What Do Homes Cost in Landfall, Wilmington NC?

Landfall's median sale price was $1,394,609 over the three months ending September 2026, about $515 a square foot. Here is what that buys.

The short answer

Over the three months ending September 2026 the median home sale in Landfall was $1,394,609, or about $515 a square foot (Redfin, Landfall neighborhood page, read October 30, 2026). The working range inside the gates runs from the mid $700,000s for a patio home to over $3 million on the Intracoastal Waterway.

That spread is the real answer to the question, and it is wider than almost anywhere else in Wilmington. Landfall covers roughly 2,200 acres off Eastwood Road and it filled in over four decades rather than in one builder’s phase plan. A 2,058 square foot patio home and a 5,586 square foot waterfront estate sit behind the same manned gate, and the difference between them is measured in millions.

So when a buyer asks what homes cost in Landfall, the number that matters is not the median. It is where in the community the house sits, what it looks out on, and when it was last touched. We tell buyers to stop reading the neighborhood average and start reading the closings.

What the September numbers actually say

Landfall had a strong quarter while New Hanover County did not, and both facts are true at once.

By the numbers

  • Median sale price $1,394,609, up 17.7 percent year over year Redfin, Landfall neighborhood, three months ending September 2026, read October 30, 2026
  • Median $515 per square foot, up 18.1 percent year over year Redfin, Landfall neighborhood, September 2026
  • 28 homes sold in September, against 30 a year earlier Redfin, Landfall neighborhood, September 2026
  • Median 39 days on market, down from 60 a year earlier Redfin, Landfall neighborhood, September 2026
  • Homes sold at 97.7 percent of list price, with 11.1 percent closing above list Redfin, Landfall neighborhood, September 2026
  • New Hanover County median $464,000, down 1.3 percent, 61 days on market, 1,251 active listings and two of every five carrying a price cut Our New Hanover County market update, September 2026 data

Read those two blocks together. The county median slipped 1.3 percent and the typical Wilmington home now takes 61 days. Landfall went the other way on both counts. The uncomfortable part is why, and we get to that below.

What recently sold, street by street

These are actual Landfall closings from Redfin’s record of the neighborhood, read October 30, 2026. They do more for your budget than any average.

  • 1846 Glen Eagles Lane, $745,000 on September 18, 2026. Three bedrooms, two baths, 2,058 square feet. It sold at its full list price after 162 days.
  • 1220 Great Oaks Drive, $950,000 on September 21, 2026.
  • 7230 Saddleworth Trail, $999,500 on September 22, 2026.
  • 813 Gull Point Road, $1,015,000 on September 30, 2026, about 3 percent under its $1,050,000 list after 61 days.
  • 2110 Stillwater Place, $2,040,000 on September 29, 2026. Four bedrooms, 3,960 square feet, roughly 9 percent under its $2,239,000 list after 103 days.
  • 1633 South Moorings Drive, $2,600,000 on October 20, 2026. Four bedrooms, 5,139 square feet.
  • 1320 Landfall Drive, $3,200,000 on September 14, 2026. Five bedrooms, 5,586 square feet.
  • 805 Wild Turkey Place, $3,220,000 on September 27, 2026, about 5 percent under its $3,399,500 list after 234 days.

Glen Eagles Lane and Wild Turkey Place are in the same community, four months and $2.5 million apart. Both are Landfall. If your budget is under a million, the homes you are shopping are interior lots and patio homes on streets like Glen Eagles and Saddleworth. If you are shopping the fairway and waterway lots, you are in a different market that happens to share a gate, and the Landfall guide walks through how view and frontage move value here.

What you pay on top of the price

Three carrying costs catch out-of-state buyers, and only one of them is the mortgage.

First, the payment itself. Freddie Mac put the 30-year fixed at 7.24 percent for the week ending October 29, 2026. Twenty percent down on a $1,394,609 house leaves a $1,115,687 loan, which is roughly $7,600 a month in principal and interest alone, before taxes, insurance or dues.

Second, the association and the club are two separate bills. Landfall has an established master association covering security, common areas and trails, and membership in the Country Club of Landfall is optional and sold in tiers. Plenty of residents never join. We wrote about whether the Landfall dues and club fees are worth it rather than repeat that math here.

Third, flood. First Street’s model, published on Redfin’s Landfall page, puts 20 percent of Landfall properties at some risk of severe flooding over the next 30 years. In New Hanover County the median single-family flood policy runs $791 a year outside the high-risk zones and $1,253 inside A and AE, on FEMA’s own policy file for coverage effective on or after September 1, 2025. Whether an address is inside the City of Wilmington limits also changes the Community Rating System discount applied to that premium, so we check the jurisdiction address by address. Our Wilmington flood zone and flood insurance guide has the zone and town tables.

Where this gets complicated

Do not read Landfall’s 17.7 percent gain as your house gaining 17.7 percent. Landfall closed 28 homes in September. On a sample that size, two or three waterway sales in the $3 million range pull the median hard, which is exactly what the recent closing list shows happened. The county median fell 1.3 percent over the same period. The other soft spot is that 39-day median: Wild Turkey Place took 234 days and Glen Eagles Lane took 162. Above roughly $2 million, plan on two to three times the published median, and price to the last 60 days of closings rather than to what your neighbor listed at in the spring.

Related questions people also ask

Do you have to join the country club to buy a home in Landfall?

No. Membership in the Country Club of Landfall is separate from the master association and is sold in tiers, so a buyer can own a home behind the gates without joining the club at all. Many residents do join, because the two golf courses, the tennis and pickleball complex and the clubhouse dining are the reason they chose the community. Ask for the current membership tiers and the initiation structure in writing before you assume a number, because the club sets those and they change.

How long do homes in Landfall take to sell?

The median was 39 days over the three months ending September 2026, down from 60 days in the same period a year earlier, according to Redfin’s Landfall neighborhood data. That median is pulled down by the under-million homes, which move fastest. Individual high-end closings in the same stretch sat on the market for 103, 162 and 234 days, so the higher your price, the longer you should plan for.

Is anything in Landfall available under $700,000?

It happens, but it is rare and it is usually a smaller patio home or an attached home on an interior street rather than anything on a fairway or the water. The lowest single-family closing we can point to in Redfin’s September 2026 record for Landfall is $745,000, and it took 162 days to sell at full list price. If your ceiling is under $700,000 we would show you Landfall alongside Mayfaire, Autumn Hall and Ogden rather than pin your search to one gate.
