The short answer

In New Hanover, Brunswick and Pender counties, a one-unit loan above $832,750 is a jumbo for 2026, which with 20 percent down means a purchase price above roughly $1,040,900. That line sits far above every county median here, so for most Wilmington-area buyers the limit that actually matters is the FHA ceiling of $541,287.

The conforming loan limit is the largest loan amount Fannie Mae and Freddie Mac will buy. Stay at or under it and your loan is a conventional conforming loan that can be sold into the standard secondary market. Go a dollar over and it becomes a jumbo, financed by a lender holding the loan or selling it to private investors, with underwriting rules that lender sets rather than rules Fannie and Freddie publish.

The Federal Housing Finance Agency announced the 2026 values on November 25, 2025. The baseline one-unit limit rose to $832,750 from $806,500, an increase of $26,250, matching the 3.26 percent rise in the agency’s House Price Index between the third quarters of 2024 and 2025. None of our three counties is a designated high-cost area, so all three sit at that baseline figure rather than at the $1,249,125 ceiling that applies in the most expensive markets.

What are the 2026 limits in our three counties?

We pulled them from HUD’s own mortgage limits lookup on October 19, 2026, for New Hanover, Brunswick and Pender. HUD groups all three in the Wilmington, NC metropolitan area, and the values are identical across them, effective January 1, 2026.

By the numbers

  • Conventional conforming limits, all three counties: one unit $832,750, two units $1,066,250, three units $1,288,800, four units $1,601,750 HUD FHA Mortgage Limits lookup, Fannie and Freddie limits, CY2026, read October 19, 2026
  • FHA forward limits, all three counties: one unit $541,287, two units $693,050, three units $837,700, four units $1,041,125 HUD FHA Mortgage Limits lookup, FHA forward, CY2026, read October 19, 2026
  • Median sale price HUD used in setting the Wilmington-area FHA limit: $430,000 HUD FHA Mortgage Limits lookup, CY2026, read October 19, 2026
  • County medians: New Hanover $464,000, Brunswick $394,000, Pender $499,000 Our county market updates, three months ending September 2026
  • 30-year fixed survey rate 7.40 percent, with principal and interest of about $2,770 on a $400,000 loan Freddie Mac Primary Mortgage Market Survey, week ending October 15, 2026, and our mortgage update

Those two limits do very different work in our market. The $832,750 conforming line is above the median sale price in all three counties by a wide margin, which is why we have this conversation with a small slice of buyers. The $541,287 FHA line sits much closer to the action: on a 3.5 percent down FHA loan it caps your purchase price at roughly $560,900, which in New Hanover County is above the $464,000 median but well inside the range where a family wants four bedrooms near a specific school. Our monthly mortgage update keeps the rate side of this current.

Where does the jumbo line actually show up around Wilmington?

In a handful of places, and you can name them. The conforming limit starts to bind in Landfall, on Figure Eight Island, at Wrightsville Beach, on Bald Head Island, on the Intracoastal Waterway and river-frontage streets in between, and on the larger estate sections of Porters Neck and the downtown riverfront. Outside those addresses, a buyer in Leland, Hampstead, Ogden, Monkey Junction or Shallotte almost never touches it.

The arithmetic is worth running against your own down payment, because the crossing point moves with it. On our own calculation from the limits above, with 20 percent down you cross into jumbo territory at a purchase price of about $1,040,900. With 10 percent down you cross at about $925,300. With 30 percent down you can buy at about $1,189,600 and still have a conforming loan. That is why two buyers looking at the same $1.1 million house can be in completely different loan products, and why the down payment conversation and the loan product conversation have to happen together rather than in sequence.

One more case matters on this coast more than it does inland. The two-unit limit is $1,066,250, and we have a real supply of duplexes at Carolina Beach, Kure Beach and in older Wilmington neighborhoods. If you are buying a duplex and living in one side, you are measured against the two-unit limit, not the one-unit limit, which gives you considerably more room than most buyers assume.

What changes when the loan is a jumbo?

Jumbo lending is not exotic and it is not a penalty. It is a different rulebook. Because no agency is buying the loan, the lender writes the guidelines, and in practice that usually means a larger down payment, more months of reserves after closing, tighter documentation on self-employment income and bonus income, and sometimes a second appraisal on a high-value property. On a coastal home it also means more attention to insurance: a lender holding a $1.2 million loan on a barrier island cares a great deal about your wind and hail deductible and your flood coverage, and our guide to coastal homeowners insurance covers how those are structured here.

Pricing is the part to shop. Jumbo rates are set lender by lender rather than by a national weekly average, and the spread between a conforming quote and a jumbo quote moves around, sometimes in the jumbo loan’s favor. Get two quotes rather than one, and ask each lender for the cost of structuring the deal as a conforming first mortgage plus a second rather than a single jumbo, which is worth comparing when you are sitting just above the line.

Where this gets complicated

The limit is a calendar figure, not a permanent one. FHFA announced the 2026 values on November 25, 2025, so the 2027 values are usually published in late November, and a contract written in December that closes in January can be measured against a different number than the one in this post. If you are within about $20,000 of the line late in the year, ask your lender in writing which year’s limit will apply to your closing. Two other honest notes. Being under the limit does not mean you qualify, because the limit describes the loan and your debt-to-income ratio, credit and reserves describe you, and in a 7.40 percent market the qualifying number is binding far more often than the conforming number is. And the FHA limit of $541,287 is a loan amount, not a price: an FHA buyer with more than the minimum down payment can buy above $560,900, which is a workaround most people never hear about.

Related questions people also ask

What is the conforming loan limit in New Hanover County for 2026?

It is $832,750 for a one-unit property, the same baseline figure that applies in Brunswick and Pender counties, effective January 1, 2026, according to HUD’s mortgage limits lookup read October 19, 2026. For properties with more units the limits are higher: $1,066,250 for two units, $1,288,800 for three and $1,601,750 for four. None of the three counties carries a high-cost designation, so none of them gets a limit above the national baseline.

What is the FHA loan limit in Wilmington NC?

For 2026 the FHA forward limit is $541,287 on a one-unit property in New Hanover, Brunswick and Pender counties, per HUD’s own lookup read October 19, 2026. That is the national floor, which HUD applies where the local median price is low enough, and the median sale price HUD used in setting the Wilmington-area figure was $430,000. On an FHA loan with the minimum 3.5 percent down, that limit caps the purchase price at roughly $560,900, although a buyer who puts more money down can buy above that.

Is a jumbo loan harder to get than a conforming loan?

Usually yes, though not dramatically. Because Fannie Mae and Freddie Mac are not buying the loan, each lender sets its own guidelines, and they commonly ask for a larger down payment, more cash reserves after closing and more documentation of income than a conforming loan requires. Appraisal requirements can also be stricter on high-value homes. The practical advice is to get quotes from two lenders and compare the jumbo structure against a conforming first mortgage with a second, especially if your loan amount is close to the limit.

Your next step

Decide your down payment first, then back into the price where your loan crosses $832,750, and ask your lender to quote both sides of that line before you tour anything above a million dollars.
