Shallotte is the better fit if you want the groceries, the pharmacy and a town fire department inside ten minutes, and Supply is the better fit if you want more land, a smaller tax bill and a shorter drive to Holden Beach. The two sit seven miles apart on US 17, and the clearest difference between them is the tax line and who handles your water and sewer.
We get this question from buyers who have already decided on western Brunswick County and are now picking between two addresses that look almost identical on a listing site. They are not identical. Shallotte is an incorporated town with its own police, fire and sewer. Supply is a crossroads in unincorporated county with no mayor, no municipal tax line and, outside the subdivisions, no public sewer.
That one difference drives most of what follows: the monthly cost, the due diligence work, and what you are responsible for after closing.
What do homes cost in Supply and Shallotte?
Shallotte asks more. When we built our Shallotte community guide, the 147 active residential listings with a Shallotte 28470 address ran from $165,000 to $1,795,000 with a median asking price of $369,900. For our Supply guide, the 206 priced residential listings in Supply 28462 ran from $80,000 to $4,200,000 with a median asking price of $316,870. That is roughly a 17 percent gap at the median.
The spread is wider in Supply for a reason. The floor there is manufactured housing on its own land and the ceiling is waterfront on the Lockwood Folly, while Shallotte’s stock is more uniform and tops out at Rivers Edge off NC 179.

In both towns your real comparison is usually a builder against a resale. With the county running 93 days on market, per our Brunswick County market update, you have time to make that comparison properly instead of bidding against a clock.
The tax bill is the clearest difference
Supply pays one property tax line. Brunswick County bills 0.342 per $100 of value for tax year 2026, and unincorporated Supply adds no municipal rate. Shallotte pays two: the same county 0.342 plus the Town of Shallotte at 0.31, for a combined 0.652 per $100.
On a $350,000 house that is about $1,197 a year in Supply and about $2,282 in Shallotte, a difference of roughly $1,085 a year, or about $90 a month. That is not free money on either side. The Shallotte line buys town police and fire, town parks and sewer inside the town limits, and the town’s fire department holds an ISO Public Protection Classification of Class 2, which some carriers price into your homeowners premium.
One caution on all of this math. Brunswick County’s next countywide revaluation takes effect January 1, 2027. Every assessed value resets, and the rate that follows has not been set. Today’s bill is a reasonable guide to next year. It is not a ten-year promise.
Water, sewer and schools change with the address
This is where the two towns separate for real.
Utilities
Shallotte handles sewer inside the town limits, with Brunswick County supplying water. Outside those limits, wells and septic are common. In Supply, septic is the norm outside the subdivisions. Brunswick County’s own Rural Sewer Program guidelines, revised July 2024, state plainly that a sewer collection system is not available in many areas of the county, and county Environmental Health requires a well permit application alongside the septic application on any property without public water. If you are buying in Supply, the septic permit and the well file belong in your due diligence period, not after it.
Both towns draw from the same strained county system. Brunswick County stepped from a Stage 2 mandatory to a Stage 1 voluntary conservation alert on August 31, 2026, and its Northwest Water Treatment Plant is finishing an expansion from 24 to 48 million gallons a day.
Schools
Both towns feed West Brunswick High School, and both have a split elementary assignment, which is why we tell buyers here to run the exact address through the district’s own lookup before writing an offer. About 59 percent of Shallotte’s land area is assigned to Supply Elementary and 41 percent to Union Elementary. In Supply, most addresses go to Supply Elementary while the Holden Beach Road corridor goes to Virginia Williamson Elementary.
The grades matter because one school sits well below the others. In the North Carolina Department of Public Instruction 2024-25 School Performance Grades, Union Elementary earned a B with a score of 76, Shallotte Middle a C with 60, West Brunswick High a C with 62, and Supply Elementary a D with 49. Supply Elementary also appears on the department’s continually low-performing list for 2023-24, 2024-25 and 2025-26. If you have elementary-age children, which side of that line your driveway falls on matters more than which town you pick.
Which one fits which buyer?
Pick Shallotte if your week has errands in it. Groceries, hardware and the pharmacy are inside the town limits. Ocean Isle Beach is about 9 miles and 19 minutes away, Holden Beach about 11 and 19, and downtown Wilmington about 34 miles and 50 minutes, which is a commute rather than an errand.
Pick Supply if you want land and the shorter beach run. The Holden Beach bridge is about 9 miles and 14 minutes from the crossroads, Shallotte itself about 7 miles and 13 minutes when you need a grocery store, and downtown Wilmington about 27 miles and 38 minutes. Supply has no main street and no walkable block, which is exactly why some of our buyers choose it.
Flood risk splits the same way the geography does. In Supply the question is waterfront or not: inland points we queried in the FEMA National Flood Hazard Layer returned Zone X, while the two Intracoastal Waterway points returned Zone AE with a base flood elevation of 11 feet. In Shallotte the question is the river: about 12.6 percent of the town’s land area sits in a FEMA Special Flood Hazard Area, nearly all Zone AE along the Shallotte and Little Shallotte rivers, with another 6.2 percent in the 0.2 percent annual chance band. Insurance treats the two towns the same. ZIP codes 28462 and 28470 both sit in North Carolina Rate Bureau Territory 140, where the approved homeowners increases were 10.5 percent on June 1, 2025 and 10.1 percent on June 1, 2026, below the 16 percent and 15.9 percent applied to the beach territory.
Neither town gives you a clean win. They share a high school, and a D-rated elementary covers part of both maps, so a buyer choosing on schools alone is really choosing a street, not a town. Supply’s lower prices come with a large share of manufactured homes in the surrounding stock, which changes the comparable sales an appraiser can use and the loan products a lender will write, and 41 of the active listings we counted there were manufactured. And if you need Wilmington several days a week, both answers are wrong. Leland puts you 30 minutes closer, and we would rather tell you that than sell you a drive you will resent by March.
Related questions people also ask
Is Supply cheaper than Shallotte?
Yes, on both the asking price and the tax bill. The median asking price across Supply’s priced residential listings was $316,870 against $369,900 in Shallotte, read within four days of each other at the start of October 2026. The bigger ongoing difference is the tax rate: unincorporated Supply pays the Brunswick County rate of 0.342 per $100 with no municipal line, while Shallotte adds a town rate of 0.31 for a combined 0.652 in tax year 2026. On a $350,000 house that works out to roughly $1,100 a year more in Shallotte.
Does Shallotte have town water and sewer?
The town handles sewer inside the town limits, and Brunswick County Public Utilities supplies the water. Outside the town limits, wells and septic systems are common, and that line is not always obvious from a listing. Ask the seller in writing which system serves the property and pull the county permit file during due diligence. In Supply the default is the opposite, because septic is the norm outside the subdivisions.
Which is closer to the beach, Supply or Shallotte?
Supply is closer to Holden Beach and Shallotte is closer to Ocean Isle Beach, and neither drive is long. From the Supply crossroads the Holden Beach bridge is about 9 miles and 14 minutes. From Shallotte, Ocean Isle Beach is about 9 miles and 19 minutes and Holden Beach about 11 miles and 19 minutes. Those are approximate road routing estimates taken for our community guides in late September and early October 2026, and summer beach traffic runs longer than all of them.
Pick two real addresses, one in each town, and let us pull the tax record, the flood determination, the school assignment and the septic or sewer file on both before you tour them again. Those four documents usually settle this question faster than another Saturday of driving. If you want help reading them against your budget, talk it through with our team.
