Chatham Park
Your complete guide to Chatham Park: the 7,000-plus-acre master-planned community rising beside historic Pittsboro, with new homes from a hand-picked group of builders, a YMCA, Mosaic’s shops and restaurants and 30 minutes to Chapel Hill, Apex and RTP.

Neighborhood Overview: Chatham Park homes for sale
Chatham Park is the largest master-planned community in North Carolina: more than 7,000 acres today, about 8,500 at full buildout, wrapped around the east side of Pittsboro, the Chatham County seat, approved for about 22,000 homes and 22 million square feet of commercial space over the next two decades. Development began in earnest around 2018 and the community is now home to several thousand residents in its first villages. The Vineyards at Chatham Park was the first residential phase; Mosaic is the walkable retail and restaurant district along US-15-501; NoVi (North Village), the second village, is now selling homes from David Weekley, Homes by Dickerson, Garman Homes, Tri Pointe and a Del Webb 55-plus neighborhood; and Asteria, the 1,500-acre Disney-branded village with about 4,000 homes including a 55-plus section, is the next large phase.
Chatham Park’s appeal is that it is new, planned and a short drive from Chapel Hill without Chapel Hill’s price or tax bill. The buyers we see here are relocating families and remote workers who want a new home, a 36,000-square-foot YMCA, trails, a town center and a real historic downtown in Pittsboro a mile away, and who are willing to be 30 to 40 minutes from RTP to get it. It is a community in its early chapters: the amenities that exist are excellent, and a good deal of what is promised is still on the plan. What we tell buyers is to understand exactly which phase, which builder and which amenity timeline they are buying into, and to visit Pittsboro’s downtown, because it is a large part of why the place works.
Home Price Ranges
Chatham Park is a new-construction market, so pricing follows the builders. Townhomes, cottages and villas in NoVi and the Vineyards start around $375K to $450K; the core single-family plans from David Weekley, Garman, Tri Pointe and Homes by Dickerson trade between $500K and $750K; larger homes on premium lots and the semi-custom collections run $750K to $1M and above. Early Vineyards resale homes trade in the $450K to $650K range and sell quickly because they are the only resale inventory in the community. Pittsboro as a whole, including the surrounding countryside, carries a median in the mid-$400Ks. Median price and days on market above reflect the trailing 12 months of Triangle MLS closed sales.

Schools & Education
Chatham Park is served by Chatham County Schools. Most current addresses assign to Pittsboro Elementary or Perry W. Harrison Elementary, Horton Middle in Pittsboro, and Northwood High, with a new Chatham County elementary school planned inside the community as it grows. The district also operates Chatham School of Science & Engineering, an early-college high school on the Central Carolina Community College campus in Pittsboro. Charter and private options nearby include Woods Charter School, Willow Oak Montessori and Thales Academy, which has a pre-K-8 campus inside Chatham Park. Assignment is by address and will change as the community builds out and new schools open, so we confirm the current assignment before you write an offer.
Getting Around
Chatham Park sits on US-15-501 and US-64 at the east edge of Pittsboro. Chapel Hill and UNC are 20 to 25 minutes north on 15-501; Apex is 20 minutes east on US-64; Research Triangle Park is 35 to 40 via US-64 and NC-540 or 15-501 and I-40; RDU airport about 40; downtown Durham 35 to 40; and downtown Raleigh 45 to 50. The NC-540 extension and the US-64 corridor have shortened the drive to Wake County, and the planned widening of 15-501 toward Chapel Hill is the next major project. The community is designed around trails and golf-cart-friendly streets, but it is car-dependent for work and most errands beyond Mosaic.
Nearby New Construction
Chatham Park is itself the new construction. NoVi is actively selling single-family homes, cottages, villas and townhomes from David Weekley Homes, Homes by Dickerson, Garman Homes and Tri Pointe Homes, with Del Webb adding a 55-plus neighborhood; the Vineyards is in its final phases; and Asteria will open in stages over the coming years with its own builder group and a 55-plus neighborhood. Elsewhere in Pittsboro, Chapel Ridge offers golf-course lots and homes, and Fearrington Village north of town remains the established alternative. Buyers comparing new homes in Chatham County also look at the final phases of Briar Chapel on 15-501 toward Chapel Hill and at Apex and Holly Springs across the Wake line.
