For most retirees, yes, as long as you are comfortable driving about 23 minutes to the nearest hospital and roughly an hour to an airport. Shallotte gives you a working town with groceries, doctors and restaurants, beaches 19 to 22 minutes away, and a median asking price of $369,900 for the homes on the market in ZIP 28470 (Coldwell Banker search, September 28, 2026).
We get this question from couples who have already decided on the Brunswick County coast and are now choosing between towns. Shallotte is the one people land on when Southport feels too expensive, Calabash feels too small, and Wilmington feels too busy. It sits on US 17 between the beaches and the mainland, so you are close to the water without paying beach prices or carrying beach insurance.
The honest version is that retiring here is a trade. You get a lower cost of entry, a town that still has a hardware store and a pharmacy, and a short drive to Ocean Isle, Holden Beach and Sunset Beach. You give up the convenience of a city, and you take on two costs that are still moving: coastal insurance and a county property revaluation that lands January 1, 2027.
What does retiring in Shallotte actually cost?
Property tax is the easy part to pin down. Inside town limits you pay the Brunswick County rate plus the Town of Shallotte rate, which comes to 0.652 percent per $100 of assessed value for tax year 2026 (Brunswick County Tax Office rates table, tax year 2026). On a home assessed near the town’s median value, that is roughly $2,279 a year. That is low compared with what our buyers from New Jersey, New York and Ohio are used to paying.
Retirement income gets friendlier treatment here than many people expect. North Carolina does not tax Social Security benefits: if your federal return taxed them, you deduct them on your state return (NC Department of Revenue guidance, read October 2026). Withdrawals from an IRA or a 401(k) are different. Those are generally taxed as regular income on your North Carolina return, so build that into your budget before you decide what you can spend on a house.
If you are 65 or older, there are two property tax programs worth putting on your calendar now, because both are tied to January 1 and both have a June 1 filing deadline.
- Elderly or Disabled Exclusion: excludes the greater of the first $25,000 or 50 percent of the appraised value of your permanent residence if you were 65 or older as of January 1 and your prior year income did not exceed $38,800 NC Department of Revenue Form AV-9, 2026 tax year
- Homestead Circuit Breaker: caps taxes at 4 percent of income under that same $38,800 limit, or 5 percent between $38,800 and $58,200, with the rest deferred as a lien NC Department of Revenue Form AV-9, 2026 tax year
- Disabled Veteran Exclusion: excludes up to the first $45,000 of appraised value, with no age or income limit Brunswick County Tax Office, Property Tax Relief, read October 2026
- Filing deadline for all three: June 1 NC Department of Revenue Form AV-9, 2026 tax year
- Combined Shallotte property tax rate: 0.652 percent (county 0.342 plus town 0.31) Brunswick County Tax Office rates table, tax year 2026
One owner can use only one of the exclusion programs, and the Circuit Breaker deferral has teeth: the three most recent years of deferred taxes come due with interest when the home is sold or the owner dies (Brunswick County Tax Office, read October 2026). We tell retirees to read that paragraph twice before they choose it over the straight exclusion.
How far is real medical care?
This is the question that decides it for a lot of people, and it deserves a straight answer. The nearest hospital is Novant Health Brunswick Medical Center in Bolivia, about 13 miles and 23 minutes from the middle of Shallotte by our routing in September 2026. That is an emergency department, imaging and surgical services, not a major medical center. For anything requiring a large hospital, you are driving to Wilmington, about 34 miles and 50 minutes.
Two things are changing. In March 2026 the North Carolina Department of Health and Human Services approved Novant Health to build a 20-bed hospital with a 24/7 emergency department along US 74/76 in Leland, and a separate free-standing emergency department in Carolina Shores, which is just past Calabash on the South Carolina line (WECT, March 30, 2026). The Carolina Shores emergency department would be the closer option for the south end of the county. Neither is open, and the approval did not come with dates we can quote, so do not buy on the assumption that either is finished soon.
Day to day, Brunswick Senior Resources runs a network of centers including one in Shallotte at 3620 Express Drive, with others in Supply, Southport, Leland, Calabash and the Waccamaw area (Brunswick Senior Resources, read October 22, 2026). That matters more than people expect in year three, when the novelty wears off and you want somewhere to go on a Tuesday.
What can you actually buy here?
As of the September 28, 2026 search behind our Shallotte community guide, there were 234 active listings in ZIP 28470. Of those, 147 were homes, townhomes, condos or manufactured homes asking $165,000 to $1,795,000, with a median asking price of $369,900. The other 87 were vacant lots, with a median of $69,900.
Two details inside that number matter for retirees. First, 84 of the 147 homes were new construction, which means much of what you tour will be a builder’s inventory home rather than a resale with a yard that has grown in. Second, the market is slow enough to negotiate in. Brunswick County sat at 93 days on market for the three months ending September 2026, up from 64 a year earlier, with a median sale price of $394,000 (Redfin county pages, read October 17, 2026, in our Brunswick County market update). Slow markets are good news when you are the buyer and bad news three years later if you have to sell in a hurry.
What about flooding and insurance?
Shallotte is not a beach town, and its flood picture reflects that. About 12.6 percent of the town’s land sits in a FEMA Special Flood Hazard Area, mostly Zone AE along the Shallotte and Little Shallotte rivers, about 6.2 percent is in the 0.2 percent annual chance band, and roughly 81 percent is outside mapped flood zones (Brunswick County GIS flood hazard layer, sampled September 2026). Being off the island does not make you exempt, so get the flood determination for the specific address before you remove due diligence.
Insurance is the cost that has surprised our retired buyers most. ZIP 28470 sits in rating Territory 140, which absorbed approved homeowners increases of 10.5 percent on June 1, 2025 and 10.1 percent on June 1, 2026, compared with 16 percent and 15.9 percent for the beach territory across the waterway (North Carolina Rate Bureau and Insurance Commissioner settlements). Lower than the beach, still climbing. Our guide to coastal homeowners insurance, wind and hurricane deductibles walks through what that looks like on an actual policy.
Two moving parts should temper the budget you build today. Brunswick County’s revaluation takes effect January 1, 2027, which resets assessed values countywide, and the tax rate that follows has not been set, so nobody can tell you your 2027 bill yet. The county has also been under water conservation measures, with a Stage 1 voluntary alert issued August 31, 2026 while a treatment plant expansion is underway. And if a hospital five minutes away, a walkable downtown or a shorter airport run is near the top of your list, Southport or the Wilmington side of the county is probably the better fit, and we will tell you so.
Related questions people also ask
How far is Shallotte from the nearest hospital?
The closest hospital is Novant Health Brunswick Medical Center in Bolivia, roughly 13 miles and about 23 minutes by our routing in September 2026. It has an emergency department and surgical services, but larger hospitals are in Wilmington, about 50 minutes away. If immediate hospital access is a condition of the move, drive the route at the hour you would actually be driving it before you commit to an address.
Does North Carolina tax Social Security?
No. If your Social Security or Railroad Retirement benefits were taxed on your federal return, you may deduct them on your North Carolina return, because the state does not tax that income (NC Department of Revenue guidance, read October 2026). Other retirement income, such as withdrawals from an IRA or a 401(k), is generally taxed as regular income by the state. Ask your tax preparer how your particular mix of income is treated before you set a housing budget.
Is Shallotte close enough to the beach?
Yes, for most people. Ocean Isle Beach is about 9 miles and roughly 19 minutes, Holden Beach about 11 miles and 19 minutes, and Sunset Beach about 14 miles and 22 minutes by our routing in September 2026. Those drives get noticeably longer on summer weekends, when beach traffic backs up on the bridges, so plan on a weekday beach habit rather than a July Saturday one.
Before you make an offer, do three things: pull the flood determination for the exact address, drive to the hospital and to the airport at the time of day you would really go, and ask the Brunswick County Tax Office whether you qualify for the elderly exclusion so you can file by June 1 rather than finding out a year late. If you want help lining up the houses that fit those answers, talk it through with our team.
