Morrisville
Your complete guide to Morrisville: the small town wedged between RDU, Research Triangle Park and Cary, with the shortest tech commute in the Triangle, top Wake County schools and one of the most international communities in North Carolina.

Neighborhood Overview: Morrisville homes for sale
Morrisville is a town of about 32,000 people on roughly nine square miles, bounded by RDU airport to the north, Research Triangle Park to the west and Cary on every other side. It was a railroad crossroads with a Civil War skirmish site until the 1990s, when RTP’s growth turned it into one of the fastest-growing towns in the state. Almost everything here was built after 1995: townhome and single-family neighborhoods such as Breckenridge, Kitts Creek, Providence Place, Savannah and Town Hall Commons, with apartment and retail districts along NC-54, Davis Drive and Morrisville Carpenter Road.
Morrisville’s defining trait is its population. Roughly a third of residents were born outside the United States, and the town has one of the largest Indian-American communities in the Southeast, which shows up in the grocery stores, temples, cricket fields and restaurants along Chapel Hill Road and NC-54. The buyers we see here are overwhelmingly RTP, Cisco, Lenovo and airport-area professionals who want the shortest possible commute and the Green Hope or Panther Creek school zone, and who are comfortable in a dense, newer, townhome-heavy town. It is practical, well-run and expensive for its size.
Home Price Ranges
Townhomes and condos make up a larger share of Morrisville’s housing than anywhere else in western Wake County. Condos and older townhomes start around $350K; newer three-story townhomes in Kitts Creek, the Park West area and along Davis Drive trade from $425K to $600K; single-family homes in Breckenridge, Providence Place and Savannah run $600K to $850K; and the larger homes in Kitts Creek and the neighborhoods on the Cary line reach $900K to $1.1M. Published medians from Zillow and Redfin sat in the mid-$500Ks through 2026, higher per square foot than Apex or Holly Springs because of the commute. Median price and days on market above reflect the trailing 12 months of Triangle MLS closed sales.
Lifestyle & Community
Morrisville is small enough that most of life happens within a few minutes of home: the parks along Crabtree Creek, the retail at Park West Village, and the restaurants and groceries of the South Asian community along Chapel Hill Road.
- Lake Crabtree County Park — 520 acres on the lake with a six-mile loop trail, boat rentals and the connection to the Black Creek Greenway and Umstead State Park
- Park West Village — the town’s main retail district at NC-54 and Cary Parkway, with Target, a Stone Theatres cinema and a long restaurant row
- Church Street Park & Morrisville Community Park — the cricket stadium that hosts national-level matches, plus the aquatics and fitness center, dog park and athletic fields
- Chapel Hill Road & NC-54 dining — the South Asian groceries, dosa houses and restaurants along Chapel Hill Road, plus Patel Brothers, Triangle Indian Market and the Sri Venkateswara Temple of North Carolina a few minutes south in Cary
Schools & Education
Morrisville is served by the Wake County Public School System, and its assignments are a large part of its price. Most addresses assign to Morrisville, Cedar Fork, Northwoods or Parkside Elementary, Davis Drive or West Cary Middle, and Panther Creek or Green Hope High, two of the highest-performing public high schools in North Carolina. Several Morrisville schools operate on a year-round calendar. Private and charter options nearby include Cary Academy, Cardinal Charter Academy and Triangle Math and Science Academy. Assignment is by address and the town is split between several feeder patterns, so we confirm the current assignment before you write an offer.
Getting Around

Nearby New Construction
Morrisville is close to built out, and most new homes are townhome and condo infill along Davis Drive, Morrisville Carpenter Road and NC-54, plus the last phases of the communities around Kitts Creek. New single-family construction that Morrisville buyers cross-shop sits in west Cary along Green Level Church Road and Carpenter Fire Station Road, in Apex along NC-540, and across the county line in Durham’s Brightleaf and RTP-corridor communities, each 10 to 20 minutes further from the airport.
