For a lot of retirees, yes: you get a walkable waterfront downtown, a hospital inside the city limits, no state income tax on Social Security and a median age of 64.2, which tells you who already lives here. The trade-offs are a 44-minute drive to Wilmington for specialty care, flood risk that changes within two blocks, and three tax bills inside one ZIP code.
Southport is the small city at the mouth of the Cape Fear River, and retiring buyers search it more than almost any other place in Brunswick County. That interest is earned. The Census Bureau’s 2020 to 2024 American Community Survey puts the city population at 4,205 with a median age of 64.2, against 62.6 across ZIP 28461. A town where the median resident is 64 is not a town you have to convince to slow down.
Southport is an easy place to love on a Saturday visit, and it has three or four specific things you need to check before you write an offer. None of them are deal breakers. All of them cost money if you find them after closing.
What actually makes Southport work for retirees?
Three things, in the order our clients rank them. First, you can walk to a real downtown. Southport Waterfront Park and the city pier sit at the foot of Howe Street looking across the river to the Oak Island Lighthouse, and the North Carolina Maritime Museum, the Fort Johnston-Southport Museum and the restaurants on the working yacht basin are inside about a dozen blocks. Second, there is a hospital in town rather than 40 minutes away. Third, North Carolina treats retirement income well, and that is a state-level fact rather than a local sales pitch.

That fourth line is the one people miss. A property inside the city limits carries Brunswick County at 0.342, the City of Southport at 0.31 and Smithville Township at 0.04 per $100. The township line is the Dosher hospital tax, approved by township voters on May 2, 2000. A Southport mailing address outside the city limits carries a different combination. What does healthcare really look like in Southport?
Dosher Memorial Hospital sits at 924 North Howe Street, inside town, and it is a critical access hospital with an emergency department, diagnostic imaging, surgical services including robotic-assisted joint replacement, cardiac rehabilitation and a network of primary care and urgent care clinics across southern Brunswick County. For a town of 4,205 people, having all of that at the end of your street is unusual and it is a genuine reason retirees choose Southport over the beaches.
Here is the honest part. A critical access hospital is not a regional medical center. Dosher’s own service list does not include cardiac catheterization or trauma care. For a heart procedure, a stroke, a serious injury or most subspecialists, you are going to Wilmington, about 29 miles and 44 minutes from Howe and Moore streets by routing estimate and longer in summer. If you are managing a condition that means regular specialist visits, drive that route at the hour you would actually drive it. Some of our clients shrug at it. Others move the search north to Ogden or Porters Neck and stay inside New Hanover County, closer to a regional medical center.
How much house does retirement money buy here?
Reading every page of Coldwell Banker’s Southport listings on September 24, 2026, we counted 337 active residential listings asking $112,000 to $3,595,000, at a median asking price of $499,000 and a median 55 days on market. The 270 single-family homes ran $220,000 to $3,595,000 with a median of $565,000. Condos and townhomes started in the $240,000s and $250,000s, and that is where a lot of downsizing retirees land.
Asking prices in that ZIP sit above the county median sale price of $409,000 for the three months ending August 2026, and Brunswick County took a median 98 days to sell, per our Brunswick County market update. That favors a patient buyer. A listing sitting past 60 days in Southport is a conversation rather than a competition. Across the waterway, Oak Island trades in a different band, and we compare the two for clients who want the beach itself rather than the downtown.
Property tax relief worth asking about
Two state programs matter to retirees on fixed incomes. The elderly or disabled homestead exclusion removes the greater of $25,000 or 50% of the appraised value of a permanent residence for owners at least 65 years old, and for 2026 the income eligibility limit is $38,800, per the NC Department of Revenue memorandum of June 27, 2025. The homestead circuit breaker instead caps taxes at 4% of the owner’s income below that limit, or 5% between the limit and 150% of it, with the excess deferred as a lien, per the Brunswick County Tax Office. Applications go to the county tax office. If your income is near either threshold, call them before you assume you do not qualify.
What should you check before you write an offer?
Flood zone first. We queried FEMA’s National Flood Hazard Layer across Southport on September 24, 2026. The Bay Street waterfront, Waterfront Park, the Yacht Basin and the shoreline toward Dutchman Creek returned Zone VE at a base flood elevation of 13 feet, a coastal high hazard area where wave action is expected and flood insurance costs the most. Points inland including East 11th Street, North Lord Street, Indigo Plantation and the Gateway Village area returned Zone X, minimal hazard. Two houses three blocks apart can sit on opposite sides of that line.
The city’s floodplain page also states that updated preliminary Flood Insurance Rate Maps have been issued for Southport, so we pull both determinations. Insurance is the other half. Carriers writing this close to open water commonly set the wind and hail deductible as a percentage of insured value rather than a flat dollar amount. Read that line before the premium, and get a bound quote during due diligence.
Southport is a small town, and small has costs. You will drive for a wider dinner selection, and the NC 4th of July Festival brings 40,000 to 50,000 people into a city of 4,205 for a weekend every year by the festival’s own count. If your retirement plan involves renting the house out short term until you move down full time, check the zoning first: Article 3 of the city’s Unified Development Ordinance bars new short-term vacation rentals in the R-10, R-20 and MF residential districts, with existing ones continuing only as legal nonconforming uses under an annual permit. And if you want a regional hospital, an airport and specialists much closer than 29 miles, we will tell you honestly that northern New Hanover County fits that better than Southport does.

North Carolina does not tax Social Security or Railroad Retirement benefits, according to the NC Department of Revenue. About 29 miles and 44 minutes to downtown Wilmington by routing estimate from Howe and Moore streets, and about 34 miles and 57 minutes to Wilmington International Airport. Southport is the end of the road, with NC 211 and NC 87 as the only ways in and out, so nothing passes through on its way somewhere else. The Southport to Fort Fisher ferry puts cars across the river into New Hanover County, which is how many residents reach Carolina Beach.
