Ogden is the cheaper of the two and it sells faster, with a median sale price of $689,544 over the three months ending August 2026 against $844,441 in Porters Neck. Porters Neck buys you a gated amenity community and deeper water access, and you pay for that in price, in dues and in time on market.
These two areas sit in the same stretch of northern New Hanover County, share the 28411 ZIP code, and sit on the same side of Market Street. Buyers who tour one almost always tour the other. The question is rarely which one is nicer. It is which one gives you the house you want for the money you have, and which set of ongoing costs you are willing to sign up for.
We work this corridor constantly, and the honest split is this. Ogden is a collection of subdivisions built from the 1980s through last year, most of them without a club, most of them with modest or no dues. Porters Neck is dominated by Porters Neck Plantation, a gated community with a golf club, and by waterfront off Edgewater Club Road and Bald Eagle Lane. You are not choosing between two versions of the same thing.
What do the numbers actually say?
Both areas price well above New Hanover County as a whole, and both have slowed noticeably. The county median sale price was $448,000 over the three months ending August 2026, down 3.5% year over year, with 58 days on market. Ogden and Porters Neck both ran higher than that and both took longer to sell than a year ago.
- Ogden median sale price $689,544, up 10.3% year over year, over the three months ending August 2026 Redfin, August 2026
- Porters Neck median sale price $844,441, up 16.6% year over year, over the same three months Redfin, August 2026
- Price per square foot: Ogden $276, down 2.1%; Porters Neck $270, up 6.7% Redfin, August 2026
- Median days on market: Ogden 51 days, up from 36 a year ago; Porters Neck 66 days, up from 38 Redfin, August 2026
- Homes sold in August: Ogden 46, up from 45; Porters Neck 40, down from 50 Redfin, August 2026

Read those two price-per-square-foot lines again, because they are the part most buyers miss. Ogden and Porters Neck cost almost the same per square foot. The gap in the median is mostly a gap in house size and lot, not a premium you are paying for the address. If you want 3,000 square feet, the two areas are closer than the headline medians suggest.
What you are really choosing between
Ogden
Ogden is the practical pick. It runs roughly from the Middle Sound Loop Road area west across Market Street, with Ogden Park in the middle of it and a grocery-and-restaurant strip along Market that you will use every week. Most of the subdivisions here have a pool or nothing at all. That keeps your monthly carrying cost closer to taxes, insurance and the mortgage, which matters at a 30-year fixed rate of 6.95% for the week ending September 17, 2026, per Freddie Mac’s Primary Mortgage Market Survey.
The tradeoff is variety. Ogden is not one place. A 1994 ranch on a half acre off Middle Sound Loop and a 2023 build in a new phase are both Ogden, and they age, insure and resell differently. We walk buyers through what living in Ogden is actually like before they narrow down, because the label covers a lot of ground.
Porters Neck
Porters Neck is the amenity pick. Porters Neck Plantation is gated, built around a golf course and clubhouse, and sits off Porters Neck Road between Market Street and the Intracoastal Waterway. Outside the gates, Edgewater Club Road, Futch Creek Road and Bald Eagle Lane hold the deep-water and marsh-front homes that push the top of the range. Our Porters Neck community guide covers the layout in detail.
Two things to be clear about. Club membership and HOA dues are separate items in most amenity communities, and the club is usually where the real money is. Ask for the current dues schedule and the club fee schedule in writing before your due diligence period runs, not after. And Porters Neck took 66 days to sell in August against 38 a year earlier. That is the slowest of the two by a wide margin, and it cuts both ways: more room to negotiate now, less certainty when you go to sell.
Flood, roads and the things that do not show up in the price
Flood exposure is real in both, and slightly worse in Ogden by one national measure. First Street’s data on Redfin puts 30% of Ogden properties at risk of severe flooding over the next 30 years, against 24% in Porters Neck. That is a modeled 30-year risk, not your FEMA flood zone, and the two do not always agree. Your lender cares about the FEMA zone. Your repair bill cares about the water. Pull both before you write an offer, and read our Wilmington flood zone and flood insurance guide first.
On roads, the corridor already got its big fix. The Military Cutoff Road extension opened September 28, 2023, running about four miles from Military Cutoff Road up to Interstate 140 at a cost of roughly $106 million, per WECT’s coverage that month. That is why both of these areas now feel closer to Mayfaire, Wrightsville Beach and the airport than they did five years ago. The next piece, the U.S. 17 Hampstead Bypass, is still years out, and its first segment is not expected to open until late 2027 according to NCDOT.
Schools are the one place we will not hand you a shortcut. Attendance boundaries split inside both areas, and they change. Run the exact address through the New Hanover County Schools student assignment locator before you get attached to a house, and do it again if you are buying in a new phase that has not been assigned yet.
The boundaries behind those medians are not the boundaries locals use. Redfin reports Ogden and Porters Neck as places, and both of those footprints include waterfront that pulls the median up and leaves out inland streets that people here would call Ogden. Treat the figures above as a fair comparison of two areas, not as a valuation of any one street. And be careful reading the year-over-year jumps: with 40 to 46 sales in a month, a handful of waterfront closings moves the median. If you are trying to price a specific house, the medians are the wrong tool. The last six comparable sales within a mile are the right one.
Related questions people also ask
Is Ogden or Porters Neck closer to Wrightsville Beach?
Ogden is closer. It sits south of Porters Neck along the Market Street corridor, so it is a shorter trip to the Wrightsville Beach drawbridge from almost anywhere in Ogden than from almost anywhere in Porters Neck. The difference is a matter of minutes rather than a different kind of trip, and traffic on Market Street during the summer affects both. If beach access is the deciding factor, drive both routes on a Saturday in July before you decide.
Do you have to join the golf club to live in Porters Neck Plantation?
Membership rules are set by the club and the community documents, and they can change, so we do not quote them from memory. Ask the seller’s agent for the current governing documents, the HOA dues schedule and the club membership schedule in writing, and read them during due diligence. Our team requests these as a matter of routine on any amenity community, because the club fee is often the larger of the two numbers and it rarely shows up in a listing.
Are Ogden and Porters Neck in the same ZIP code?
Yes. Both use Wilmington, NC 28411, which is one reason online searches mix them together and why ZIP-level price data is close to useless for telling them apart. If you are comparing listings, filter by subdivision name or by a map boundary rather than by ZIP. Your agent can pull sales by subdivision, which is the only way to see what a specific neighborhood is actually doing.
Pick three addresses in each area and have someone pull the last six comparable sales, the FEMA flood determination and the full dues and club fee schedule for each one before you tour. That is a two-day exercise and it will change your shortlist. If you would rather not assemble it yourself, bring us the addresses and we will walk you through what the numbers say and what we would do in your position.
