The 2026 conforming loan limit in New Hanover County is $832,750 for a one-unit home, and the same figure applies in Brunswick and Pender. Borrow more than that on a single-family house and you are in jumbo territory, which means different underwriting and sometimes a different rate.
Most buyers here never touch the limit. The median sale price in New Hanover County for the three months ending September 2026 was $464,000, so the conforming ceiling sits far above the typical purchase. Where it bites is the top of our market: Landfall, Wrightsville Beach, Figure Eight Island, Bald Head Island, the deep-water houses on Masonboro Sound and the larger new builds in Hampstead and Porters Neck.
The limit is set by the Federal Housing Finance Agency and it is the largest loan Fannie Mae and Freddie Mac will buy. That is the whole mechanism. A loan at or below the limit can be sold into that market, which is why it is priced and underwritten the way it is. Above it, your lender is either keeping the loan or selling it somewhere else, and the terms reflect that.
What the 2026 numbers are for our three counties
New Hanover, Brunswick and Pender all sit in the Wilmington, NC metropolitan area, and all three carry the baseline limit rather than a high-cost adjustment. We pulled the figures below from the FHFA’s own county-by-county file for calendar year 2026 on November 3, 2026.
- One-unit conforming limit, New Hanover, Brunswick and Pender counties, 2026: $832,750 FHFA Conforming Loan Limits for Calendar Year 2026, all-counties file, read November 3 2026
- Two units: $1,066,250. Three units: $1,288,800. Four units: $1,601,750 FHFA Conforming Loan Limits for Calendar Year 2026, read November 3 2026
- FHA one-unit floor nationally: $541,287, with a high-cost ceiling of $1,249,125, effective for case numbers assigned on or after January 1, 2026 HUD No. 25-145, December 11 2025
- New Hanover County median sale price: $464,000 Tidal Realty Partners New Hanover County market update, three months ending September 2026
- 30-year fixed rate: 7.24 percent Freddie Mac Primary Mortgage Market Survey, week ending October 29 2026
One clarification that saves people a lot of worry: the limit applies to the loan, not to the price. With 20 percent down, $832,750 of financing supports a purchase of about $1,040,900. A buyer putting 25 or 30 percent down on a Wrightsville Beach house can stay conforming well past a million dollars. If you are near the line, the size of your down payment is the lever.
What actually changes when you cross into jumbo
Three things, usually. Underwriting tightens, with lenders commonly asking for more reserves, a stronger credit profile and more documentation on income than a conforming file needs. Down payment minimums go up, so the 5 or 10 percent options that exist in the conforming world generally do not. And pricing moves, though not always in the direction people expect.
That last point is worth sitting with. Jumbo rates are not automatically higher. Banks and credit unions that keep jumbo loans on their own books sometimes price them aggressively to win the relationship, and we have watched buyers get a better jumbo quote than their conforming quote in the same week. The honest advice is to get both quotes rather than assume. Our weekly mortgage update tracks where the conforming 30-year sits so you have a baseline to compare against.
The December wrinkle
FHFA announces the next year’s limits in late November, and the new figures apply to loans in the following calendar year. The 2026 limits we cite above were announced on November 25, 2025. If you are shopping in December at a price that puts your loan just over the current limit, ask your lender whether waiting for a January closing changes your loan from jumbo to conforming. Sometimes the calendar does the work that a larger down payment would otherwise have to do.
The same logic runs the other way for sellers at the top of the market. A buyer who needs to finance above the limit is shopping in a smaller pool, which is one reason houses priced between roughly $1 million and $1.5 million in Landfall and on the beaches tend to sit longer than the county median suggests.
What about FHA and VA?
FHA uses its own limits, set by county and metro area rather than one national number. HUD set the 2026 one-unit floor at $541,287 and the high-cost ceiling at $1,249,125, effective for case numbers assigned on or after January 1, 2026. We could not pull HUD’s specific figure for the Wilmington metro from its lookup tool today, so rather than guess at it we will say what we tell clients: ask your lender to run the county limit for the exact property, because it is the one number that decides whether an FHA offer is even possible at that price.
VA is different again. Since the Blue Water Navy Act took effect, a veteran with full entitlement has no county loan limit on a VA purchase, which is part of why VA financing is so useful at the upper end of our market. Entitlement that is partly used on another property is a separate calculation your lender has to run.
The limit is a clean number, and almost everything around it is not. Lenders set their own jumbo overlays, so two banks can give you different answers on the same file in the same week. Second homes and investment properties price worse than primary residences at every loan size, and a lot of our upper-bracket purchases are second homes. Condominiums at the beach add project approval questions that can matter more than the loan limit. And none of this tells you whether the house is worth the price, which is the part we can actually help with. If a lender tells you the loan limit forces a specific decision, get a second quote before you accept it.
Related questions people also ask
What is the conforming loan limit in Brunswick and Pender counties?
The same as New Hanover: $832,750 for a one-unit property in 2026, according to the FHFA’s county-by-county file for calendar year 2026, read November 3, 2026. All three counties sit in the Wilmington metropolitan area and carry the baseline limit rather than a high-cost adjustment. The limits for larger properties are $1,066,250 for two units, $1,288,800 for three and $1,601,750 for four.
Is a jumbo loan harder to get in Wilmington?
It is a different file rather than a harder one, though it is stricter. Lenders generally ask jumbo borrowers for more cash reserves, a larger down payment and stronger credit than a conforming loan requires, because the loan is not being sold to Fannie Mae or Freddie Mac. Rates are not automatically worse, and banks that keep jumbo loans in their own portfolio sometimes quote better than the conforming market. Get quotes from at least one national lender and one local portfolio lender before deciding.
Does the conforming loan limit apply to the purchase price or the loan amount?
The loan amount. The 2026 limit of $832,750 for a one-unit home in New Hanover County, from the FHFA county file read November 3, 2026, is the largest loan that can be sold to Fannie Mae or Freddie Mac, not a cap on what you can pay for a house. With 20 percent down, that limit supports a purchase of roughly $1,040,900, and a larger down payment pushes the purchase price higher while keeping the loan conforming.
If you are shopping anywhere near a million dollars here, get a conforming quote and a jumbo quote from different lenders before you write an offer, and ask each one what down payment would keep you under $832,750. Send us the two quotes and the house you are considering, or schedule a consultation and we will tell you where that price sits against what has actually sold nearby.
