If the drive to your gate is what matters most, Wilmington is the wrong answer, and Hampstead, Holly Ridge, Surf City or Sneads Ferry will serve you better. Wilmington earns its longer commute only when a spouse’s career, the airport, the hospital system or resale value matter more to your family than the daily drive, and on a three-year tour that is a judgment call worth making deliberately.
We work with Marines and sailors reporting to Camp Lejeune every year, usually with about six weeks of notice and one house-hunting trip to get it right. The mistake we see most is treating this as a Wilmington-versus-Jacksonville question. It is really a question about which gate you report to and what your household needs that a base town cannot provide. Here is how we work through it, including the part where the honest answer is a town we do not sell in.
Which gate you report to matters more than the city you pick
Camp Lejeune is large and its access points are far apart. The Main Gate sits off N.C. 24, Lejeune Boulevard, in Jacksonville. The Sneads Ferry Gate, which many people call the 172 Gate, is on N.C. 172 on the southern side of the base and open around the clock. Marine Corps Air Station New River is separate again, on U.S. 17 south of Jacksonville, and several other gates run limited hours.
Two families can both live in Hampstead and have very different mornings depending on whether they head to the 172 Gate or all the way around to the Main Gate. Before you look at a single house, find out which gate you will use, then drive it yourself at your reporting hour on a weekday during your house-hunting trip. A mapping app at two in the afternoon is not the number you will live with. The geography itself is simple: U.S. 17 is the corridor, everything between Wilmington and the base strings along it, and the closer you get to the Sneads Ferry side the shorter the drive and the smaller the town.
What you give up and get at each distance
Sneads Ferry and Jacksonville, closest to the gate
These are the shortest commutes, full stop, and they are in Onslow County. They are also the most military-dependent markets in the region, which cuts both ways: steady rental demand from the next set of orders, and a resale market that moves with troop levels rather than with the wider coastal economy. Onslow is outside the three counties we work in, so if that is where you land we will hand you to an Onslow agent rather than pretend otherwise.
Surf City, Holly Ridge and Hampstead, the middle
This is where most of the Camp Lejeune families we work with end up, and it is Pender County. You are on the beach side of U.S. 17 with Topsail-area schools, a real but manageable drive to the southern gates, and a resale market not tied to the base. Our Pender County market update showed a median sale price of $477,000 for the three months ending August 2026, up 0.5% year over year, with 76 days on market and 423 active listings, down 4.9%. Pender was the only county in the region where inventory and price reductions both moved the seller’s way this summer, so competition for a good house there is real.
Wilmington and northern New Hanover
The longest drive and the deepest civilian economy. Our New Hanover County market update showed a median sale price of $448,000 for the three months ending August 2026, down 3.5% year over year, with 58 days on market and 1,249 active listings, up 10.2%. More inventory and softer prices mean more negotiating room than you will find in Pender right now. You are also buying a hospital system, an airport with direct flights, UNCW, and a spouse job market Jacksonville cannot match. If your household has two careers, that is often the whole argument.

A warning about comparing county tax rates
You will see New Hanover at 30.6 cents per $100 and Pender at 73.75 cents per $100 and conclude that Pender is more than twice as expensive. It is not that simple. Those rates are applied to different assessed values: Pender commissioners voted in the week of June 19, 2026 to build the budget on 2025 valuations rather than on the county’s 2026 revaluation, which Port City Daily reported would have raised some assessments dramatically. A rate means nothing without the value it is multiplied by.
Municipal rates stack on top of the county rate as well. The City of Wilmington adopted a 4.9-cent increase for FY 2026-27, which the city put at about $18.17 a month for a household at a median assessed value of $445,000, while a home in unincorporated New Hanover County near Ogden or Porters Neck pays no city rate at all. Compare the real annual tax bill on two specific addresses from the county tax sites, not rate against rate.
The Hampstead Bypass, and why your commute is a moving target
If you are considering Hampstead or anywhere north of it, U.S. 17 through that stretch is in the middle of a long NCDOT project and your drive will change during your tour.
The bypass is being built in two segments. The northern segment, from N.C. 210 to north of Hampstead, broke ground in 2022 and as of early 2026 was roughly 65% complete, with an expected finish in the first part of summer 2027. The southern segment, about seven miles from N.C. 140 to N.C. 210, was awarded to S.T. Wooten Corporation on a $182 million contract in August 2025, with construction expected to be complete in 2030. Officials told WECT in February 2026 that overall completion remains on track for that year.
Read that in both directions. On a three-year tour starting now you will drive through active construction, and the full relief does not arrive until 2030. The northern piece opening in 2027 is still a real improvement for anyone commuting from Hampstead toward the base, and the long-run effect on values there is why some buyers accept the current mess. Our Hampstead guide covers the neighborhoods along that stretch.
The part nobody tells you about BAH and a three-year tour
Your Basic Allowance for Housing is set by the military housing area of your duty station, which is Camp Lejeune, not by where you live. Moving to Wilmington does not increase it and moving to Sneads Ferry does not reduce it. Look up your rate by pay grade and dependency status on the Department of Defense BAH lookup before you set a budget, because any figure we printed here could be a year out of date by the time you read it.
The harder question is whether to buy at all. At 6.95% for the week ending September 17, 2026, with New Hanover County’s median price down 3.5% year over year, a purchase you have to sell in 36 months carries real risk. Between closing costs going in and commission and concessions coming out, a three-year hold in a flat market can leave you behind where renting would have. A VA loan with no down payment makes the entry cheap and does nothing about the exit. We tell service members to buy when they intend to keep the house as a rental, when their timeline runs past one tour, or when they have found something genuinely underpriced. Otherwise renting year one and buying in year two, once you know your gate and the area, is often the better plan, and our Buyer Advantage Program covers how we work through it.
If you need to be within twenty minutes of the gate, the right towns are Sneads Ferry and Jacksonville, in Onslow County, outside our service area. We will refer you to an agent there rather than talk you into a longer commute so the transaction stays with us. The other complication is the one nobody enjoys: orders change, and families who bought in Hampstead expecting three years and left in eighteen months paid for that. If there is any chance your tour is short, price the exit before you price the house.
Related questions people also ask
Is it worth commuting from Wilmington to Camp Lejeune?
It is worth it when something specific in Wilmington outweighs the drive, most often a spouse’s job, a medical need tied to the hospital system, or the airport. For a service member reporting daily to a gate, the towns along U.S. 17 between the two cities give you most of the coastal lifestyle with far less time in the car. Measure your own gate drive at your reporting hour during your house-hunting trip before committing either way.
Does living in Wilmington change my BAH if I am stationed at Camp Lejeune?
No. Basic Allowance for Housing is set by the military housing area of your duty station along with your pay grade and dependency status, not by the address you choose. Your allowance is the same whether you live in Jacksonville, Hampstead or Wilmington, so a longer commute buys a different lifestyle rather than more housing money. Confirm your figure on the Department of Defense BAH lookup rather than a third-party calculator.
Should I rent or buy when I PCS to Camp Lejeune?
Renting for the first year makes sense if you do not know the area, if your tour may be shortened, or if you would need to sell quickly on the way out. Buying makes sense when you expect to stay beyond one tour, when you intend to keep the property as a rental afterward, or when you find a home priced well below its comparable sales. The deciding factor is usually your exit, because closing costs on the way in and selling costs on the way out are difficult to recover in a market where prices are flat.
Before your house-hunting trip, send us your gate, your reporting time and your BAH, and we will map three realistic areas against that specific drive rather than against a city name, including the ones we do not sell in. Then you can spend the trip touring instead of orienting. Our moving to Wilmington section and property search are good preparation, and our team can walk the rent-versus-buy math through with you before you fly in.
