How much do I need to make to buy a house in Wilmington?

The short answer

To buy the median New Hanover County home at today’s rate with 20% down and stay inside the usual lending guidelines, you need roughly $112,000 a year before you add insurance, dues or your other debts. A lender will approve you at less than that, which is a different question from whether the payment leaves you room to live.

We get this question most often from people relocating who are trying to work out whether a job offer here actually covers a house here. The math is not complicated, but it is specific, and the number moves a lot depending on which side of the Wilmington city line you buy on and whether the home is new construction.

Here is the whole calculation with the inputs named, so you can rerun it with your own numbers instead of trusting ours.

Start with the payment, not the price

The median sale price in New Hanover County was $448,000 for the three months ending August 2026, down 3.5% year over year, per our New Hanover County market update. Freddie Mac’s weekly survey put the 30-year fixed at 6.95% for the week ending September 17, 2026, which is where our mortgage update has it. With 20% down you are financing $358,400, and principal and interest on that loan is about $2,372 a month.

Then add property taxes, which in New Hanover County are two or three lines rather than one. For 2026 the county rate is 0.3020 per $100 with a debt service line of 0.0040, and the City of Wilmington adds 0.3315. Inside the city that is 0.6375 combined, which on a $448,000 value is about $2,856 a year, or $238 a month. Outside the city limits in places like Ogden, Myrtle Grove or Porters Neck, you drop the city rate and add the fire district at 0.0725, for 0.3785 combined, or about $141 a month. Inside the city, then, you are at roughly $2,610 a month before insurance, before any homeowners association dues, and before mortgage insurance if you put down less than 20%.

Turn the payment into an income

Lenders have used the same two rules of thumb for decades. The first says your housing payment should stay near 28% of gross monthly income. The second says total debt payments, housing plus car loans, student loans and credit card minimums, should stay near 36%. Neither is a law and plenty of loans are approved outside them, but they are a useful way to translate a payment into a paycheck.

At $2,610 a month inside the city, the 28% rule puts you at about $9,321 a month, or roughly $112,000 a year. Buy the same priced home in unincorporated New Hanover County and the payment drops to about $2,513, which is about $108,000 a year. Insurance moves this more than people expect: every $100 a month of premium adds about $4,300 a year to the income the 28% rule asks for.

The back-end rule usually binds later. With $500 a month of other debt, 36% of income needs to cover $3,110, which works out to about $104,000 a year. And if you push to the 43% total-debt ratio that many lenders treat as the practical outer edge, the same payment and debt load pencils at about $87,000. That is the gap worth understanding: approval and comfort are 25 grand apart on the same house.

For context, the Census Bureau’s 2024 estimate puts median household income in New Hanover County at $77,098. The median household here does not earn enough to buy the median house at today’s rate with 20% down, which is not a Wilmington problem so much as a national one, but it explains why so many of our buyers are either relocating with equity from another market or buying across a county line.

What actually changes the number

Four things move this more than anything else.

Crossing a county line

Brunswick County’s median sale price was $409,000 for the three months ending August 2026, and principal and interest on that with 20% down runs about $2,166. Add Leland’s municipal rate of 0.27 per $100 on top of the county’s 0.342 and taxes come to roughly $209 a month. That is about $2,375 all in, or about $102,000 of income under the 28% rule. Ten thousand dollars of required income for a fifteen-minute bridge crossing is the single biggest lever most of our buyers have.

A builder rate buydown

Every featured builder in our new construction section is funding a buydown this month. Logan Homes is advertising 2.99% in year one, 3.99% in year two and 4.99% for the life of the loan through its lender, with terms as of September 22, 2026. On that same $358,400 loan, 4.99% is about $1,922 a month rather than $2,372, and the income the 28% rule asks for falls from about $112,000 to about $93,000. The catch is real and we say it to every client: the incentive is tied to the builder’s lender, the cost of the buydown is priced into the deal somewhere, and it applies to new construction rather than resale. Get one competing quote so you can see what the incentive actually costs you.

Putting less than 20% down

Twenty percent of $448,000 is $89,600 in cash, plus closing costs, which is more than most buyers have. Put 10% down instead and you finance $403,200, principal and interest goes to about $2,669, and you add mortgage insurance that your lender prices on your credit and loan size. The payment goes up, so the income needed goes up with it. It is still often the right call, because waiting to save the other 10% is not free either.

Insurance and dues

We will not put a premium number in this article, because there is no published average for Wilmington that we trust, and the online estimators we checked this month disagreed with each other by thousands of dollars for the same city. Get a real quote during due diligence. The same goes for association dues, which run from nothing to several hundred dollars a month depending on the community.

Where this gets complicated

An approval is not a budget. Lenders qualify you on principal, interest, taxes and insurance, and they do not look at what it costs to keep a coastal house standing: a roof that ages faster in salt air, a heat pump that runs nine months a year, tree work after a storm, and premiums that have moved up rather than down. Buyers who stretch to the top of their approval on a coastal home are the ones who call us in year three. If the number above makes the median house look out of reach, the useful moves are usually a county line, a smaller house in a better location, or waiting a year while you kill a car payment. Not a bigger approval.

Our market updates for August 2026 data put Brunswick County’s median sale price at $409,000 against $448,000 in New Hanover County, and on the 2026 county rate tables the combined county and town rate in Leland is 0.612 per $100 against 0.6375 inside the City of Wilmington. What you trade is a bridge crossing at rush hour and a different set of schools, so drive the commute at the hour you would actually drive it before you decide.

Do I need 20% down to buy a house in North Carolina?

No. Conventional and FHA loans both allow far less than twenty percent down, and VA and USDA loans require nothing down for buyers who qualify, which is why so few buyers in this market actually put a fifth of the price in cash. Below twenty percent you will pay mortgage insurance on a conventional or FHA loan, which raises the monthly payment and therefore the income a lender wants to see. The real question is not whether you can buy with less down but whether the resulting payment still leaves you room, which is worth modeling with a lender before you shop.
