Winnabow
Your complete guide to Winnabow, the unincorporated stretch of Brunswick County on US 17 where one ZIP code covers four different school assignments.
Neighborhood Overview: Winnabow homes for sale
Winnabow is not a town. It is an unincorporated community in Brunswick County, and when we queried the Census Bureau’s TIGERweb place layer for a place named Winnabow on October 28, 2026, it returned nothing: no town limits, no census-designated place, no town hall, no municipal tax rate. What it has instead is a crossroads where US 17 meets NC 87 and a ZIP code, 28479, that does a great deal of work.
That ZIP is the thing to understand first. In the 2020-2024 American Community Survey, ZIP code tabulation area 28479 held 6,581 people, margin of error 982, in 2,624 occupied housing units, 2,186 of them owner occupied, with a median home value of $327,000 plus or minus $30,487. Those are area figures, not Winnabow-proper figures, because there is no Winnabow proper to measure.
The ground it covers runs from the Leland line down past Town Creek toward the Cape Fear River. Brunswick Town and Fort Anderson, the colonial port razed in 1776 and the Confederate fort built over it, share a Winnabow address at 8884 St. Philip’s Road SE. So do subdivisions off US 17 that were fields five years ago. Treat Winnabow as a postal area with several personalities, not a neighborhood with one.
Home Price Ranges
On October 28, 2026 we paged through all seven pages of Coldwell Banker’s Winnabow search. Of 203 unique records, 92 were active, and 71 of those carried a Winnabow NC 28479 address: 54 single family, 7 land, 6 manufactured and 4 townhouse. The rest were labelled Leland, the ZIP boundary bleeding.
Across the 64 priced residential listings, asking prices ran from $200,000 to $1,950,000, median list price about $340,000. The floor is a 1,440 square foot three bedroom on SE River Road, listed 264 days. In between, 17 sat under $300,000, 35 between $300,000 and $450,000 and 12 above. That middle band is the Winnabow market.
Twenty-nine of the 64, about 45 percent, are new construction, so a resale here is priced against a builder’s rate buydown whether its seller planned for that or not, and 57 of the 70 pending Winnabow records were new construction too. Median days on market across the actives was 64, faster than the county: our Brunswick County market update puts the county median sale price at $394,000 for the three months to September 2026, with 93 days on market against 64 a year earlier.
Land trades separately: seven lots from $61,000 to $1,575,000. Against Leland, Winnabow buys more ground and gives up town services, against Bolivia it sits ten minutes closer to Wilmington, and against Brunswick Forest you trade the gate for acreage and a lower tax bill.
Lifestyle & Community
History and woods, mostly:
- Brunswick Town / Fort Anderson State Historic Site, 8884 St. Philip’s Road SE, Tuesday through Saturday 9 a.m. to 5 p.m., colonial foundations and Confederate earthworks on a trail above the Cape Fear River
- Brunswick Nature Park, a county park open 8 a.m. to dusk year round, with a trail guide and a picnic pavilion to rent
- Town Creek Park, the county’s other park on this side of Brunswick, with trails and a shelter
- Brunswick Community College, 50 College Road NE in Bolivia, about 19 minutes south
What Winnabow does not have is a commercial center. No grocery store, no restaurant row, no walkable block. The everyday run is Leland, about 15 minutes north on US 17. Buyers choose Winnabow for land, quiet and a short drive into Wilmington.
Schools & Education
Read this twice. Winnabow is served by Brunswick County Schools, but a 28479 address does not tell you which schools. On October 28, 2026 we ran 20 real Winnabow addresses from current listings through the district’s own Edulog attendance lookup. They came back four different ways:
- Bolivia Elementary (state code 304), South Brunswick Middle (335) and South Brunswick High (334) for 12 of the 20, including Evening Walk NE and Blacktip Drive SE.
- Belville Elementary (302), Leland Middle (316) and North Brunswick High (326) for five, including Gorse Drive and St Kitts Way.
- Town Creek Elementary (339) and Town Creek Middle (341) for three, with North Brunswick High on Scaup Way and Jasper Forest Trail and South Brunswick High on Dove Haven Lane SE.
The performance picture is mixed and we would rather say so. In the Department of Public Instruction’s 2025-26 release, South Brunswick Middle carries a School Performance Grade of D, a growth status of Not Met and a growth index of -4.95, and it is the only one of these schools on the state’s 2025-26 low-performing designations, flagged continually low-performing for 2025-26 and 2023-24. North Brunswick High did not meet growth either, at -3.17. Leland Middle exceeded growth at 6.84, Town Creek Middle at 2.65 and South Brunswick High at 2.20, and the three elementaries met growth.
The state defines low-performing as a grade of D or F, so the schools here off the 2025-26 list graded C or better. Run the address through the district lookup, not the ZIP. In Winnabow that one step can move a family between two high schools.
Getting Around
Winnabow runs on two roads. US 17 is the four-lane spine between Wilmington and the Brunswick beaches, and NC 87 heads south from the crossroads toward Southport. The distances below are approximate, from OpenStreetMap routing on October 28, 2026 at the US 17 and NC 87 junction, and summer beach traffic runs longer. Leland is about 9.5 miles and 15 minutes, downtown Wilmington about 13 and 21, ILM about 16 and 28, Southport about 18 and 27, the Oak Island bridge about 19 and 29.
That 21-minute figure is the quiet argument here. It is closer to Wilmington than Bolivia or Shallotte and cheaper than Leland, and it is cheaper because nothing is walkable and the bridge traffic is yours every morning.
We queried NCDOT’s active construction service today. Four contracts were active anywhere in Brunswick County and none sits on the US 17 or NC 87 stretch through Winnabow, the nearest being R-5021, widening NC 211 from SR 1500 (Midway Road) to NC 87, at 73.2 percent complete. The traffic here is growth, not a work zone.
What Buyers Should Know
Most of Winnabow is out of the flood zone, and the exceptions are where you would expect. We queried the FEMA National Flood Hazard Layer at 53 Winnabow listing locations on October 28, 2026. Fifty-two returned Zone X, an area of minimal flood hazard; one, Liberty Landing Road SE, returned Zone AE with a base flood elevation of 9 feet. At the water it changes: Brunswick Town on the Cape Fear River returned Zone VE at 13 feet. Pull the determination on the parcel, because the creeks reach further inland than the subdivisions suggest.
Insurance is the line item that has moved, not the tax bill. The Insurance Commissioner and the Rate Bureau settled the homeowners case on January 17, 2025. The Bureau had asked 42.2 percent statewide, with as much as 99.4 percent in some areas; the settlement approved 7.5 percent on June 1, 2025 and another 7.5 percent on June 1, 2026, nothing above 35 percent in any territory, and no new filing before June 1, 2027. On a rental or second home the dwelling side is worse. Read the wind and hail deductible before you remove due diligence.
Being unincorporated cuts both ways. You pay Brunswick County’s 0.342 per $100 of value and nothing on top. The county calls 0.3420 its Fiscal Year 2025 rate, July 1, 2025 through June 30, 2026, and carries the same figure in its 2026 column, while Leland adds 0.25 and Belville 0.15. On a $340,000 house that is worth roughly $850 a year. What you give up is town services, and the Brunswick County Unified Development Ordinance, last revised October 19, 2026, decides use and buildability. If a short-term rental is the plan, that ordinance and the covenants settle it.
Water, sewer, wells and septic depend on the parcel. There is no municipal utility here. Brunswick County Public Utilities serves the area its system reaches, and the county publishes a service area map, which is the document to read before you assume a connection. Where it does not reach, a well and a septic field are normal and both deserve an inspection. The county’s Northwest Water Treatment Plant expansion and reverse osmosis upgrades were still under construction when we read the page today.
Growth is the context for all of it. The Census Bureau’s Vintage 2024 estimates put Brunswick County at 136,689 people on April 1, 2020 and 167,112 by July 1, 2024, a gain of 22.3 percent against 7.8 percent in New Hanover. Winnabow sits on the corridor that growth travels, which is why 45 percent of its active listings are new construction. The field across the road may not stay a field.
