For most of the buyers we drive through it, yes. Ogden gives you a Wilmington address, New Hanover County schools and the Market Street shopping corridor without a City of Wilmington tax bill, and what you trade for that is traffic on Market Street and county services instead of city ones.
Ogden is not a town. It is an unincorporated census-designated place in northern New Hanover County, population 8,200 at the 2020 census, up from 6,766 in 2010 (U.S. Census Bureau, 2020 Census). Your mail says Wilmington, NC 28411, but you do not live inside the city limits. That single fact drives most of the honest answers below: your tax bill, who picks up your trash, who answers a fire call, and in some older pockets whether you are on septic or county sewer.
Geographically, Ogden sits between the Wilmington city limits and Porters Neck, strung along Market Street, which is US 17 Business here. Middle Sound Loop Road runs east off Market toward the Intracoastal Waterway and the tidal creeks. Military Cutoff Road runs south toward Mayfaire and Wrightsville Beach. If you have been shopping the area on a map, Ogden is the part that looks like it should be in the city and is not. The anchor for families is Ogden Park at 615 Ogden Park Drive, a county park with three lighted baseball fields, nine lighted tennis courts, three lighted football and soccer fields, an off-leash dog park, a one-mile accessible walking trail around the pond and a 10,000 square foot concrete skatepark (New Hanover County Parks and Gardens, accessed September 2026).
What does living in Ogden actually cost in property taxes?
This is the part buyers get wrong most often, and it works in Ogden’s favor. Because Ogden is unincorporated, you pay the county rate plus a fire services district rate, and you do not pay the City of Wilmington rate at all.
- New Hanover County general property tax rate: 30.6 cents per $100 of assessed value New Hanover County tax bill notice, July 10, 2026
- Fire services district rate, unincorporated areas only: 7.25 cents per $100 New Hanover County tax bill notice, July 10, 2026
- City of Wilmington rate, which Ogden does not pay: 33.15 cents per $100 New Hanover County tax bill notice, July 10, 2026
- New Hanover County median sale price: $448,000, down 3.5% year over year, 58 days on market Redfin, three months ending August 2026
Run those rates on a home assessed at $448,000, the current New Hanover median. In Ogden you are at 37.85 cents combined, which is about $1,696 a year. The same assessed value inside the Wilmington city limits is at 63.75 cents combined, which is about $2,856. That is roughly $1,160 a year, close to $97 a month, and it is real money in a payment conversation at a 7.03% thirty-year rate (Freddie Mac Primary Mortgage Market Survey, week ending September 24, 2026).
One line item you do pick up: property owners in the unincorporated county are billed a stormwater services fee, listed separately on the tax bill (New Hanover County tax bill notice, July 10, 2026). It is not large next to the rate difference, but it is there.
What about the schools?
Ogden Elementary sits at 3637 Middle Sound Loop Road, and it is one of the reasons families keep circling this area on the map. What we will not do is tell you which middle and high school your specific address feeds into, because in New Hanover County that is an address question, not a neighborhood question.
New Hanover County Schools assigns students by domicile under a student assignment plan, with the current attendance boundaries established by the Board of Education in December 2019, and the board retains the authority to redraw them (New Hanover County Schools, Student Assignment Plan). The district runs a School Locator map at croppermap.com/nhcs. Put the actual street address in before you write an offer, not the subdivision name, because boundaries in this part of the county have split streets before. We also tell families reading from out of state that an assignment today is not a guarantee for a kindergartener in 2032. Ask the district what is under review.
How bad is the traffic, really?
Market Street through Ogden is the honest drawback. It is a six-lane commercial corridor with a high number of driveway cuts, and at 5:15pm on a weekday it moves like one. In our experience, Ogden to downtown Wilmington runs 20 to 30 minutes at rush hour and closer to 15 off-peak, and Ogden to Wrightsville Beach by way of Military Cutoff and Eastwood Road is about 15 minutes outside of summer weekends.
What changed the picture is the Military Cutoff Road extension, which opened to traffic on September 28, 2023 (WECT, September 28, 2023). It added just over four miles connecting Military Cutoff north to US 17, which means Ogden residents heading north or toward I-140 have a route that is not Market Street. If you are comparing Ogden against Hampstead or Porters Neck, drive both at the hour you will actually be driving them. That single afternoon tells you more than any map.
What is the Ogden market doing right now?
New Hanover County is the priciest of our three counties and the only one where prices are off year over year: a median sale price of $448,000, down 3.5%, with the typical home going under contract in 58 days against 37 days a year ago (Redfin, three months ending August 2026). Active listings hit 1,249 in August, up 10.2% from 1,133 a year earlier (Realtor.com via FRED, August 2026).
What we are seeing inside those county numbers is a split by pricing discipline rather than by place. Well-priced homes in the Ogden and Mayfaire corridor are still going under contract inside a month, while homes priced to last spring’s comparables are the ones sitting past 45 days. For a buyer that means you have negotiating room you did not have in 2022, and it is usually better spent on a rate buydown than on a price cut. Our New Hanover County market update carries the full monthly detail, and you can filter the current inventory yourself on our property search.
Three things. First, unincorporated means county services, not city ones: the Sheriff’s Office rather than Wilmington Police, a county fire district, and private trash collection you arrange yourself. Some buyers from the Northeast find that jarring. Second, insurance. ZIP 28411 falls in state rating territory 140, the eastern coastal band, which took approved base rate increases of 10.5% in 2025 and 10.1% in 2026 (NC Department of Insurance settlement table, January 2025). That is materially better than the barrier island territory at 16% and 15.9%, but it is not an inland rate, and you should get a real quote during due diligence. Third, Ogden is not walkable. Sidewalk coverage is patchy along Market Street, and almost everything is a car trip. If you want to walk to dinner, look at Historic Downtown or Mayfaire instead.
Related questions people also ask
Is Ogden, NC in a flood zone?
Parts of it are and most of it is not. Ogden sits inland of the Intracoastal Waterway, so it does not carry the barrier island exposure, but parcels that back up to Pages Creek, Howe Creek and Futch Creek can fall in a mapped special flood hazard area. Flood zone is determined address by address on the FEMA flood map, not by subdivision, so pull the map for the specific parcel before you assume anything about the premium.
Does Ogden have city water and sewer?
Much of Ogden is served by Cape Fear Public Utility Authority water and sewer, but older pockets and some larger lots off Middle Sound Loop Road are still on private septic systems. This matters because septic changes your due diligence timeline, your inspection list and what you are responsible for after closing. Ask for the utility status in writing during due diligence rather than trusting the listing remarks.
Is Ogden or Porters Neck better for families?
They are close enough that the deciding factor is usually the specific street and price point rather than the place. Ogden is generally a little closer in to Wilmington and to Mayfaire, with more older resale inventory at lower price points. Porters Neck skews newer, has more gated and golf community product, and sits a few minutes farther north on US 17. Drive both at rush hour and compare the actual commute before you compare the brochures.
Pick three addresses you like in Ogden, run each one through the New Hanover County Schools locator and the FEMA flood map, and get an insurance quote on the one you like best before you are under contract. If you would rather have someone who drives Market Street every week tell you which pockets of Ogden hold value and which ones have the septic and drainage headaches, schedule a consultation and we will walk through it with you.
