than to the price, so the arithmetic runs off your down payment. With the minimum 3.5 percent down, $541,287 of FHA financing supports roughly $561,000 of combined purchase price and rehabilitation cost.

That is comfortable for most of the housing stock that actually needs renovating. It is not comfortable near the water. A buyer looking at a $500,000 house on Masonboro Sound with $90,000 of work in mind is past the FHA line before the appraiser weighs in. The conventional route goes higher: the 2026 conforming loan limit in all three counties is $832,750 under the Federal Housing Finance Agency’s calendar year 2026 limits, which we covered in detail on what the conforming loan limit means here. For a serious renovation at the top of our market, HomeStyle is usually the only version that works.

What the appraisal does to your plan

This is where renovation loans surprise people. The lender is not lending against your receipts. It is lending against the as-completed appraised value, which means an appraiser looks at your plans and estimates what the house will be worth when the work is done.

If you want $70,000 of work and the appraiser says it adds $40,000 of value in that neighborhood, the loan will not stretch to cover your wish list. That cuts both ways in Wilmington. In a street of renovated 1950s houses in Forest Hills or near historic downtown, there are comparable sales to support a real renovation. On a block where nothing has been updated, the comps hold you back, and that is a reason to be careful about buying the worst house on the best street versus the worst house on an average street.

Before any of this, the honest comparison is worth running. On a per-square-foot basis a new build in Leland or Hampstead sometimes wins outright, which we worked through in our new construction versus resale comparison. Renovation financing is the right answer when you want the location, the lot or the character that a new subdivision cannot give you.

Where this gets complicated

Renovation loans are slower and more expensive than a plain purchase mortgage, and in a market where the typical New Hanover County home goes under contract in 61 days, a seller choosing between your 203(k) and someone else’s conventional offer often picks the simpler file. Expect a longer timeline, a contractor who must be approved and willing to work inside a draw schedule, and more paperwork than you have seen on a mortgage before. Wilmington’s contractor availability is its own constraint; a bid that holds for 30 days is doing well. On a pre-1978 house, budget for lead-safe work practices, which are required and not cheap. And a Limited 203(k) cannot fix a foundation, so if the inspection finds structural trouble you are moving to a Standard 203(k) with a consultant, which is a different loan and a different timeline. Sometimes the right call is to buy a sound house and renovate later with cash.

Related questions people also ask

What is the most I can borrow for repairs with an FHA 203(k)?

Under the Limited 203(k), total rehabilitation costs must not exceed $75,000 and the work has to be minor remodeling and nonstructural repair finished inside nine months. The Standard 203(k) has no separate rehabilitation dollar cap, but it requires a HUD-approved consultant and the total mortgage still has to fit the county FHA limit, which is $541,287 for a one-unit home in New Hanover, Brunswick and Pender counties in 2026. In practice the binding constraint on a larger project is that county limit rather than the rehabilitation cap.

Can a renovation loan pay for structural work?

A Limited 203(k) cannot. HUD restricts it to minor remodeling and nonstructural repairs, and classifies work as major, and therefore outside the Limited program, if it requires architectural plans or a consultant work write-up. A Standard 203(k) is built for structural work, including foundation repair and additions, and requires a HUD-approved consultant to scope and inspect the job. Conventional HomeStyle Renovation also accommodates substantial work on a site-built home, with the renovation amount limited by the as-completed appraised value rather than by a flat dollar cap.

How much longer does a renovation loan take to close?

Plan on a longer timeline than a standard purchase mortgage, because the lender has to review contractor bids, order an as-completed appraisal, and set up a rehabilitation escrow before closing. The exact length depends on how fast your contractor produces a complete bid and how quickly the appraisal comes back, so the honest answer is that your contractor controls much of the schedule. Build extra days into the contract’s settlement date rather than hoping, and tell the seller up front what kind of financing you are using so the extension conversation is not a surprise.
