Holden Beach works for retirement if you want the beach as your front yard and you accept that everything else is a drive, including the hospital, which is 11.8 miles and about 19 minutes from Town Hall in Bolivia. It is harder if you want neighbors year round, because the state certified 1,125 permanent residents inside town limits against 2,894 mapped address points, so most of the island is dark in January.
Buyers ask us this after a good week in July, which is the worst week to judge a retirement decision. A barrier island in summer and the same island in February are two different places to live, and the gap matters more at 68 than it did at 38. Everything below comes from our Holden Beach community guide, the town, the county and the state, with the date beside each figure.
What does a year here actually look like?
Start with the population, because it explains the rest. The North Carolina Office of State Budget and Management certified 1,125 year-round residents inside the town limits as of July 1, 2025, up from a 2020 Census base of 918. The Brunswick County GIS holds 2,894 mapped address points and 3,484 tax parcels inside that same line, pulled October 13, 2026. That is a rental and second home island with a small permanent community living inside it.
For some retirees that is the appeal. The island empties out after Labor Day, the beach belongs to walkers and fishermen, and the people who stay know each other. For others it is the problem. If your picture of retirement includes a dinner group of twelve and a full calendar within walking distance, a town of 1,125 will feel thin by December.
The town has been building out what there is. Bridgeview Park runs free open pickleball three days a week, the town opened the Block Q stage in July 2026 and holds beginner yoga there three mornings a week, and the North Carolina Festival by the Sea ran on Jordan Boulevard on October 24 and 25, 2026, all read from the town’s pages and the Brunswick Islands tourism site on October 13, 2026. It is a real calendar for a town this size. It is not the calendar of a 3,000-home active adult community inland.

How far is the hospital, and does that settle it?
This is the question we push hardest on with retiring buyers, because it changes as you age rather than hitting you on moving day.
There is no hospital and no urgent care on the island. Routed from Town Hall on October 13, 2026, free flow and approximate, Novant Health Brunswick Medical Center in Bolivia is 11.8 miles and about 19 minutes. Shallotte, where the groceries, the pharmacy and most medical offices are, is 10.0 miles and about 18 minutes. Southport is 26.8 miles and 41 minutes, downtown Wilmington 37.5 and 55, and Wilmington International Airport 42.9 and 66.
Nineteen minutes to a hospital is not alarming on its own. Plenty of rural North Carolina is worse. Two things make it worth a second look. Every one of those drives crosses one bridge at Jordan Boulevard, and in July that bridge is the traffic picture. And specialist care, not emergency care, is what most retirees end up driving for, so the cardiology or oncology appointment is often in Wilmington rather than Bolivia, a 55-minute drive each way, repeated.
If a spouse stops driving, there is no fixed-route bus on the island to fall back on, so you are relying on family, neighbors or a paid service. We have seen couples solve this by buying inland and keeping a beach week, and others move to Shallotte or Southport at 80 after fifteen good years on the island. Both are real plans. Pretending the drive will not matter is not.
Can you get around without a car?
Partly, and the rules surprise people. The island is flat and about eight miles long, so a bike covers most of it, and the Lockwood Folly Inlet is a bike ride from most addresses.
Golf carts are where buyers get caught. The town treats a cart on any street as a motor vehicle under state law, which means lights, signals, mirrors, a state inspection sticker, an NCDMV plate, insurance and a licensed driver. Carts are barred from bike lanes, sidewalks and streets posted above 35 miles per hour. If your picture of retirement here is an unregistered cart to the beach access, correct it now.
What does it cost to carry a house here?
Property tax is the easy part. The Brunswick County Tax Office tables put the county rate at 0.342 and the Town of Holden Beach at 0.14 per $100 for 2026, a combined 0.482. On the $974,000 median asking price of the 54 active detached houses, that is roughly $4,695 a year, rate math on an asking price rather than a tax bill, since the county bills on its own assessed value.
Insurance is the line that moves. The island sits south and east of the Intracoastal Waterway, inside the Beach Area defined in G.S. 58-45-5, which puts it in the territory served by the state insurance pool, the market of last resort. That pool caps residential building coverage at $1,000,000, and with the median detached asking price at $974,000, the ceiling is not hypothetical. The North Carolina Department of Insurance settlement table dated January 13, 2025 approved base homeowners increases of 16 percent on June 1, 2025 and 15.9 percent on June 1, 2026 for Territory 120, the beach areas of Brunswick and four other coastal counties, against a Rate Bureau request of 99.4 percent.
Flood is a second policy on top of that. The town’s flood brochure dated June 19, 2023 states that all properties in Holden Beach are in a special flood hazard area, and our own check agrees. We queried the Brunswick County GIS flood hazard layer at 795 points inside the town limits on October 13, 2026: 508 landed in Zone AE and 181 in VE, the coastal high hazard zone where waves are expected. Federal flood insurance caps building coverage at $250,000, a fraction of replacement cost on a house at that price, so excess coverage becomes a private market question.
We wrote the carrying cost out line by line in what it costs to own a home on Holden Beach, and we would read that before you set a budget. For wider context, our Brunswick County market update puts the county median sale price at $394,000 with 93 days on market for the three months ending September 2026.
The honest risk is not the hurricane, which you can insure and plan for. It is liquidity at the wrong moment. Those 61 active listings showed a median 126 days on market on October 13, 2026, and one had been sitting 562 days. If your retirement plan needs this house sold inside 90 days because of health or a move closer to family, a barrier island with a $974,000 median and a $1,000,000 insurance ceiling is a slow asset to unwind. Retirees who want the coast without that exposure are often better served inland in Shallotte, Southport or a Leland community where the buyer pool is larger and the insurance market is ordinary, keeping the beach as a 20-minute drive rather than an address.
Related questions people also ask
Is Holden Beach a good place to live year round?
It is, for someone who genuinely likes a quiet off season and does not mind driving for groceries, medical care and almost everything else. The state certified 1,125 year-round residents as of July 1, 2025 inside a town holding 2,894 mapped address points, so the permanent community is small and most houses sit empty in winter. There is no hospital, no school and no fixed-route bus on the island, and one bridge carries everything on and off.
Does Holden Beach have an HOA?
There is no island-wide homeowners association. Individual condominium and townhome regimes carry their own dues, and those documents are the ones to request early in due diligence. We do not publish a dues figure for a specific building unless we have pulled that building’s budget, because the numbers that appear on listing feeds are often stale.
Can you rent out a Holden Beach house in retirement to help cover costs?
Many owners do, and the town and the state both have rules you should read first. North Carolina vacation rentals operate under the Vacation Rental Act, Chapter 42A of the General Statutes, and Brunswick County levies a room occupancy tax on short stays. Insurance is also priced differently for a home that is not owner occupied, so get a quote for the actual use you intend rather than for a primary residence.
Drive the route from a candidate address to the hospital in Bolivia and to Shallotte on a weekday, then ask for the flood determination, the elevation certificate and a written insurance quote on that specific house. If you would like us to pull those three documents on a Holden Beach listing and walk you through what they mean for a retirement budget, talk it through with our team.
