The short answer

Living in Shallotte means living in a small working town of about 4,639 people that holds the groceries, the hardware and the pharmacies for every beach community at the west end of Brunswick County. You give up ocean views and an easy Wilmington commute, and you get errands that take twenty minutes, insurance that costs less than it does across the waterway, and Holden Beach or Ocean Isle Beach about nineteen minutes from your driveway.

Shallotte straddles US 17 and the Shallotte River about a third of the way from Wilmington to Myrtle Beach. The people happiest here are the ones who wanted the coast without the resort: retirees who want a hospital and a Walmart close by, families priced out of the islands, and second-home owners who figured out that a mainland address nine miles from the sand costs a fraction of one on it.

The people who struggle here are the ones who pictured a beach town. Main Street is not a waterfront promenade. It is the service counter for the west end, and it is busy on a Saturday because four beaches are doing their shopping on it.

What does a week in Shallotte actually look like?

Small and steady. The town covers 10.03 square miles, has its own police and fire departments, and its own directory lists 48 places to eat inside the town limits, which is a lot of restaurants for fewer than 5,000 residents. Most of those customers drive in from the beaches, which tells you exactly how the local economy works.

Your week runs on a handful of places. Mulberry Park has the playground, the amphitheater and the community garden. Shallotte District Park at 5550 Main Street, run by Brunswick County Parks and Recreation, holds the tennis, basketball, baseball and soccer. The Riverwalk and Riverside Park sit on the Shallotte River, and Rivers Edge Golf Club off NC 179 is the address behind the top of the local price sheet. Inlet View Bar & Grill on Village Point Road sits on the water rather than the strip. Our Shallotte community guide has the longer list, with the listing and tax figures below.

The calendar is Market-Fest at the Riverwalk, a summer concert series and a Christmas parade. Nobody moves to Shallotte for nightlife. People move here because the errands are short and the beach is not a day trip.

What it costs to live here

Your tax bill has two lines. Brunswick County bills 0.342 per $100 of assessed value and the Town of Shallotte adds 0.31, a combined 0.652 percent on the tax year 2026 table. On the Census median home value for the town, $349,500 in the 2020 to 2024 American Community Survey, that is roughly $2,279 a year.

Insurance is where being inland pays you. ZIP 28470 sits in Territory 140, the eastern coastal band, under the North Carolina Rate Bureau’s territory definitions. In the Insurance Commissioner’s settlement with the Bureau, homeowners rates there went up 10.5 percent on June 1, 2025 and 10.1 percent on June 1, 2026. Beach territory 120, across the waterway, absorbed 16 percent and 15.9 percent on those same dates. That gap is real money every year, and it is the single strongest financial argument for a mainland address. Our guide to coastal homeowners insurance walks through how the wind and hail deductible is actually calculated, because that is the part of the policy that bites after a storm.

One local detail worth a phone call: the Shallotte fire department holds an ISO Public Protection Classification of Class 2, improved from a 4, and the town reports it is one of only 15 departments at that level among 1,533 rated statewide. Not every carrier updates its tables quickly, so ask yours whether it has you at Class 2.

Flood is a river question here, not an ocean one. About 12.6 percent of the town is in a Special Flood Hazard Area, almost all of it Zone AE along the two rivers, with another 6.2 percent in the 0.2 percent annual chance band and roughly 81 percent outside both. That means the determination on one specific parcel matters enormously: in the town limits the median single-family flood policy runs $528 a year outside the mapped hazard area and $1,285 in Zone A or AE, from FEMA’s own policy data for policies effective on or after September 1, 2025. Pull the determination before due diligence ends. Our flood zone and flood insurance guide explains what an elevation certificate changes.

The commute is the thing to test before you buy

The beaches are the short trips. By OpenStreetMap routing on September 28, 2026, Ocean Isle Beach is about 9 miles and 19 minutes, Holden Beach about 11 and 19, Sunset Beach about 14 and 22, and Calabash about 15 and 22. Novant Health Brunswick Medical Center in Bolivia, the nearest hospital, is about 13 miles and 23 minutes.

Wilmington is a different story. Downtown is about 34 miles and 50 minutes, its airport about 40 miles and 63 minutes, and Myrtle Beach about 42 and 61 minutes the other way. Those are free-flow numbers, and neither road project on the books changes them soon: NCDOT has US 17 superstreet work in Brunswick County continuing as funding allows, and the Carolina Bays Parkway Extension, project R-5876, is funded for planning and environmental study only.

So we will say the unhelpful thing out loud. If you need to be in Wilmington three or four days a week, Shallotte is the wrong town and our Leland guide is the better place to start. We would rather lose the sale than sell you a 100-minute round trip you will resent by February.

Schools: the assignment is not uniform

Shallotte is served by Brunswick County Schools, and which elementary school you are assigned to depends on your street. Clipping the county’s attendance zone layers to the town boundary on September 28, 2026, about 59 percent of the town’s land area goes to Supply Elementary and 41 percent to Union Elementary. Two addresses a mile apart can land in different schools. Shallotte Middle covers about 90 percent of the town and West Brunswick High in Shallotte covers all of it.

The performance numbers are mixed and we would rather state them than skip them. In the North Carolina Department of Public Instruction 2024-25 School Performance Grades, Union Elementary earned a B with a score of 76 and exceeded its growth target, Shallotte Middle a C with 60, West Brunswick High a C with 62, and Supply Elementary a D with 49, with the last three missing growth. If you have elementary-age children, which side of that boundary your address falls on is a real question, not a detail. Confirm any assignment with Brunswick County Schools in writing rather than trusting a listing sheet.

Where this gets complicated

Two things could change your math after you close. First, Brunswick County’s next revaluation takes effect January 1, 2027, so every assessed value in town resets and the rate that follows it has not been set. A 0.652 percent bill on today’s value is not a promise about next year’s. Second, water. Brunswick County Public Utilities stepped from a Stage 2 mandatory to a Stage 1 voluntary conservation alert on August 31, 2026, and as of late September that alert, extreme drought and a burn ban were all still posted while the county finishes expanding its Northwest Water Treatment Plant. If you are planning irrigation, a pool or a new build, ask about capacity first. And because 84 of the 147 active homes were new construction, your real comparison is usually a builder against a resale two streets over, where the builder can buy your rate down and the resale seller cannot.

Related questions people also ask

Is Shallotte a good place to retire?

For a lot of retirees, yes, and the reasons are practical rather than scenic. The nearest hospital, Novant Health Brunswick Medical Center in Bolivia, is about 13 miles and 23 minutes away by OpenStreetMap routing on September 28, 2026, everyday shopping is inside the town limits, and four beaches sit within about 22 minutes. The trade-offs are an airport an hour away and a town that is quiet after dinner.

Does Shallotte flood?

Parts of it do, along the rivers rather than from the ocean. Clipping the Brunswick County GIS flood hazard layer to the town boundary on September 28, 2026, about 12.6 percent of the town’s land is in a FEMA Special Flood Hazard Area, almost all Zone AE along the Shallotte and Little Shallotte rivers, with another 6.2 percent in the 0.2 percent annual chance band. Because the exposure is so uneven, the flood determination on the individual parcel is what matters, not the town average.

How far is Shallotte from Wilmington?

About 34 miles and 50 minutes to downtown Wilmington, and about 40 miles and 63 minutes to Wilmington International Airport, on OpenStreetMap routing from September 28, 2026 with no traffic. Add real time in summer, when US 17 carries beach traffic. If you need Wilmington several days a week, look at Leland instead.

Your next step

Drive it on a weekday morning and again on a Saturday in season, then pull the flood determination and the school assignment on the specific address before you write an offer. If you want help reading those two documents against the price, and against what the builders a mile away are offering, talk it through with our team.
