Is Crow Creek a good place to retire in Calabash NC?

Crow Creek suits retirees who want a gated golf community, county-only taxes and the beach 20 minutes out. The price gap inside the gate is the catch.

The short answer

For the right retiree, yes. Crow Creek gives you a gated golf community five miles from the Calabash waterfront, county-only property taxes because it sits outside any town limit, and the beach about twenty minutes away. The catch is that the nearest hospital is a 38-minute drive and the for-sale inventory inside the gate skips the entire middle of the market.

We get this question from buyers who have already settled on the Brunswick County coast and are choosing between Crow Creek, St. James Plantation and the Sunset Beach communities. Most are in their early sixties, selling a house up north, and working out whether a gated golf address five miles inland is the retirement they actually want.

Here is what we tell them, using what we could verify this month rather than what the brochure says. Crow Creek has a real tax advantage, a real amenity package and two real problems: the drive to medical care and a price gap that leaves many budgets with nothing to tour. Our Crow Creek neighborhood guide carries the source for each figure below.

What does retirement actually cost here, line by line?

Start with property tax, because this is where Crow Creek quietly wins. The mailing address says Calabash, so buyers assume the town rate applies. It does not. We queried the Census Bureau’s TIGERweb incorporated places layer at two Crow Creek addresses on October 2, 2026, and both fell outside the town boundary. You pay the Brunswick County rate of 0.342 per $100 of value for tax year 2026 and nothing to the Town of Calabash, whose rate is 0.098. On an $800,000 house that is about $784 a year you do not pay. Fire protection comes through the county fire fee rather than a district tax rate.

State income tax is the second line retirees ask about. North Carolina’s rate is 3.99% for taxable years after 2025, per the NC Department of Revenue’s tax rate schedules, and the taxable portion of Social Security is deducted back out on Form D-400 Schedule S, Part B, Line 19, so Social Security is effectively untaxed here. Pension and IRA withdrawals are not, unless you fall under the Bailey settlement as a vested government retiree.

Third, two relief programs most people never ask about. The NC Department of Revenue’s June 27, 2025 memo to county assessors sets the 2026 income eligibility limit for the Elderly or Disabled Homestead Exclusion at $38,800 and the Property Tax Homestead Circuit Breaker limit at $58,200. The exclusion takes the greater of $25,000 or half the appraised value off the tax base for owners 65 or older who meet the income test. If your retirement income is modest, apply; the county will not do it for you.

By the numbers

  • Brunswick County property tax rate 0.342 per $100; Town of Calabash 0.098, which Crow Creek does not pay Brunswick County tax rates table, tax year 2026, read October 2, 2026
  • North Carolina individual income tax rate 3.99% for taxable years after 2025 NC Department of Revenue, Tax Rate Schedules, read October 2026
  • 2026 Elderly or Disabled Homestead Exclusion income limit $38,800; circuit breaker limit $58,200 NC Department of Revenue memo to county assessors, June 27, 2025
  • Homeowners insurance in ZIP 28467, Territory 140: approved increases of 10.5% for 2025 and 10.1% for 2026, against 16% and 15.9% for the beach territory in the same county NC Department of Insurance 2024 homeowners rate settlement, announced January 17, 2025

Insurance is the line that has moved most. The settlement the Insurance Commissioner announced on January 17, 2025 set average statewide base rate increases of 7.5% on June 1, 2025 and another 7.5% on June 1, 2026, and bars the Rate Bureau from filing again before June 1, 2027. Crow Creek sits in Territory 140 rather than the beach territory, which is why its approved increases ran well below what Ocean Isle and Sunset Beach owners absorbed. Expect a named-storm deductible written as a percentage of insured value, which we explain in our coastal wind and hail deductible guide.

What is actually for sale inside the gate?

This is where plans break. Reading Coldwell Banker Sloane’s Crow Creek subdivision search across nine price windows on October 2, 2026, we found 33 active listings and nine more under contract. Eighteen of the 33 were condominiums and townhomes in the Woodlands and along South Crow Creek Drive, priced from $204,900 to $279,900. Thirteen were single-family houses, from $599,900 to $1,380,000. The last two were vacant lots at $105,000 each.

Nothing was active between $280,000 and $599,900. If you are selling a house in Ohio or New Jersey and landing here with $450,000 to spend, Crow Creek had nothing to show you that week. That reflects how the community was built, with a condominium regime from 2005 at one end and lettered single-family sections at the other. For context, our Brunswick County market update puts the countywide median sale price at $409,000 for the three months ending August 2026, up 2.2% year over year, with a typical home taking 98 days to sell against 67 a year earlier. Brunswick is the slowest-moving of the three counties we work, which cuts in your favor here.

Treat the products inside the gate as separate markets. The Woodlands condominiums, the Cottages phases and the lettered single-family sections price, insure and assess differently.

How far is the hospital, the airport and a grocery store?

This is the question we wish more retirees asked before they wrote an offer, and the honest answer is that Crow Creek is close to the beach and far from almost everything else. Using OpenStreetMap routing on October 2, 2026, the Calabash waterfront is about 5.6 miles and 12 minutes out and the Sunset Beach public access about 9.9 miles and 19 minutes. North Myrtle Beach is about 12.1 miles and 21 minutes. Shallotte, where the full-size groceries are, is about 13.1 miles.

Then the distances stretch. Novant Health Brunswick Medical Center in Bolivia is about 27.2 miles and 38 minutes. Myrtle Beach International Airport is about 32.3 miles and 49 minutes, ILM in Wilmington about 52.8 miles and 80 minutes, and downtown Wilmington about 47.2 miles and 67 minutes. For a 62-year-old who plays golf four days a week, none of that matters much. For an 80-year-old with a cardiology appointment every six weeks it matters a great deal, and the gap between those two versions of you is shorter than it feels at closing.

One road project is worth watching and not worth pricing in. NCDOT’s Carolina Bays Parkway Extension, project R-5876, is estimated at $797 million, but the project page updated January 16, 2026 says right of way acquisition in North Carolina is not currently funded.

Where this gets complicated

Three things would send us somewhere else with the wrong buyer. First, flood: we queried the FEMA National Flood Hazard Layer at eight Crow Creek addresses on October 2, 2026, on FIRM panel set 37019C, and four came back Zone AE, a Special Flood Hazard Area, while four came back Zone X. The answer depends entirely on the lot. Second, the association is layered, and we could not source a dues schedule we trust this week, so we are not printing a number; the Woodlands regime and the Cottages phases assess on top of the master association. Third, with 111 of 357 platted lots still unbuilt, construction traffic inside the gate is not finished. If you want a true age-restricted community with a private club and a hospital fifteen minutes out, look at St. James Plantation or the Leland communities instead, and read our honest take on retiring in Leland.

Related questions people also ask

Is Crow Creek an age-restricted or 55-plus community?

No. Crow Creek is a gated golf community open to buyers of any age, not an age-restricted or 55-plus development. The listing data we read on October 2, 2026 shows a mix of condominiums, cottages and single-family sections rather than an active-adult product with age covenants. If an age-restricted community is what you want on this stretch of the Brunswick coast, you should be looking at different addresses, and we can tell you which ones.

Do you have to join the golf club if you live in Crow Creek?

It does not appear so. Crow Creek Golf Club at 490 South Crow Creek Drive is a public course owned separately from the property owners association, which means tee times are not reserved to residents and no club membership appears to attach to the deed. That is unusual for a gated golf community and it is a genuine cost saving compared with a private club community. Confirm it in the recorded covenants for your specific section before you rely on it.

Is Crow Creek a good place to live year round, not just in season?

Yes, with the understanding that it is a quiet, car-dependent place and the beach towns around it empty out after Labor Day. Groceries, pharmacies and medical offices are in Shallotte and North Myrtle Beach, so plan on driving for errands. Retirees who want restaurants and a walkable downtown within a few minutes tend to be happier in Southport or Wilmington.

Your next step

Before you tour, pull the FEMA flood determination for the address and ask in writing for the master association budget, the sub-association assessment schedule, the reserve study and a year of minutes. If a seller will not produce those, that is information too. Send us the address and we will pull the flood zone, the tax record and the association documents before you drive down, then tell you honestly whether Crow Creek fits your retirement.
