Sunset Beach works well for retirement if you want a quiet, low-tax beach town and you are honest with yourself about distance: the combined county and town tax rate is about 50.2 cents per $100, among the lowest in our market, and the nearest hospital is the county hospital in Bolivia, at the other end of Brunswick County. It works badly if you expect a year-round neighborhood, because the 2020 Census counted 5,066 housing units against 4,175 residents, which tells you most of the houses around you are not occupied all year.
That second number is the one we ask retiring buyers to sit with. Sunset Beach is not a small town with some rentals. It is a place where the housing stock outnumbers the people, and the experience of living there in July and in February are two different lives. Some retirees love that. Others move after three winters because the street went dark in October.
Both reactions are common and neither is wrong. What follows is what we can document, and the questions we would ask you before you commit.
What it costs to own here, in the parts we can source
Taxes are the easy win. Brunswick County adopted a rate of 34.2 cents per $100 for fiscal year 2026-27, and the Town of Sunset Beach kept its municipal rate at 16 cents per $100 when the council adopted its budget on June 15, 2026. Combined, that is about 50.2 cents per $100 of assessed value before any special district charge. On a home assessed at the Brunswick County median sale price of $409,000, that is about $2,053 a year by our own arithmetic on those two rates. Retirees coming from New Jersey or New York routinely tell us the figure does not look real.
Insurance is the hard part, and it moves in the other direction. Sunset Beach has two halves: the barrier island, reached over the Mannon C. Gore Bridge, and the mainland side, which includes Sea Trail and most of the town’s land area. Those are not the same insurance risk, and in North Carolina’s rate territories the barrier island band carries the steepest approved increases in the state. Our guide to coastal homeowners insurance explains how a named storm deductible is calculated as a percentage of your dwelling coverage rather than a flat dollar amount, which is the detail that surprises people most. The medical question, asked properly
This is the one retirees ask last and should ask first. Novant Health Brunswick Medical Center, the county hospital, is at 240 Hospital Drive NE in Bolivia, up Highway 17 from Sunset Beach. That is a real drive rather than a quick one, and it is the drive you make for anything an urgent care cannot handle. Time it yourself, at the hour you would actually be driving it, before you decide the distance is acceptable.
What offsets it is the clinic network closer in. Novant operates primary care and imaging locations in the Carolina Shores area, minutes from Sunset Beach and Calabash, which covers routine care without the Bolivia trip. The other factor people forget is the state line. Little River and Myrtle Beach are south of you, closer than Wilmington, and some Sunset Beach residents use South Carolina providers. Whether that works for you depends entirely on your insurance network, and it is worth calling your plan before you make an offer rather than after.
What the town is actually like to live in
Quiet, small and run by a town government you can reach. The budget gives you a sense of scale: a general fund of about $13.1 million, with $678,000 in Powell Bill money for street resurfacing including on the island and in Sea Trail.
Paid parking tells you the rest. The town charges for island beach parking from April 1 through October 31, enforced daily from 9 a.m. to 5 p.m., and free outside those hours and months. Sunset Beach taxpayers can register up to two vehicles for free passes, which is a genuine benefit of owning here rather than visiting. The town also voted on July 13, 2026 to prohibit parking on the side streets from 7th through 11th, which is the kind of decision that tells you how the summer pressure is managed. Our Sunset Beach community guide covers the island and mainland areas in more detail.
Sea Trail, and why most retirees end up looking there
Most of the retirement-oriented inventory is on the mainland in Sea Trail, a golf community with its own master association and 54 holes operated by the resort. Dues vary by neighborhood and property type within it, and because the association’s figures are the only reliable ones, we pull the current dues statement and the recorded covenants for the specific address rather than quoting a range. If you want the beach-town tax rate with amenities and neighbors who are mostly full-time, this is where to look first.
Three things we would say to your face. First, Brunswick County is the slowest resale market we cover, at 98 days to go under contract against 58 in New Hanover. That works in your favor when you buy here and against you when you or your heirs sell, and at this stage of life the exit matters more than it did at 40. Second, storms. You are on or near a barrier island, and that means evacuation orders, insurance deductibles measured as a percentage of your coverage, and the possibility of a season where you are not in the house. Third, if what you actually want is a walkable historic downtown, a hospital ten minutes away and a year-round neighborhood, Southport is the better fit and we will tell you so. We would rather lose the listing than sell you the wrong town.
Related questions people also ask
Is Sunset Beach NC on an island?
Partly. The town includes both a barrier island, reached by a fixed bridge over the Intracoastal Waterway, and a larger mainland portion where most of the town’s residential communities sit. The distinction matters for insurance, flood zones and daily convenience, because island addresses carry higher wind and flood exposure and a bridge between you and the grocery store. When someone says they are looking at Sunset Beach, our first question is always which side they mean.
Does Sunset Beach have an HOA?
The town itself does not, but most of the organized communities inside it do, including Sea Trail, which has a master association plus separate associations for condominium neighborhoods. Dues, what they cover and any capital contribution due at closing differ by neighborhood and change over time. The only dependable answer for a specific property comes from the current dues statement and the recorded covenants, which your closing attorney obtains during due diligence.
How far is Sunset Beach from Wilmington?
Sunset Beach sits at the far southwestern end of Brunswick County, right against the South Carolina line, which puts Wilmington at the opposite end of the county and Myrtle Beach much closer. That shapes retirement life more than people expect: your airport, your specialists and your adult children’s flights are often easier through Myrtle Beach, while Wilmington becomes an occasional trip rather than a regular one. If you want Wilmington access on a weekly basis, look at Leland or Southport instead.
Spend a February here before you buy, and in the meantime let us pull the closed sales and the current active listings on both the island and the mainland side so you can see what the two halves of this town actually cost. Schedule a consultation and we will put the numbers side by side with the insurance questions you should be asking, and tell you honestly whether Sunset Beach or somewhere else fits what you described.
