Neighborhood Overview: Castle Hayne homes for sale

Castle Hayne is the northern end of New Hanover County, and it is unincorporated. No town hall, no mayor, no municipal tax rate. The county runs everything, which keeps the tax bill low and means nobody is closer than the county commission when something needs fixing.

The name covers two places. The Census Castle Hayne CDP is small, 4.76 square miles with 897 residents in the 2020 to 2024 American Community Survey. The 28429 ZIP is what people mean: about 41 square miles from the Wilmington city line to the Pender line, with 9,662 residents. All 148 listings we read carried a 28429 address, so that is the footprint we use.

The housing stock shows a farming community being absorbed by a city. ACS counts 4,269 units in 28429, 3,482 of them single-family detached and 463 mobile homes, median year built 1993, 86.1 percent owner-occupied. On the ground: old parcels with acreage and a well, 1990s subdivisions off Holly Shelter and Blue Clay, a gated riverfront community, and a wave of new townhomes. This is the last part of the county where you can still buy land, and that is why it is changing fast.

Home Price Ranges

On the Coldwell Banker Castle Hayne page, read in full on October 11, 2026, there were 113 active listings and 35 pending. Of the 97 active homes, 96 carry a published price, running $239,900 to $1,399,990 with a median asking price of $459,469. The 97th shows $1, a data error we left out.

The split between new and resale runs backwards from most markets. Fifty-six of the 97 active homes are new construction at a median asking price of $433,376, while the 40 resales sit at $579,250. The reason is product: new builds here are heavily townhomes, and resales include older houses on acreage and riverfront lots. Townhomes account for 28 listings, $262,000 to $899,900, and 16 land listings run $145,000 to $990,000.

Homes take time to sell here. Median days on market across the active homes was 91. Countywide the median sale price was $448,000 for the three months ending August 2026, down 3.5 percent year over year, with 58 days on market against 37 a year earlier, per our New Hanover County market update. One number confuses people: the ACS 2020 to 2024 median home value for the 28429 ZCTA is $239,200, about half of today’s asking prices, because it averages five years of every home in the ZIP, mobile homes included. Lifestyle & Community

Castle Hayne is not a destination. Daily life here is outdoors, at the ball fields or on the river.

  • Northern Regional Park, 4700 Old Avenue. Two lighted multi-purpose fields, two lighted tennis courts, a playground and rentable shelters. The all-wheels pump track opened this year, and an expansion adding two more fields is due in late summer 2026 (New Hanover County Parks and Gardens).
  • Blue Clay Bike Park. A county park off Blue Clay Road with a mountain bike trail network, about eight minutes from the junction.
  • River Bluffs. A gated riverfront community on the Northeast Cape Fear, sales center at 3571 Hansa Drive, with a riverwalk of more than half a mile, a marina, pool, community farm and the Riverside Kitchen and Bar. Homesites start at $150,000 and homes are advertised from the $600s to $2.5 million (riverbluffsliving.com, October 11, 2026).
  • Riverside Park. A small county park with a rentable event building and a gazebo over the river.
  • Cape Fear Optimist Park. Four softball fields, a baseball field and a T-ball field, the youth sports hub up here.
  • The James Innes marker. State marker D-90 stands at the US 117 and NC 133 junction, for the colonial officer who died near here in 1759 (NC Department of Natural and Cultural Resources).

For a sit-down dinner, a bookstore or a movie, you are driving to Wilmington. That is the trade.

Schools & Education

We ran the district’s own 2026-27 boundary layers, behind the New Hanover County Schools locator, against 309 points inside the CDP and 841 across the 28429 ZIP on October 11, 2026. The answer is unusually clean.

  • Castle Hayne Elementary, K-5, 3925 Roger Haynes Drive. Assigned at 305 of 309 CDP points and 91.3 percent of the ZIP. Opened 2009.
  • Holly Shelter Middle, 6-8, 3921 Roger Haynes Drive. Assigned at 99.6 percent of ZIP points, capacity 934. It sits next door to the elementary, so K-8 happens on one road.
  • Emsley A. Laney High, 9-12, 2700 N. College Road. Assigned at 93.2 percent of ZIP points, about 20 minutes south.
  • The southern edge differs. Near the city line, 8.3 percent of our ZIP points returned Wrightsboro Elementary and 6.5 percent New Hanover High. Buying down there, check the address.

On results we give you what the state published rather than a rating site. In the NC DPI 2025-26 data none of the three assigned schools appears on the low-performing list, while 5 of the district’s 40 graded schools do. Growth: Castle Hayne Elementary Met, with mathematics Exceeded; Holly Shelter Met; Laney Not Met at minus 6.53. Grade-level proficiency: Castle Hayne Elementary 58.2 percent reading and 74.1 percent math against a state reading figure of 55.7 percent, Holly Shelter 56.4 and 57.3 percent, Laney 38.0 percent in NC Math 1. The state report card site returned a server error every time we tried it, so we quote no letter grade we did not read.

Getting Around

Castle Hayne is closer to Wilmington than people expect. These are approximate road-routing estimates from the US 117 and NC 133 junction, computed October 11, 2026.

  • Downtown Wilmington 9.3 miles, about 18 minutes. Mayfaire 11.0, UNCW 11.1, Novant NHRMC 13.4.
  • Wilmington International Airport 7.1 miles, the shortest airport run of any community we cover.
  • Wrightsville Beach 13.8 miles, about 21 minutes. Carolina Beach 23.7 miles, about 37 minutes.
  • GE Hitachi Nuclear Energy at 3901 Castle Hayne Road, 2.7 miles. It announced about 500 added jobs at that campus in October 2022 (WilmingtonBiz, October 21, 2022).
  • Hampstead and Burgaw are both 14.8 miles, a true midpoint between Wilmington and Pender County.

The routes are US 117 and NC 133 south into the city, I-140 for the bypass, Holly Shelter and Blue Clay east and west. There is no public transit worth planning around, and the two-lane stretches back up at school and shift times.

What Buyers Should Know

Flooding is the big one. Sampling the county’s 2025 flood hazard layer on October 11, 2026, 44.5 percent of points inside the Castle Hayne CDP fell in a Special Flood Hazard Area, almost all Zone AE, with 5.2 percent in the regulatory floodway. Across the 28429 ZIP it is 34.2 percent. The Northeast Cape Fear River and its creeks run through this community, so flood insurance will be a lender requirement on many parcels. Check the parcel before you offer. Both schools and the junction itself sit in Zone X.

Well water deserves a hard look. In February 2026 the Cape Fear Public Utility Authority met at Castle Hayne Elementary about extending water mains to neighborhoods still on private wells, after PFAS was found in some of them. The named areas include Alandale, Arlington, Brentwood, Garden Place, Hanover Gardens, Rockhill and Wrightsboro Acres, and the grant-funded work is due to finish by mid-2028 (WECT, February 10, 2026). If a home is on a well, ask for recent test results. Outside the newer subdivisions, expect septic and a permit records check too.

Taxes are the best part. An unincorporated parcel pays 0.3020 plus 0.0040 debt service plus the 0.0725 fire district rate, or 0.3785 per $100 of assessed value, on the county’s published 2026 schedule. Commissioners held the combined county rate at 30.6 cents for fiscal 2026-27.

Insurance is cheaper here than at the coast, not cheap. The January 2025 settlement between the Insurance Commissioner and the NC Rate Bureau raised statewide base homeowners rates 7.5 percent on June 1, 2025 and again on June 1, 2026. The 16 and 15.9 percent beach-area increases in New Hanover, Brunswick and Pender do not apply here, 14 miles inland. Expect a percentage wind and hail deductible anyway.

Growth is arriving all at once, and the roads have not caught up. The county’s subdivision layer, queried October 11, 2026, shows 43 subdivisions inside 28429 carrying 4,760 recorded lots and units plus 3,580 more in preliminary status, led by Sidbury 187 at 1,751 units and Avenue One at 1,462. The Wilmington MPO still lists the Castle Hayne Road widening as construction delayed. Buy here understanding that the field across the road may not stay a field, and that outside River Bluffs and the newer townhome communities most properties have no HOA at all.
