If the drive to Camp Lejeune or MCAS New River is what you care about most, Surf City is closer by roughly 10 minutes each way. If schools, inventory and selling the house later to a civilian buyer matter more, Hampstead is usually the better call, and it is where we steer most military families unless they specifically want to live at the beach.
We work with Marines and sailors moving here on orders every year, and this is the comparison they arrive with. Both towns sit in Pender County on the Topsail side, between Wilmington and Jacksonville, and both are close enough to the base that the commute is survivable. They are not the same purchase, though, and the differences show up in the tax bill, the insurance and what the house is worth to the next buyer.
The commute, measured both ways
We ran the drives on October 22, 2026 with OpenStreetMap routing, free-flowing, from the center of Hampstead at US 17 and NC 210 and from the island end of the Surf City bridge. Treat them as a baseline: morning traffic adds time on both routes.
- To Jacksonville: about 34 miles and 49 minutes from Hampstead, about 27 miles and 39 minutes from Surf City OpenStreetMap routing, October 22, 2026
- To the Camp Lejeune main gate area on NC 24: about 40 miles and 57 minutes from Hampstead, about 33 miles and 48 minutes from Surf City OpenStreetMap routing, October 22, 2026
- To MCAS New River: about 33 miles and 55 minutes from Hampstead, about 26 miles and 46 minutes from Surf City OpenStreetMap routing, October 22, 2026
- To Sneads Ferry, for anyone using the NC 172 side of the base: about 25 miles and 38 minutes from Hampstead, about 16 miles and 27 minutes from Surf City OpenStreetMap routing, October 22, 2026
- To downtown Wilmington: about 17 miles and 30 minutes from Hampstead, about 31 miles and 53 minutes from Surf City Tidal Realty Partners community guides, September and October 2026
Which gate you use changes the answer more than which town you pick. If you work on the NC 172 side, Surf City is a comfortable half-hour drive and Hampstead is not. If you head to the main side every day, it is 48 to 57 minutes either way, and the commute stops being the deciding factor.
One Surf City detail to know: the high-rise bridge that opened in December 2018 ended the old swing bridge delays, but the island-end roundabout still backs up in season, and NCDOT added a temporary signal there on May 6, 2026 while a longer-term fix is studied (WECT, April 29, 2026, and NCDOT, via our Surf City community guide).
Schools, which is where most families land
Both towns are in Pender County Schools, but they do not feed the same buildings. Using the 2024-25 North Carolina School Report Cards, Hampstead addresses feed Topsail Annandale Elementary (B, 77), North Topsail Elementary (B, 75) or South Topsail Elementary (B, 71), then Topsail Middle (B, 71) and Topsail High (B, 82). On the Pender side of Surf City, the assignment is Surf City Elementary (C, 67) and Surf City Middle (C, 69), then the same Topsail High. Addresses on the Onslow County side of Surf City feed Coastal Elementary (B, 76), Dixon Middle (C, 62) and Dixon High (B, 75).
The honest caveat is capacity. As of the district’s November 12, 2025 figures, Topsail High was enrolled at 1,949 against a capacity of 1,400, Topsail Middle at 845 against 745, and South Topsail Elementary at 613 against 512. A new J.H. Lea Elementary and Middle School is slated to open in August 2027, and boundary recommendations are due to the board in January 2027. Confirm the assignment for the exact address, and expect it may be redrawn while you own the house.
What the two towns cost
Price is where the comparison stops being close. In Hampstead’s ZIP 28443 there were 233 active listings on September 26, 2026, from $154,000 to $3,995,000, with a median asking price of $565,000 and 67 median days on market. In Surf City on October 8, 2026 there were 96 active homes, from $168,400 to $4,200,000, with a median of $827,000 and 105 median days on market. Detached houses there had a median of $981,750, and the only entry-level inventory was seven condos between $168,400 and $379,000 (listing searches behind our Hampstead and Surf City guides).
For context, Pender County’s median sale price was $499,000 for the three months ending September 2026, with 83 days on market against 51 a year earlier (Redfin county pages, read October 17, 2026, in our Pender County market update).
Then the carrying costs. Hampstead’s combined property tax rate runs about 0.925 percent per $100, made up of the county rate of 0.7375, 0.0925 for EMS and a fire district rate near 0.0950 (Pender County FY 2026-2027 rates). Inside Surf City town limits on the Pender side, the town’s 0.4750 rate pushes the combined rate to 1.305 percent (Pender County 2026 rate table). On a $500,000 house, that gap is roughly $1,900 a year, every year.
Insurance widens it. The island portion of Surf City sits in the North Carolina Insurance Underwriting Association’s Beach Area, where the coastal pool caps residential building coverage at $1,000,000. Of 113 active Surf City listings checked against the FEMA flood layer in October 2026, 73 were in Zone AE and 21 in Zone VE, the coastal high hazard zone. In a sample of 60 Hampstead listings in September 2026, 51 were in Zone X. Coverage on a VE-zone house is a different line item than on a Zone X house inland, and it follows you for as long as you own it.
What matters specifically because you are military
Three things we raise with every service member buying here.
Your housing allowance does not change between these towns. BAH is set by the military housing area of your duty station, not by the town you choose. We do not publish BAH figures we cannot verify at the source, so pull your own rate from the Defense Travel Management Office calculator and budget from that.
Two VA numbers belong in your budget. The funding fee is 2.30 percent of the loan amount on a first use with no down payment, and zero for a veteran receiving VA compensation for a service-connected disability. Sellers may pay closing costs, discount points and similar concessions up to 4 percent of the loan amount (VA Home Loan Guaranty Buyer’s Guide, April 2022). With Pender listings averaging 83 days, asking for that concession is reasonable.
Plan for the next set of orders now. A VA purchase loan requires that you live in the home you buy, so it is not a tool for buying a rental. If orders move you later and you keep the house, the rental math differs sharply: Surf City has seasonal vacation rental demand, a 6 percent occupancy tax inside town limits and the North Carolina Vacation Rental Act for stays under 90 days, while Hampstead is a year-round lease market. Our post on Surf City as a beach rental covers that side.
If your tour is three years and you are buying mainly to stop paying rent, the Surf City premium is hard to justify: a median asking price near $827,000, a 1.305 percent combined tax rate and Beach Area wind exposure is a lot to recover in 36 months, with island listings averaging 105 days to sell. Hampstead’s risk is school capacity and a possible boundary change before August 2027. And if your daily drive is to the main side of Camp Lejeune, both towns put you near an hour out, and we would rather point you to Holly Ridge, Sneads Ferry or Jacksonville than sell you a house that makes your mornings miserable.
Related questions people also ask
How far is Surf City from Camp Lejeune?
From the island end of the Surf City bridge, the main gate area on NC 24 is roughly 33 miles and about 48 minutes by OpenStreetMap routing on October 22, 2026, and MCAS New River is about 26 miles and 46 minutes. If you use the NC 172 side near Sneads Ferry, the drive is far shorter, about 16 miles and 27 minutes to Sneads Ferry itself. Which gate you are cleared through matters more to your morning than the mileage does, so test your actual route before you choose a town.
Does my BAH change if I live in Hampstead instead of Surf City?
No. Basic Allowance for Housing is set by the military housing area tied to your duty station, not by the address you pick, so both towns pay the same rate for the same rank and dependency status. What changes is what that allowance buys, and the two towns are not close on price or property tax rate. Confirm your own figure with the Defense Travel Management Office’s BAH calculator rather than a third-party site.
Can I rent the house out when I get orders?
Usually yes, and plenty of military owners here do exactly that. A VA purchase loan requires you to occupy the home you buy, which is a certification you make at closing, so renting it out is something that happens later when circumstances change, not a plan you finance against up front. Rules also differ by town: short-term vacation rentals carry registration and occupancy tax obligations, while a standard year-long lease does not. Ask your lender and the town before you count on rental income.
Drive both commutes on a weekday morning at the hour you would really leave, then pull the school assignment and the flood zone for any specific address before you make an offer. Those three checks settle this comparison faster than any amount of online research. If you are on a PCS timeline and want help lining up houses that clear all three, talk it through with our team.
