The read

The value county is still appreciating.

Johnston is the Triangle’s value play and the only one of the five counties where the median rose year over year: $364,900, up 4.3% from $349,900. That is what you’d expect when Wake buyers get priced out and head down I-40 to Clayton and the 40/42 corridor.

The trade-off is time. Homes take 71 days to go under contract, +12 days versus last September, and active listings are up 12% to 1,636 — much of it new construction competing with resale on incentives. Closings fell 10.4% to 320. Months of supply at 4.8 is the highest in the region, which means sellers here need sharper pricing than anywhere else in the Triangle.

What it means

Buying or selling in Johnston County.

If you are buying

More choice, and more leverage.

  • Inventory is up about 12% to 1,636 homes and months of supply sit at 4.8. Negotiate on price, repairs, closing costs and timing — often more than one.
  • The 30-year added 74 basis points in eight weeks, so run the payment before you settle on a price range. Builder rate buydowns in the Triangle are worth a real look if your search includes new construction.
  • Get a sewer scope on anything built before 1985 and ask about well and septic outside municipal limits — common in Chatham, Johnston and northern Wake.
If you are selling

Price to this market, not last year’s.

  • The median home takes 71 days to go under contract. Past 30 days it is usually the price talking, not the market.
  • Treat the first two weeks as your best shot at full price. Expect more negotiation on repairs and terms than a year ago.
  • Pre-list inspection and a clean disclosure package shorten the negotiation window and keep the deal together.

The payment

What the median Johnston County home costs each month.

$364,900 with 20% down is a $291,920 loan. Here is the principal and interest at this week’s rate, last week’s, and a year ago.
