Active asking prices in Porters Neck ran from $475,000 to $3,995,000 on October 16, 2026, with a median of about $717,000 across the 64 active homes in the Coldwell Banker Porters Neck search. The middle half of that market sat between $620,000 and $899,000, which is where most buyers who call us about Porters Neck actually end up.
That spread is wide for a reason. Porters Neck is not one subdivision. It is a stretch of northern New Hanover County along the US 17 corridor that holds gated golf-course streets, waterfront lots on the Intracoastal Waterway and Futch Creek, a run of builder inventory going up right now, and a handful of older homes on larger wooded lots. The same search pulls a $475,000 house on Brockway Road and a $3,995,000 house on Bald Eagle Lane.
So the useful question is not what Porters Neck costs. It is which Porters Neck you are shopping. We walk buyers through that in the car, because the price tells you less here than the street does.
What is actually for sale in Porters Neck right now?

Four streets account for 29 of those 89 homes: Pandion Drive, Canoe Brook Court, Peplow Place and Dressage Way. Several are listed with a lot number in the address, which is how builder inventory shows up in a search, and the prices carry the odd dollar figures that come with a base price plus options. On October 16 the Pandion Drive homes ran $579,187 to $831,659, Canoe Brook Court $599,690 to $709,416, Peplow Place $619,163 to $719,650 and Dressage Way $574,802 to $754,965.
That matters to your offer. When a third of the available homes in an area are new and priced by a builder, the builder sets the floor, and a resale two streets over has to price against a house that can come with a rate buydown. We tell sellers in Porters Neck the same thing we tell sellers in Leland: you are not competing with the last sale, you are competing with what the builder is handing out this month.
Why is the Porters Neck number so far above the Wilmington number?
Because they are not the same market. New Hanover County’s median sale price was $448,000 in the three months ending August 2026, down 3.5 percent year over year, and the typical home took 58 days to go under contract, on the figures in our New Hanover County market update. Realtor.com data through FRED put the county’s median list price at $518,751 in September 2026 with a median 66 days on market.
A median asking price near $717,000 in Porters Neck is roughly $200,000 above the county list median. That gap is not a bidding war. It is the housing stock: bigger homes, bigger lots, golf-course and water frontage, and almost nothing at the entry level. On October 16 exactly one active home in the search was priced under $500,000, the $475,000 house on Brockway Road. One.
The top of the market is the water. The $3,995,000 asking price on Bald Eagle Lane, the $1,899,750 on Grand Harbour Court and the pending homes at $1,750,000 and $1,090,000 on Waterstone Drive are all in that category, and a 1.33-acre lot on Bald Eagle Lane was asking $5,750,000 with no house on it at all. Our Porters Neck community guide walks through the sub-areas street by street, and if you are weighing this area against the one just south of it, we compared them directly in Ogden or Porters Neck.
What does a $717,000 house actually cost per month?
Start with the loan. Freddie Mac’s survey put the 30-year fixed at 7.40 percent for the week ending October 15, 2026. At the median asking price of $717,265 with 20 percent down, you are financing about $573,800, and principal and interest alone run about $3,973 a month. The same loan at the 6.27 percent rate Freddie Mac reported for the week ending October 16, 2025 would have been about $3,541. That is roughly $432 a month in rate movement on the same house in one year, and it is the single biggest change in this market since spring. Our mortgage update tracks the weekly number.
Then add the two local lines people forget. Porters Neck is unincorporated, so there is no city tax on the bill, but the county rate of 30.6 cents per $100 and the 7.25-cent fire services rate for unincorporated property both apply, for 37.85 cents, as reported by Port City Daily on July 10, 2026. On a $717,000 value that is about $2,714 a year, or roughly $226 a month, before any stormwater fee.
Insurance is the line we will not guess at for you. Premiums on this side of the county turn on your distance to the water, your roof and your carrier, and the North Carolina Department of Insurance settlement approved increases that landed on coastal territories in June 2025 and June 2026. Get a real quote during due diligence rather than after, and read our guide to coastal homeowners insurance first so you know what the wind and hail deductible will actually cost you after a storm. On a waterfront or creekfront lot, pull the flood determination too; our flood zone guide explains what an elevation certificate changes.
Every number above is an asking price, not a sale price, and one brokerage’s search of an area with no legal boundary is not an MLS report. Some of the 91 listings carry Wilmington addresses that a neighbor might not call Porters Neck at all. Asking prices in an area where the county median is down 3.5 percent year over year also tell you what sellers hope for, not what buyers paid, and our own guide put the area’s average days on market at 92 earlier in 2026, well above the county’s 58. If you want a defensible number for one specific street, we have to pull the closed sales for that street, and we will do that before you write an offer rather than after.
Related questions people also ask
Are there any homes under $500,000 in Porters Neck?
Barely. In the Coldwell Banker Porters Neck search read on October 16, 2026, exactly one of the 64 active homes was priced under $500,000, a house on Brockway Road asking $475,000, and one pending home on Plantation Landing Drive was asking $464,900. Buyers who need to be under $500,000 in this part of the county usually end up looking a few minutes south in Ogden or Murrayville instead, or at a townhome. If a sub-$500,000 Porters Neck listing appears, expect it to need work or to sit on a smaller lot.
Is new construction cheaper than resale in Porters Neck?
Not usually on sticker price, but the financing can make it cheaper per month. On October 16, 2026 the builder-priced streets in the Coldwell Banker Porters Neck search ran from about $575,000 to about $832,000, which is squarely in the middle of the market rather than below it. What the builder can do that a resale seller cannot is buy your rate down for the first years or cover closing costs, and that is where the real savings show up. Ask for the incentive in writing, with the lender’s terms attached, before you compare it to a resale.
Do you have to join the country club to live in Porters Neck?
No. Porters Neck Plantation is one community inside a much larger area, and many of the surrounding neighborhoods have no club at all. Where a club or an amenity package does apply, dues are separate from any homeowners association assessment and they are not negotiable at closing, so ask for the current dues schedule and the association budget in writing during due diligence. We would rather you see that number before you fall for a view of the fairway.
Pick one street you actually like, and let us pull the closed sales, the tax record and the flood determination for it before you tour anything. That one hour of work will tell you more about your price than another weekend of open houses. If you want us to run it for a specific address, or to compare a builder’s incentive against the resale down the road, talk it through with our team.
