Hillsborough
Your complete guide to Hillsborough: the colonial-era county seat on the Eno River, with a nationally recognized historic downtown, a writers’ and artists’ community, the Riverwalk greenway and the most new construction in Orange County.

Neighborhood Overview: Hillsborough homes for sale
Hillsborough was laid out in 1754 and served as a colonial capital and the seat of Orange County ever since, and its downtown shows it: more than 100 structures in the historic district, the 1845 courthouse, the Burwell School, Ayr Mount and a Churton Street lined with locally owned restaurants, galleries and the Weaver Street Market. The Eno River runs along the south edge of downtown, and the Riverwalk greenway that follows it has become the town’s front porch. Hillsborough is also, improbably for a town of 10,000, one of the most concentrated literary communities in the country, home to a long list of nationally published novelists and the annual Hillsborough Hog Day and Last Fridays art walk.
The housing stock runs from 18th- and 19th-century homes in the historic district, to 1950s and 1960s mill-era neighborhoods north of downtown, to the planned communities that have carried most of the town’s growth since 2005: Waterstone and Forest Ridge on the south side near I-40, Beckett’s Ridge, Fiori Hill, and the large Collins Ridge development now building between downtown and the interstate. The buyers we see here fall into two camps: people who want a historic home in a real downtown they can walk to, and families who want a new home with Orange County schools and a tax bill well below Chapel Hill’s. Hillsborough delivers both, with a longer drive to RTP than Chapel Hill or Durham.
Home Price Ranges
Townhomes in Waterstone, Collins Ridge and the newer communities start around $300K; the mill-era ranches and 1990s homes north and west of downtown trade between $350K and $500K; newer single-family homes in Forest Ridge, Fiori Hill and Collins Ridge run $450K to $700K; and restored historic-district homes and small farms on the rural edges run from $700K to $1M and above. Published medians from Redfin sat in the mid-$400Ks through 2026, well below Chapel Hill and Carrboro and roughly in line with Durham, which is the value story that brings buyers up I-40. Median price and days on market above reflect the trailing 12 months of Triangle MLS closed sales.
Lifestyle & Community
Hillsborough’s calendar runs through its downtown and its river: Last Fridays on Churton Street from April to October, Hog Day in June, the Hillsborough Farmers’ Market, Orange County Speedway races on summer Saturdays and Occoneechee Mountain hikes year-round.
- Downtown Hillsborough & Churton Street — the Wooden Nickel, Antonia’s, Hillsborough BBQ Company, Purple Crow Books, the Hillsborough Gallery of Arts and Weaver Street Market
- Riverwalk & Gold Park — the two-mile greenway along the Eno, with the Gold Park dog park, the Riverwalk boardwalks and the connection to the Mountains-to-Sea Trail
- Occoneechee Mountain State Natural Area & Eno River State Park — the highest point in Orange County, with its overlook trail, and the river park’s Few’s Ford and Cole Mill access points 10 minutes east
- Ayr Mount & the Poet’s Walk — the 1815 Federal-style plantation house and its one-mile walking trail, plus the Burwell School and Alexander Dickson House downtown
Schools & Education
Hillsborough is served by Orange County Schools, the county’s second district, separate from Chapel Hill-Carrboro City Schools. Most addresses assign to Hillsborough, Central, River Park, Cameron Park or Grady Brown Elementary, A.L. Stanback or Orange Middle, and Orange High or Cedar Ridge High, both in or just outside town. Orange County Schools also runs the Partnership Academy and a dual-language program at Central Elementary. Private and charter options include Eno River Academy, a K-12 charter in Hillsborough, and Expedition School. Durham Academy and Carolina Friends are 20 to 25 minutes away. We confirm the current assignment for any specific address before you write an offer.
Getting Around
Hillsborough sits at the junction of I-40 and I-85, about 12 miles north of Chapel Hill. Downtown Durham and Duke are 20 to 25 minutes on I-85 or US-70, Chapel Hill 20 on NC-86, Research Triangle Park 30 to 35 on I-40 or I-85 to NC-147, RDU airport 35 and downtown Raleigh 45 to 50. Burlington and the Alamance County employers are 25 minutes west on I-85. Downtown itself is walkable, and the Riverwalk connects several neighborhoods to it, but the town is otherwise car-dependent. GoTriangle’s Route 420 to Chapel Hill and Orange County Public Transportation serve commuters, and an Amtrak station on the Piedmont line is in long-range planning.
Nearby New Construction
Hillsborough has more new construction than anywhere else in Orange County. Collins Ridge, the 200-acre community between downtown and I-40, is adding several hundred single-family homes, townhomes and a future retail and park component; Forest Ridge and Fiori Hill on the south side are in their later phases; and smaller infill projects continue near downtown. New townhomes typically start in the $300Ks and single-family homes in the mid-$400Ks, running into the $700Ks for the larger plans. Buyers comparing new construction across the region also look at Mebane, 15 minutes west, and the Durham County communities along US-70, each with its own district and tax rate.
