They are not really competing for the same buyer. Logan Homes is the volume and amenity play in Brunswick and Pender with twelve communities starting in the $250s, Mungo Homes is the gated and natural-gas option spanning the high $200s to the low $600s, and HHHunt Homes is the move-in-ready choice on the Carolina Beach Road corridor with eighteen finished homes on the ground.
Buyers ask us to rank these three, and we understand why. All three are on our new-construction pages, all three are building in the Wilmington area right now, and all three are advertising incentives this month. But a ranking would be dishonest, because the three build in different places at different price points for different households. The useful comparison is where each one fits.
Everything below is what the builders themselves published as of September 22, 2026, when we last checked each one. Incentive terms change monthly and some of the offers here have September deadlines, so treat the specifics as a snapshot rather than a promise.
Logan Homes: the coastal builder with the widest footprint
Logan has been building on this coast since 1986, and it has the most Wilmington-area communities of the three: twelve, running from Hampstead to Sunset Beach, with published from-prices starting in the $250s at Pelican Cove in Southport. Terrapin in Leland starts in the $290s for townhomes and runs to the $560s for single-family, with two resort pools, a grand clubhouse, fitness, pickleball, a fishing dock and a kayak launch. Brookfield Branch in Hampstead starts in the $260s for townhomes and the $330s for single-family, in the Topsail school district. Lake House in Leland starts in the high $200s.
Where Logan fits: buyers who want new construction under $400,000 in Brunswick or Pender County without giving up a pool and a clubhouse. The amenity packages at this price point are the reason Logan keeps showing up on our buyers’ short lists.
Logan’s September incentive is $20,000 use-as-you-choose on select homes in select communities, applied to closing costs, a rate buydown, options or price, on contracts written September 1 through 30, 2026, and it requires financing with Alpha Mortgage and closing with Cline Law. There is also a 2/1 buydown advertised at 2.99% in year one, 3.99% in year two and 4.99% for the life of the loan, on contracts accepted by September 30 and closing by December 31, 2026. Full current terms are on our Logan Homes page.
Mungo Homes: gated communities and natural gas
Mungo’s Wilmington division has grown quickly into seven communities with roughly 77 new homes for sale across them, spanning about $275,000 to $600,000. The top of that range is gated: East Wynd in Hampstead in the low $600s, along the Intracoastal Waterway in the Topsail school district with three-car garages available, and Indigo at Abbey Preserve in Wilmington in the high $500s, gated, natural gas, with private access to Abbey Nature Preserve. Scotts Hill Village sits in New Hanover County at the Pender line in the high $500s, with a private pool and cabana, which is a specific and often overlooked combination: New Hanover tax rates with a Hampstead-style commute.
Where Mungo fits: buyers who want gated and amenity-rich in New Hanover or Hampstead above $500,000, and buyers who want a natural-gas home under $350,000 in Leland, Castle Hayne or Bolivia with a real amenity package rather than a mailbox cluster.
Mungo’s current offer is a 2/1 buydown at 3.25% in year one, 4.25% in year two and 5.25% for years three through thirty, quoted at 6.025% APR through Silverton Mortgage on eligible homes, on contracts written on or after September 14, 2026 with the loan closing before January 12, 2027. The published example assumes FHA financing with 3.5% down and a 780 credit score, and the builder notes the rates hold only until the locked pool of funds is depleted. The alternative is up to $20,000 in savings using the same lender. On a $400,000 home the buydown is worth roughly $7,300 of seller contribution front-loaded into your first two years, while the $20,000 credit is worth more if you hold the loan long enough. Details are on our Mungo Homes page.
HHHunt Homes: the smallest footprint, the most finished inventory
HHHunt has built in Virginia and North Carolina since 1966, with its North Carolina homebuilding operation based in Raleigh, and it expanded into Wilmington in 2025. It currently has two Wilmington communities with more approved: Fawn Valley, single-family from the mid $400s, 1,608 to 3,530 square feet with ranch plans available and three move-in-ready homes, and McQuillan Pines, three-story garage townhomes on Carolina Beach Road from the upper $300s with fifteen move-in-ready homes.
Where HHHunt fits: buyers who need to be in a finished house on a schedule, in southern New Hanover County, at a price below most of Wilmington proper. Eighteen move-in-ready homes across two communities is a lot of finished inventory for a builder this new to the market, and that inventory is exactly what makes its headline incentive possible.
That incentive is a 4.99% fixed rate, locked, on select move-in-ready homes at both communities, which against the 6.95% market 30-year rate for the week ending September 17, 2026 is worth roughly $500 a month on a $400,000 loan. It requires the builder’s preferred lender and qualification, and the rate is subject to change prior to lock. HHHunt also advertises $1,500 in Hometown Heroes savings for teachers, first responders, medical professionals and military. See our HHHunt Homes page for what is available this week.

How to actually compare them without getting fooled
Every incentive on this page is tied to the builder’s lender. That is not a scandal, it is the business model, but it means the advertised rate and the advertised credit are not free money. The builder is buying that rate down with dollars it could otherwise have applied to price, and the lender’s fees and pricing are part of the package you are accepting.
So compare three things, in this order. First, the total cost of the house over the years you actually plan to own it, not the first-year payment. A 2/1 buydown is worth the most to someone who expects to refinance or sell inside three years and the least to someone who plans to hold the loan for twenty. Second, one competing lender quote. We get our buyers one outside quote on every builder contract so they can see what the incentive is really worth against market pricing rather than against a number the builder chose. Third, the specific home, lot and delivery date, because none of these builders offers the same terms on every home in every community.
Our post on whether builder incentives are worth it goes through that math in more detail, and the new construction guide covers the process end to end.
One procedural point that costs buyers real money every month in this market: register your agent on your first visit to a model home. Most builders will only pay buyer-side representation if your agent is registered with them the first time you walk in. Tour alone and you may have permanently given up representation on that purchase, which matters most on exactly the kind of negotiation described above.
HHHunt is the newest of the three in Wilmington, having arrived in 2025, so its local track record here is short compared with Logan’s four decades on this coast. That is not a reason to avoid it, and its move-in-ready inventory and warranty program are genuine advantages, but if a long local service history matters to you, weigh it. The larger complication is that none of these three may be right for your lot or your budget. Stevens Fine Homes, Bill Clark Homes and Trusst Builder Group build in overlapping areas, and in some communities a well-priced resale with a mature yard beats every new build on this page. We will tell you when that is the case.
Related questions people also ask
Do I need my own agent to buy new construction?
You do not need one, but the on-site agent at a model home works for the builder, not for you. Most builders will only pay for buyer-side representation if your agent is registered with them on your very first visit, so walking in alone can permanently remove that option for that purchase. Bringing your own representation costs you nothing extra in almost every case, because the builder has already budgeted that cost into the home.
Are builder rate buydowns better than a price reduction?
It depends entirely on how long you keep the loan. A temporary buydown lowers your payment sharply in the first two years and then steps up, which suits a buyer expecting to refinance or move soon, while a permanent price reduction lowers your loan balance and your payment for as long as you own the home. Run both against the number of years you realistically expect to stay before choosing.
Which builder is cheapest in the Wilmington area?
Of these three, the lowest published starting prices in September 2026 were Logan Homes in the $250s and Mungo Homes from about $275,000, according to the builders’ own pricing as of September 22, 2026. Starting price is a poor way to choose, though, because it usually reflects the smallest plan on the least desirable lot in a community, before options. Compare a specific plan on a specific lot with the same finish level to get an answer that means anything.
Before you visit a single model home, send us the two or three communities you are considering and let us pull current inventory, lot availability and this week’s actual incentive terms, then register you with each builder so your representation is protected. That one step costs nothing and cannot be fixed after the fact. Start with our new construction section to see all six builders we work with, then talk your shortlist through with our team.
