These two are not competing for the same buyer, and the price gap is why: the median home in RiverLights runs about $540,000, and in Autumn Hall it is about $1.1 million. If your budget reaches both, the real choice is between a large waterfront community still being built out and a small, finished, walkable neighborhood five minutes from Wrightsville Beach.
We get this comparison from relocating buyers who have looked at both online and cannot tell why one costs twice as much. On a map they look similar. Both are planned communities in Wilmington, both sit on water or near it, both have trails and sidewalks and a design code. The listing photos do not explain the gap.
The gap is about scale, stage and location. One is a 2,290-lot master plan with its own village still filling in, priced so a first-time buyer and a move-up family can both get in. The other is 136 lots that are finished, custom-built and about five minutes from the ocean. Those are different products, and they suit different lives.
What each one costs
RiverLights has a median home price of roughly $540,000, with townhomes starting around $300,000 and custom river-view homes running past $1 million, and homes there have averaged 85 days on market (Tidal Realty Partners RiverLights guide, data as of early 2026). Autumn Hall has a median of roughly $1.1 million, entry points near $700,000 and estates past $1.5 million, averaging 68 days on market (Tidal Realty Partners Autumn Hall guide, data as of early 2026). Both carry an effective property tax rate near 0.45 percent, so taxes are not the differentiator.
For context, the median sale price across New Hanover County was $464,000 over the three months ending September 2026, with 61 days on market and 1,251 active listings, two of every five of which had already taken a price cut (Tidal Realty Partners New Hanover County market update, September 2026 data). RiverLights sits a little above the county median. Autumn Hall sits in a different market entirely.

Scale and stage: 2,290 lots against 136
The county subdivision record tells you most of what you need to know about how these two will feel to live in. RiverLights is platted for 2,290 lots and units and still carries a preliminary status, which is the paperwork way of saying it is not finished. Autumn Hall is 136 lots and recorded, which means it is done.
That difference shows up in daily life. At RiverLights you get a lifestyle director, a Marina Village that keeps adding tenants, new phases releasing on a schedule, and the chance to buy a brand-new house with a builder warranty. You also get construction traffic, a village that is not finished, and neighbors you have not met yet because their house is not built. If you want to understand that trade honestly, our new construction versus resale comparison walks through it in detail.
At Autumn Hall you get a neighborhood that already is what it is going to be. Mature landscaping from the old Airlie Gardens nursery property, tree-lined blocks, a village plan that rewards walking, and 136 households rather than two thousand. You also get almost no inventory. With that few lots, there may be one or two homes for sale at a time, and waiting for the right one is part of the deal.
Location: River Road against Eastwood Road
RiverLights sits along River Road, which is NC-133, roughly 10 miles south of downtown Wilmington. Carolina Beach and the Pleasure Island beaches are 10 to 15 minutes south, downtown is about 15 minutes north, and ILM airport is about 20 minutes away. River Road access to US-421 keeps you out of some of the worst in-town traffic.
Autumn Hall sits off Eastwood Road near Military Cutoff, which is a different kind of convenience. Wrightsville Beach is about five minutes east, downtown about 12 minutes west, Mayfaire is next door and ILM is about 15 minutes away. The trade is that Eastwood and Military Cutoff are two of the busiest corridors in the city, and you will feel that at 5:30 on a weekday.
Put simply: RiverLights puts you closer to the river, the southern beaches and a quieter commute. Autumn Hall puts you closer to the ocean, the best shopping in town and the traffic that comes with it. If you are still mapping the whole city, our guide to the best neighborhoods in Wilmington puts both of these in context, and the RiverLights and Autumn Hall guides go deeper on each.
The carrying costs people forget
Both communities have an HOA, and in both cases the dues pay for real amenities rather than just a sign at the entrance. At RiverLights that covers the pool, the fitness center, the trails, the lakefront and the programming, and we wrote up what the RiverLights dues actually cover separately because the question comes up so often. At Autumn Hall the dues maintain the common areas, the walking trails, the pocket parks and the architectural standards that keep the neighborhood cohesive.
What we tell buyers is to price the dues into the payment before you fall in love with either one, and to read the current budget and reserve study rather than the marketing sheet. In a community still being built, dues can change as amenities come online and as the developer hands control to the homeowners. In a finished community, the question is whether the reserves are funded for the next roof, road and pool resurfacing.
School assignment is the piece we would not guess at here. When we ran points through the New Hanover County Schools attendance zone lookup on October 26, 2026, RiverLights did not come back with one answer: the center of the community and its northern end returned different elementary and middle school assignments. Autumn Hall returned schools that are not the ones commonly named in material written about the area. Boundaries in this county get redrawn as schools open and neighborhoods fill in, and the data behind the public map still carries labels from earlier school years. If schools drive your decision, verify the assignment for the exact address with the district before your due diligence period ends rather than trusting any guide, including ours. The other honest caveat: the price figures above are our neighborhood-level medians from early 2026, not September closings, so treat them as the shape of each market rather than this month’s number.
Related questions people also ask
Is RiverLights still being built?
Yes. New phases and neighborhoods release on a regular schedule, several builders are active in the community, and the Marina Village commercial area is still adding tenants. That means you can choose between a move-in ready home and buying a homesite to build, and it also means you should expect construction activity and changing dues as more amenities come online.
Can you buy new construction in Autumn Hall?
Occasionally. Autumn Hall is a small recorded subdivision according to the New Hanover County subdivision record read in October 2026, and most of what trades there is resale of custom-built homes, though a handful of remaining homesites and newer builds do come up. Because the supply is that thin, buyers who want Autumn Hall specifically usually need to be patient and ready to move quickly when something lists.
Which one holds value better?
Nobody can promise you that, and we will not. What we can say is that the two have different risk profiles: Autumn Hall’s limited lot count and proximity to Wrightsville Beach restrict supply, while RiverLights still has phases to deliver, which means new inventory competes with resales for a while yet. Ask us to show you actual closed sales in each community for the past twelve months before you draw a conclusion.
Before you tour either one, write down your real budget and the one thing you are not willing to give up, whether that is walking to the ocean, a brand-new house, or a finished neighborhood. Then let us pull the last twelve months of closed sales and the current HOA budget for both communities so you are comparing the same things. Schedule a consultation and we will go through them with you side by side.
