Should I Accept an FHA Offer on My Wilmington Home?

In a 61-day market, take a strong FHA offer seriously. What changes is the appraisal and a 6 percent cap on seller contributions.

The short answer

In a market where the typical New Hanover County home now takes 61 days to go under contract, you should take a strong FHA offer seriously rather than declining it on the label. What actually separates an FHA offer from a conventional one is the appraisal and a 6 percent ceiling on what you can contribute, not the odds of closing.

Sellers ask us this because they have heard that FHA buyers are shaky and FHA appraisers are harsh. There is a grain of truth in the second half and very little in the first. An FHA buyer with a full underwritten approval, documented reserves and a clean credit file is a better bet than a conventional buyer who has a one-page pre-qualification letter from a website.

The question to answer is not whether you like FHA. It is whether this buyer, on this house, at this price, gets you to the closing table for more net dollars than the next offer you are likely to see.

What FHA actually changes for you

Three things, and they are all knowable before you sign.

The loan limit. For calendar year 2026 the FHA one-unit forward limit in New Hanover, Brunswick and Pender counties is $541,287, which we confirmed in the HUD FHA Mortgage Limits lookup on October 19, 2026. HUD set the national one-unit floor at $541,287 and the ceiling at $1,249,125 in Mortgagee Letter 2025-23, published December 11, 2025 and applying to case numbers assigned on or after January 1, 2026. With a New Hanover County median sale price of $464,000 on our New Hanover County market update, most homes here sit comfortably under the limit. If yours is listed above $541,287, an FHA buyer needs a very large down payment to make the math work, and that is worth checking before you negotiate.

The down payment. FHA allows as little as 3.5 percent down. That is not a reason to refuse the offer, but it does mean a thinner cash cushion if something needs to be paid for at the last minute. Ask the lender what the buyer has left after the down payment and closing costs.

The seller contribution ceiling. On an FHA loan, contributions above 6 percent of the price are treated as an inducement to purchase, and an inducement reduces the price the loan is calculated on. We read that in the FHA Single Family Housing Policy Handbook 4000.1 on October 31, 2026. On a conventional loan the cap depends on the down payment: 3 percent under 10 percent down, 6 percent between 10 and 25 percent, and 9 percent above that. So an FHA buyer putting 3.5 percent down can actually ask you for more help than a conventional buyer putting 5 percent down, which surprises most sellers.

The appraisal is the part worth preparing for

An FHA appraiser is valuing the house and also checking it against HUD’s property standards, so the report can come back with conditions the loan will not close without. In the FHA deals our team works in New Hanover and Brunswick counties, the items that come up most often are peeling or flaking paint on homes built before 1978, missing or loose handrails on stairs, exposed wiring and open junction boxes, rotted exterior trim and fascia, and a system that will not run on the day of the visit.

None of that is exotic. All of it is cheaper to fix in the two weeks before you list than in the five days before closing, when the buyer holds the stronger hand and you have a moving truck booked. If you are selling a house from the 1960s or 1970s anywhere from Forest Hills to Sunset Park, assume an FHA buyer will come, and walk the exterior with fresh eyes.

Value risk is separate and is not an FHA problem. Any financed offer can appraise below the contract price, and with the 30-year fixed at 7.24 percent for the week ending October 29, 2026 and two of every five New Hanover listings already carrying a price cut, appraisers have plenty of soft comps to work with. Our post on what happens if your Wilmington home appraises low covers the options when that lands.

How to compare an FHA offer against the others on the table

Compare net proceeds and probability of closing, in that order, and ignore the loan type until the end.

Run a net sheet on each offer with the credits written in. A $470,000 FHA offer with a $12,000 credit nets you more than a $460,000 conventional offer with a $5,000 credit, and the second one looks better only because the headline is smaller. Our post on how much a Wilmington seller can pay toward closing costs works through where those ceilings bind.

Then look at the file. Ask for a full underwritten approval rather than a pre-qualification, ask the loan officer directly how long they have had the documents, and ask whether the appraisal has been ordered. A lender who answers those three questions in an hour is telling you something useful about the next 30 days.

If you have not listed yet and you are deciding how to position the house for the widest pool of buyers, our listing services page explains how we handle pricing and pre-list preparation.

Where this gets complicated

There are real cases where an FHA offer is the weaker one, and we will tell you when we think yours is such a case. A house with deferred exterior work, a failing roof or a system that does not run is a harder FHA file than a conventional one, because the appraiser can condition the loan on repairs you may not want to make. Condominiums are their own question, since FHA financing depends on the project itself, not just the buyer, and that is a call for the lender before you accept. And if you have three offers and one is cash with a short due diligence period, the cash buyer may genuinely be worth real money to you. The mistake we see is sellers skipping the comparison entirely and declining FHA on reputation, which in a 61-day market costs more than it saves.

Related questions people also ask

Can a seller refuse an FHA offer in North Carolina?

Yes. A seller may accept or decline any offer for business reasons, including the financing type, as long as the decision is not based on a protected class under fair housing law. The practical point is that declining on the label rather than on the file usually costs the seller money. Look at the net proceeds and the strength of the approval before you decide.

How long does an FHA loan take to close?

In our experience an FHA purchase in the Wilmington area runs on about the same timeline as a conventional one, with the appraisal driving most of the variation. The delays we see come from repair conditions discovered late rather than from FHA underwriting itself. Agreeing the closing date with the buyer’s loan officer, not just the buyer, is the single best way to keep it on schedule.

Who pays for repairs an FHA appraiser requires?

It is negotiable, and the contract you sign governs it. In practice the seller usually completes the work because the loan cannot close until the condition is cleared and the buyer does not own the house yet. You can also negotiate a price reduction instead, as long as the lender will accept the property in its current condition, which is the part worth confirming with the loan officer before you agree.

Your next step

Before you respond to the offer, ask the buyer’s loan officer for a full underwritten approval and run a net sheet with the credit written in, then walk your exterior for paint, handrails and trim. If you want us to compare the offers on your table side by side and tell you which one we would take, talk it through with our team.
